2. The highest bidder to be the Purchaser (but the Auctioneers reserve the right of refusing any bid) and if any dispute arises at the last bid, the Lot to be put up again or the Auctioneers may name the purchaser.

3. The Auctioneers to fix the rate of bidding.

4. All prospective purchasers to make themselves known to the Auctioneers prior to the sale time, giving their full name, trading title, address and contact telephone numbers.

5. All prospective purchasers not known to the Auctioneers must provide a BANK REFERENCE prior to purchasing. No cash transactions over £10,000 sterling will be accepted. Payment may be made via a BANKERS DRAFT, CHEQUE WITH GUARANTEE CARD/BANK REFERENCE.

GENERAL INFORMATIONDIRECTIONS TO THE SALEStoke Talmage is situated approx. 6 miles south of Thame and approx. 7 miles from junction 8A of the M40 motorway. If travelling south on the M40, leave at junction 8A and follow the A40 until reaching Tetsworth. Continue through Tetsworth and take the first right-hand turn and follow the road. After approx. 1½ miles, Manor Farm can be found on the right-hand side. PRE SALE ENQUIRIESPre sale enquiries can be made by contacting the Farm Advisor, Andrew Pinny on 07525 181988. SALE ORDERThe sale will commence at 10.30am in the farm buildings with the agricultural requisites and workshop equipment continuing in the sale field with the livestock and general farm machinery, arable and grassland machinery and finishing with the motor vehicle, trailers and tractors. VATVAT at the current standard rate is payable on each and every lot in addition to the hammer price, unless otherwise stated at the time of the auction.VAT ON EXPORTUnder regulations imposed by HM Customs & Excise, the auctioneers must account in a correct manner for VAT on export goods. Therefore customers must pay all the VAT on the purchase price of goods on sale day. On receipt of all relevant export documentation and bills of laden (which must be received in the prescribed time limits), the auctioneers will then refund relevant VAT sums.REFRESHMENTSLight hot and cold refreshments will be available during the sale.SECURITY AND LOADING OF LOTSThe Auctioneers will not be responsible for the security of items left after 5.00pm on the sale day. SALE NOTES

The sale is on the instructions of Terence Smith, whose Farm Business Tenancy is due to come to an end. Terence is the third generation of the Smith family who have farmed at Manor Farm since 1937, with Terence taking over from his late Father Eddie and his late Grandfather Ronald.
