WHY INVEST IN ORCHARD BY THE SEA?

Perth - Fastest growing city in AustraliaAs of June 2013, more than 15.0 million people, close to two-thirds of Australia’s population, resided in a capital city. The combined population of capital cities increased by 271,700 people in the year to 2012.

Greater Perth recorded the largest growth of all capital cities in 2012-13, increasing by 77,200 people, followed by Greater Melbourne (up 65,400 people) and Greater Sydney (61,300). Greater Perth grew by an average of nearly 1,500 people per week, while the population of Greater Melbourne increased by over 1,200 people per week.

The City of Perth could face a shortfall of 70,000 houses within a decade unless more property is built to meet the needs of a growing population.

That’s according to a report by Australia’s Housing Industry Association that says there was a Statewide 17,400 shortfall of residential property in 2012.

The HIA says the whole state will face a shortfall of 250,000 homes by 2016 and 500,000 by 2020 due to Australia’s rapidly growing population. (source : Housing Industry Association Ltd HIA)

“Western Australia is simply not keeping up with the housing demand generated by strong natural population growth and net overseas migration,” the report says.

The HIA estimates that the State needs an extra 283,000 dwellings in the coming decade, 83,000 more than that built in the past 10 years. That equates to around 30,000 homes a year.

Location speaks for itselfSo you’ve got your eye on that leading suburb - but have you considered the big beneficial impact of a simple flick of the odometer?

A location data survey shows that simply by travelling a few kilometres away, buyers could save thousands of dollars - and still emerge with a home with good growth potential. These “wing-man” suburbs have been dubbed Hidden Gems in the survey, which also shows that being prepared to slightly adjust geographically can also see buyers own their home earlier.

The survey by Westpac in collaboration with realestate.com.au and RP Data examined the most popular Perth suburbs based on the number of online searches and then compared them to nearby areas.“

You could own your home 22 years and four months sooner and save $308,307 in purchase price and $171,057 in interest repayments over time,” said the survey analyst.

The savings are based on comparing the median values of the respective suburbs. Beach side suburbs like Hillarys and Scarborough benefited from tourist activities around them making them one of the most highly sought after areas to live on the northern coastline of Perth. Neighbouring suburb like Padbury would reap similar benefits being only 3km away from the coast and 30% lower entry price point.

Spearwood is another area of growth opportunity that is less than 1km from the Port Coogee Marina. The homes in Port Coogee start from about $1,000,000 and Spearwood’s median house price is currently at $492,000.

Selling points: Spearwood has a great feel to it. It has a large European community which flows on from Fremantle. Spearwood is also close to Port Coogee Marina and it is quite affordable considering how close it is to Fremantle and the local coast line. There is plenty of opportunity in the older part of Spearwood for investors as the local government has re-zoned the area and has allowed for subdivisions. Great rental returns also.

Most sought after properties: I would say the 3x1 old homes on subdividable large blocks would be in very high demand. Overpriced properties do take longer to sell but eventually they do sell. Homes are starting to move faster in this area.

Most common properties: It has so many types of homes from 3x1 on large blocks in the older area to large two storey homes on the top of Spearwood Heights. There are also new developments west of Rockingham Road.

Top amenities: Great primary schools. Phoenix Shopping Centre, local banks, Stargate Shopping Complex. Close to continental deli’s, plenty of parks and ovals and is close to Coogee Beach and the new Marina which has many cafes and specialty shops.

Recent changes: Spearwood has had new estates developed west of Rockingham Road. There are more new subdivisions getting done now (more land for sale). The older parts of Spearwood have had the sewerage lines connected and new zonings in parts of Spearwood have been changed for future development.

Best streets: Buy close to Coogee beach West of Rockingham Road. Port Coogee is walking distance from that part of Spearwood to the beach and has the best of both worlds. It is affordable and still close to the new Marina. For an investor the older parts of Spearwood that have been re-zoned and have large blocks. Spearwood Heights has great ocean views and is still quite close to everything you need. You can get bargains at the moment as the area is still very affordable....

Public transport: There are a number of bus routes including the 881 which takes you to Garden City Shopping Centre and then to the Perth CBD. There are also buses on Rockingham Road that take you to Fremantle and the local train station.

Main arteries: The main road has extended Spearwood Avenue all the way through to Cockburn Road which gets you to Port Coogee Marina. Closer to Fremantle and South Fremantle.

Coastal SuburbsIn the past, coastal suburbs have always showed exemplary growth.

An example; an average price for a 2 bedroom 2 bathroom unit / apartment illustrates Spearwood as a definite area of opportunity.

Phoenix Central Revitalisation StrategyThe Phoenix Central Revitalisation Strategy was adopted by Council in 2009 and sets out a 10 year vision to realise the transformation of the Spearwood and Hamilton Hill areas through a combination of private redevelopment and public realm improvements.

A number of the key actions outlined in the Revitalisation Strategy have been implemented, including the following:

• Rezoning of approximately 3,000 residential properties in Hamilton Hill and Spearwood to allow for subdivision of most lots - since the rezoning, 80 subdivision approvals have been issued for new lots/dwellings.

• Rezoning of Bethanie Illawong retirement village to allow for the development of additional aged accommodation in the future.

• Adoption of Design Guidelines to encourage good quality residential development.

• Rezoning and adoption of a structure plan for the former Watsonia buffer area.

• Commencement of the proposed ‘Mixed Use’ rezonings and design guidelines for Rockingham Road - adopted by Council at the meeting of 13 September 2013, to be advertised for public comment in the near future.

The Phoenix Central Revitalisation Strategy provides a strategic framework for improvements to the Phoenix Town Centre, which includes the surrounding suburbs of Spearwood and Hamilton Hill.

The aim of the Revitalisation Strategy is to develop the Phoenix Town Centre according to the principles outlined in the Network City Planning Strategy and subsequently Directions 2031 which is the strategic plan guiding Perth’s future growth.
