comparative analysis with market rents of nearby competing
properties. See pages 30 - 32 of the Offering Memorandum

occupied units plus market rents for vacant units equate to

EXPENSE SUMMARY

Based on pro forma annual expense of $4,940 or $190/unit. This category includes costs associated with operating a leasing office, such as office supplies, office equipment, dues and subscriptions, postage, legal fees, telephone, employee training and travel.
ADMINISTRATIVE
Equal to 3.5% of the Effective Gross Income or $866/unit. This is a competitive rate for third party management companies in the Puget Sound region for apartment communities of similar size and vintage.
MANAGEMENT FEE
Based on pro forma annual expense of $18,850 or $725/unit.
PAYROLL
Based on pro forma annual expense of $2,730 or $105/unit, which includes brochures, internet advertising, rental magazine advertising and signage.

Based on industry standard of $250/unit
