Below is a possible scenario of how to use these areas, but please use the venues according to your needs.

Wedding Reception & Ceremony Policies

Security Deposit A non-refundable retainer fee/security deposit is required to reserve venue date as follows: $1000.00 per banquet room, $1000.00 per outside ceremony location, $1000.00 to reserve all rooms at the Manor View Inn. The remaining security deposit may be applied to satisfy any amounts owed by User to Country Barn after the reception, otherwise deposit will be returned by mail to bridal party within 14 days of reception. Payment Forms Prices are current and may be subject to change, all food and beverage quotes guaranteed for (45) days prior to the date of function. Please keep your original price sheet to guarantee that prices do not increase for your event. We prefer cash and check but will accept credit cards with a 3% surcharge for all payments after deposit. Deposit must come in the form of either cash or a check. Post-dated checks will not be accepted, and there is a fee of $50 for returned checks. Payment Schedule $5000.00 non-refundable venue retainer due 180 days prior to event date. 50% of the estimated total is due 90 days prior to the event, at user’s 90-Day Appointment, wherein they will give their final menu choices. Final fifty percent is due 5 days prior to event, at user’s 5-Day Appointment, where they will give Country Barn their final guest count. Final count is due no less than 5 days from the day of the event. User will be billed according to their final guest count. Any quoted prices may increase per person if user does not reach their minimum guest count. Use Fee Regular prices are for four-hour reception times. If more time is needed, user is required to pay a room rental fee of $1000.00 per hour. All events must end by 10:30 p.m., and clean-up must be completed within 30 minutes of end time to avoid additional room rental charges. Smoking Is not permitted in any Country Barn Facilities. Smoking is permitted in the designated areas: the gazebo in front of the Country Barn is to be used by Stable events, the gazebo behind the Country Barn is to be used by Loft events, and the side patio by the Manor View barn is to be used by guests of Manor View events. Alcohol The user is responsible for all guests who consume alcohol at their event. Country Barn reserves the right to deny any guest alcoholic beverages. Alcohol service must be terminated at the written scheduled end time of your event (bar use for 4 hours only). Alcohol consumption is limited to the inside Barn area. COUNTRY BARN REMINDS USER THAT IT IS UNLAWFUL TO SELL, FURNISH, OR GIVE OR TO PERMIT ANY OTHER PERSON TO SELL, FURNISH, OR GIVE AN ALCOHOLIC BEVERAGE TO A MINOR OR A VISIBLY INTOXICATED PERSON. User must provide liability and property damage insurance with the host liquor. Minimum coverage required (general aggregate, $1,000,000: per occurrence including property damage $1,000,000) Country Barn LLC, Manor View Inn and James D. Stauffer must be listed as additional insured. Noise Levels User agrees to cooperate with Country Barn to ensure that the music, sound, and/or noise level generated by the event will remain at an acceptable level at all times.

Menu All foods served buffet style. Menu choices today are representative of final selections and are subject

to change. Menu selection (90) days prior to event. We will bill according to final count. All food and non-

alcoholic beverages consumed must be purchased from and supplied by Country Barn. Country Barn will

prepare enough food based on your final count. Our buffets are set up and priced as “all you can eat” while we

are serving. If any food is kept by the client, an additional charge will be incurred.

Lost or Stolen Items Country Barn is not responsible for any items owned or used by users/guests before, during or after the event. Parking User and all guests and invitees must park in designated parking areas within the farm. Parking is prohibited on roadways and access drives. Cancellation Policy If user wishes to cancel the event, they will need to provide Country Barn with a cancellation letter signed by the person whose signature is on the contract. Security deposit is non-refundable. Winter Policy If user should wish to reserve the Loft for any date between December 15th and March 15th, they will be required to also reserve the Stable at the discounted rate of $2000 in addition to their Loft package. Decoration Restrictions All decorations within the Barn are subject to approval by Country Barn. No flame decorations or equipment, nails, thumb tacks, screws, glue, or staples are permitted. No decorations hanging from the fire sprinkler heads. Decorations are to be removed by the user immediately following the event. Country Barn is not able to ensure that the property will be available for decoration and set-up the day before the User’s event. If the property is not reserved the day before the event, Country Barn may, at its sole discretion, permit user to set-up and decorate. Otherwise, all set-up must be done the day of the event. Inspection Country Barn reserves the right to inspect and control all functions. Contract This event policies form and facility use agreement constitutes a license to use the buildings and/or grounds for the purpose specified herein and for the time specified herein. DJ DJ is not included for any wedding ceremony, other arrangements must be made with user’s DJ of choice for wedding ceremony. DJs do require a $100 security deposit, which Country Barn will credit back to user at 5-Day Appointment

Manor View Inn/Bed & Breakfast/Honeymoon Suite User is responsible for all reservations of the Honeymoon Suite and/or any other rooms at the Manor View Inn. If these accommodations are included with their package, user is responsible for notifying both Country Barn and the Manor View Inn of their choice to

