THE OLD BLACK LION, 26 LION STREET, HAY-ON-WYE, HEREFORD. HR3 5AD
INTRODUCTION
The Old Black Lion is a stylish traditional inn,
arguably the best such offering in this well-
known, and much-loved town. It is room and
food orientated and letting rooms are
tastefully refurbished. The business is
currently run by one owner with the
assistance of very reliable staff. It occupies
a quiet position close to the centre of Hay,
famous throughout the world for its
numerous bookshops and its popular literary
festival which draws huge crowds for ten
days. Presented in particularly good order, it
offers the potential of a managed investment
in a notable establishment or a lifestyle
opportunity for directly involved owners.
Although internationally known for its
literary achievement, Hay offers much more
to visitors. With the Brecon Beacons to the
west and the Black Mountains to the south
the area is well known for its outdoor
activities including fishing, canoeing and
pony trekking. The Wye Valley path and
Offas Dyke, which passes through the town,
attract many walkers. For the hardy
vacationer, a fine evening meal at The Old
Black Lion brings a pleasant close to a busy
day, and many local B&Bs direct their
customers to the inn for that experience.
Thousand-year-old Hay Castle, one of the
great Norman bastions in the Welsh
Marches, adds an intriguing underline to the
inn’s traffic potential. The Old Black Lion’s
near neighbour is currently undergoing a
multimillion pound restoration which will
create a vibrant, professionally managed
centre for artistic and educational
programmes as well as expanded capacity
for public and private events.
Since buying the Old Black Lion in 2005 the
vendor has carried out a comprehensive
programme of refurbishment. It is now
beautifully presented and should need little
further expenditure for some while. If a
project is sought, the adjoining cottage
available as an optional extra provides an
opportunity to create top class owners
accommodation, further trading
accommodation or a blend of both
depending on the purchaser’s aims. The Old
Black Lion is only being sold as the vendor
has decided to retire from the business.
SUMMARY
• A wonderfully characterful I0-bedrom residential inn with a very well-
regarded restaurant.
• A high-traffic town, internationally known for its bookshops and immensely
popular literary festival, perhaps the UK's biggest and best.
• Potential for higher turnover, significantly reflecting the multimillion- pound
restoration of nearby Hay Castle as an event venue and centre for the arts and
education.

THE PROPERTY
The Grade II listed property is thought to have its origins in the 13th century,
but the present building is, we understand, mainly 17th century. It takes its
name from what was known as the Lion Gate, one of the original entrances
into the walled town. It has colour washed elevations under slate and flat roofs
and the accommodation is arranged on ground and first floors with an
extensive basement cellar.
PUBLIC AREAS
There are front and side doors, the front door leading into a hallway off which
is a most attractive carpeted Bar/Restaurant seating about 40 with many
exposed heavy wooden beams and pillars and attractive furniture. Log burner
in stone fireplace and chimney breast. The Den seats about 20 and is another
attractive room with feature stone fireplace.
LETTING BEDROOMS
10 letting bedrooms to sleep 18 (6 double, 2 twin, 2 single), one is the
atmospheric Cromwell Suite with its own galleried seating area. Two rooms
have en suite bathroom and WC and seven en suite shower and WC and the
10th bedroom has its own private bathroom. All rooms have central heating
radiator, direct dial telephone, colour television, tea and coffee making facilities
and hairdryer. Four rooms are in the detached Coach House.
OWNERS FLAT
At present there is no designated accommodation for an owner but there are a
number of options within the inn as well as the availability of an adjacent
cottage (see below).
SERVICE AREAS
Kitchen, walk in refrigerator, walk in deep freeze, extensive basement area
OUTSIDE
To the rear is a tarmacadam car park and a pretty paved patio with outside
lighting. An adjacent shed stores folding tables and chairs for the festival-time
crush of diners, many Christmas parties and other special events.
