Looking after your property portfolio is not just a job but our passion. Southern Rental Management LTD was formedby Scott Woods an active property investor himself. We understand why you have invested in property as a wealthcreation vehicle and treat the management of your property as if it was one of our own.

We know the importance of looking after your investment and the importance that you receive your return to coverexpenses and support your lifestyle. We believe in our service and skills to place and manage tenants in your propertythat we will give you our No Rent Arrears Guarantee* .

We know property management is a full time job so our company staff are available, 24hrs a day, seven days a week to work with you or sort out any issues quickly. Our staff are mobile and will come to your location at yourconvenience.

Our No Rent Arrears Guarantee*

If the tenant does not pay your rent we will pay it to you and you still receive your full payment. We then work withthe tenant to resolve the situation in the best interests for all.

This is our management promise to you!

*Conditions: This only applies to properties under our management and that we have selected the tenants to occupy. This does not applywhen property is vacant. This will be less management fees and any retained bond monies.

Our ServicesTenant Screening and Placement

We will find and select the right tenant for your property that also suits your tenant preference. We will completereference and credit checks to screen possible tenants as part of the placement procedure.

Starting of a Tenancy

Pre inspections (with video records) will be completed before the tenancy. Tenancy agreements will be completed.

We will collect the bond off the tenant and pay this to the Bond Centre on your behalf. Rent in advance will becollected and arrangements regarding handover dates will be organised by us.

End of a Tenancy

At the completion of a tenancy we will complete property checks, identify any issues arising from the tenancy andhave them addressed. Bond refunds and claims will be processed and filed with the bond centre on your behalf.

At the end of a tenancy we will provide you with a maintenance report of any issues that need to be addressed.

Rent Processes

Rent Collection and Processing

We will collect the rent from your tenants on the required day and record all transactions. Rent checks are completedby 7am every morning on the day they are due. We will provide statements of all transactions for your records andtaxation purposes. Owner disbursements are made every fortnight to your nominated account.

Rent Arrears

If the tenant misses a payment then rent arrears are dealt swiftly by our staff. We aim to contact the tenant by 8am onthe morning of the rent arrear so that the tenant does not have time to spend your money. We attempt to collect therent that day off the tenant in person.

If this does not occur our aim is to issue a 10 day notice on rent arrears within 24 hours in person to the tenant. Wethen work with tenants to catch up any rent arrears. If this does not occur we continue to mediation and then thetenancy tribunal to gain a money and possession order. Your income is protected by our No Rent ArrearsGuarantee* .

Rent Reviews

We will review rental rates every 6 months and advise you of how your property is placed in the current market and if an increase is in order.

Maintenance

Repairs and Maintenance

We can coordinate all maintenance and repair issues that arise on your behalf. These are dealt with quickly as per yourinstructions and so the tenant is not inconvenienced. We can organise outside contractors or advise you of the work that is required for your attention.

Property Enhancement

We will provide a yearly report of recommended work to keep your property in top condition and thus gain theoptimum rental return.

Our Fees

The fees that we charge at Southern Rental Management LTD as your Agent / Property Management for our services

at the following rates:

1. On all rents - 7.5 % plus GST

2. For regular inspections of the property - $ 40 plus GST

3. Arranging and supervision of repairs, maintenance, or renovations – 5 % of costs plus GST

4. Attendance of Mediation or Tribunal hearings - $ 30 plus GST

5. New tenancy advertising and arrangement fee - $ 120 plus GST