Flowers By Jay If user’s chooses a package includes $1,000 worth of Flowers By Jay, user is responsible for notifying Country Barn and Flowers By Jay of their decision to utilize that part of their package. Jay’s services can be reserved by calling 717-872-1471. Force Majeure Condition Lessee agrees that Country Barn shall not be liable for losses, damages (including attorney fees and court courts) for detention, delay, conditions or failure to perform in whole or in part resulting from causes beyond its control, including , without limitation, acts of God, fires, or other casualties, weather conditions, power failures, strikes, riots, embargos, delays in transportation, activities conducted on other properties, inability to obtain supplies or requirements, or regulations of the United States government or any other civil authority, including any legislation regarding liquor license requirements. In the event Country Barn is unable to provide Lessee with access to the facilities for their intended use, for any reason, the sole obligation of Country Barn shall be to refund Lessee that portion of the Rental Fee actually paid to Country Barn. Country Barn LLC Alcohol Policy and User Agreement

Statement of Intent

We understand that some clients will desire to have alcoholic beverages as part of their event. We believe that

our policy will best ensure an enjoyable and memorable evening for you and your guests. Even though you may know

your guests well, the one guest bringing an inebriated friend could bring the whole evening down. What happens on

your big day is a reflection both of you and of Country Barn.

General Information

The User is responsible for all guests who consume alcohol at their event. Country Barn reserves the right to deny any guest alcoholic beverages. Alcohol service must be terminated at the written, scheduled end time of your event (bar use for 4 hours only). Alcohol consumption is limited to the inside Barn area. COUNTRY BARN REMINDS USER THAT IT IS UNLAWFUL TO SELL, FURNISH, OR GIVE OR TO PERMIT ANY OTHER PERSON TO SELL, FURNISH, OR GIVE AN ALCOHOLIC BEVERAGE TO A MINOR OR A VISIBLY INTOXICATED PERSON. Insurance Needed User must provide liability and property damage insurance with the host liquor. Minimum coverage is required (general aggregate: $1,000,000 per occurrence including property damage: $1,000,000), and Country Barn LLC, Manor View Inn and James D. Stauffer must be listed as additional insured. Bar Set-up Fee This includes ice, glassware, cups, fountain sodas, and a RAMP certified bar tender. No tip jar is allowed at the bar. Any

additional mixers or fruit are your responsibility.

Types of alcohol beverages permitted:

Beer (all varieties under 10% ABV): cans or bottles only -multiple varieties allowed

Wine (all varieties under 17% ABV): multiple varieties allowed, including champagne for the toast if user would

prefer champagne vs.a non-alcoholic sparkling toast

One type of hard liquor (not multiple flavors of the same type). Must be used with a mixer like soda or juice; may

not be served straight.

Additional Information

Alcoholic beverages must be delivered on the day of your event, no earlier than 8 a.m., and any unused beverages must

be removed at the close of your event.

Unused alcoholic beverages will be released back into the hands of a designated person in secured containers. Guests

may not carry out left-over alcoholic beverages. If you wish to distribute the left-over alcoholic beverages to guests or to

the wedding party, please do so at another location.

Alcohol is not permitted during rehearsals, ceremonies, or pre-wedding events. This includes members of the bridal

party in dressing rooms and elsewhere on the premises. Alcohol is not permitted inside Manor View B&B

All alcoholic beverages must be served by a bartender.

Alcohol consumption may begin at the start of the agreed upon hors d’oeuvres hour.

Bar service will close 30 minutes prior to your contracted venue time allowance, or at the end of 4 hours -- whichever

comes first.

Shots of hard liquor

Alcohol brought by guests, including flasks.

We reserve the right to close the bar down at our discretion based on a 3-strikes rule that includes smoking in un-

approved areas, urinating outside, and visible drunkenness, alcohol outside the venue, or behavior that is potentially

dangerous or threatening to themselves or others. We will in good faith communicate with your go-to contact person as

we see these things happening, so that you may have an opportunity to correct undesired behavior before we are forced

to take action. All unapproved alcohol will be confiscated and destroyed.

As always, the Country Barn strives to create the perfect setting for your special day, and appreciates your understanding

of and cooperation with policies which have been set into place to ensure that your party enjoys the safest and most

pleasant event possible while maintaining the integrity of the Country Barn’s reputation and of the barns themselves.

Please make your selections and return this page with your wedding/reception use agreement, the alcohol

policy (if applicable) and user agreement when booking your event.

Each venue package includes 3 options – one from each of the categories listed below. All options stating “depending upon

availability” are at the user’s responsibility to schedule with the vendor and are offered on a first come first serve basis.

Additional items in any category may be purchased after your package selection is made and will be discussed at your 90 day

appointment or feel free to call the office to discuss additional options.

A memorable wedding scrapbook and hilarious photos for your

Your guests will be tickled pink by our Farmer’s Tractor Photo Booth,

featuring an array of fun props and clothing as well as an antique, red,

Farmall tractor. Your guests will get one photo to take home, while the

other they will paste into a scrapbook along with a message for the
