Balcony Railing Code Requirements By: Rebecca Reilly Balcony railings can be seen all over New York City. Typically found on residential buildings, railings are almost always exposed to heavy winds and freezethaw cycles. Building owners should ensure that their balcony railings are regularly monitored and maintained to ensure that they remain safe. The Department of Buildings' minimum code required height for balcony railings is 42" (2), with an allowance of 1". Balcony railings below 42" are also considered a SWARMP (Safe With a Repair and Maintenance Program) condition in FISP (Façade Inspection & Safety Program) reports. Building management should be aware of residents applying flooring treatments to their balconies, since this typically decreases the railing heights. There are several ways of testing balcony railings. Pull tests can be performed at the railing anchors. Additionally, a testing apparatus can be used to apply specified loads along the railing. According to the NYC Building Code, a railing must withstand a 200point load (1) in any direction. This means that if a localized or concentrated load of 200 lbs was applied on any location on the railing, little to no deflection would result. The code also requires that a railing withstand a 50 lbs per foot uniform load; this means that if a load of 50 lbs was applied along the entire length of the balcony, there would be little to no deflection in the railing. The Importance ofEvaluating &Maintaining StainedGlass WindowsPart II By: Jimmy Monahan Last month's newsletter article focused on addressing stained­glass windowsas a part of building envelope surveys and inspections. Here we will outlinewhat is involved in stained­glass window restoration. The first step is to have several stained­glass window specialists visit the siteand provide proposals to restore the windows. Since there are far fewerstained­glass window specialists than facade contractors and windowinstallers, this is not as simple as it sounds. Stained­glass windowrestoration is a unique blend of artistry and fine craftsmanship, so it'simperative that specialists are thoroughly vetted. They should be affiliatedwith the Stained­Glass Window Association of America and should providereferences. The stained­glass specialists should detail their means andmethods ­ explaining and clarifying their schedules, plans for installingtemporary protection, estimates for how long windows will be out of service,and any reinstallation delays they foresee. How a specialist will be accessingthe windows must also be considered. Do they have their own equipment toaccess both the interior and exterior of the building? Will they be accessingthe windows from supported scaffolding that's currently in place for a facadeproject in progress? If so, who will be coordinating access with the specialistand the façade contractor? Having this information leads to the mostaccurate cost estimates and minimizes the issues that arise during thecourse of the project. Once the stained­glass window specialist has been retained, the restorationproject must be scheduled, and access provided. Typically, a two to four­person crew will remove the stained­glass windows by accessing them fromboth the interior and exterior of the building. Mechanical grinders and otherhand tools will be utilized to remove the sealant between the lead joints andperimeter trim and the individual glass pieces from the perimeter windowtrim. Read more

performs well in both areas and is one of the most durable building materialsthere is. If terra cotta is properly manufactured and installed, it can remainon a building almost indefinitely. Terra cotta was used in ancient architectureall over the world. It made its debut in New York City in the 1850s andremained very popular until the mid 1900s. It is often seen as accent piecessuch as lintels and cornices, but it also has been used to fully clad buildingslike the Woolworth Building in the Financial District or the Flat Iron Buildingin Midtown Manhattan. The manufacturing of terra cotta will determine everything about the stone,from its color to its longevity. Terra cotta stones are manufactured similarlyto ceramics. First, a special blend of fine clays is mixed to the requiredcomposition, then the clay is hydrated and aged. Only after moisture hasblended with the clay on a molecular level, can the mixture be saturated andmixed like cement. It is then molded or extruded, fully dried, and fired in akiln at a minimum of 2000°F for several days. Other factors like shrinkageand custom glazing must also be accounted for. This manufacturing processrequires an artisan level of skill. Read more
