This site puts you in contact with hom-eowners around the world who also want to swap. Once registered with the site, you can browse the listings, contact the homeowners and finalize the contract.
When considering a home swap, you’ll want
to be sure you’re prepared for what’s ahead. Start by being open to anyone who is interested in swapping. anadians won’t be retiring their mort-gage debt anytime soon, according to a recent survey by the Bank of Montreal.
Data shows that more than half (51%) of Cana-dian homeowners plan to carry their mortgage into their retirement. But there’s more to this fi gure than meets the eye, says Phil Soper, chief executive of Royal LePage Real Estate Services. Soper argues that changing demographics and approaches to money management are what’s causing this increase, rather than just increased consumer debt.
SENIORS AND HOUSING TRENDS
Retirement used to be all about downsizing, but that’s hardly the case any longer. A new trend, one which was not considered by the in-dustry before, sees seniors moving into more expensive upscale homes following their retire-ment. And that isn’t necessarily a bad thing. “People are living longer, working longer and making real estate plans longer or further into their lives,” explained Soper in a recent Finan-cial Post article. “People are more sophisticated in their approach to personal fi nance today than
the previous generation.” On the fl ip side, low Canadian mortgage
rates could be causing some seniors to take un-necessary risks in regards to their fi nances. With mortgage rates at an all-time low, many elderly Canadians may be miscalculating the overall cost of their new home purchase. “Low interest rates are acting like a double-edged sword caus-ing people to take on more debt than they would have in the past,” explains Robb Nelson, CEO of FamilyLending.ca. “As such, people could end up working longer and building less equity into their home.”
SHOULD YOU CARRY DEBT
INTO RETIREMENT? Carrying debt into retirement can be a threat
to fi nancial security, especially if the load is ex-tremely large. According to Tino Di Vito, head of the BMO Retirement Institute, Canadians need about 70% of their pre-retirement income to maintain the same kind of lifestyle they’re used to. And that’s assuming that larger expens-es, such as a mortgage, are already taken care of.
As housing prices continue to rise in hot markets like Toronto and Vancouver, it’s hard to imagine how some seniors will be able to survive and manage a mortgage. According to the Canadian Real Estate Association, the average home price is close to $373,000; in Vancouver, the average sale price in April topped $735,000. Not surprisingly, almost 60% of B.C. hom-eowners are expected to carry their mort-gage debt into retire-ment.
UNDERSTANDING YOUR ASSET
The easiest way to manage mortgage debt as you edge into retirement is to accelerate your payments. Cash fl ow is king in any retirement plan, so make sure you take the time to crunch numbers using a mort-gage calculator. Of course, paying off your debt
as quickly as possible is always the best option, but it’s not the only one. Provided your mort-gage relates to everything else in your fi nancial plan, you shouldn’t run into any major setbacks.
Consider the following: Putting money into your RRSP makes sense
when you have signifi cant in-come and your tax rate is
higher than it will be in retirement. The money that’s generated in your tax return can then be applied to your mortgage as a lump sum.

examined and explain in whatever detail is re-quired to ensure that the client completely un-derstands.
Remember the opening of this little article. The objective of the inspection is to demonstrate that the house is both safe and comfortable and here is where you get your answers.
It is most important that the client be practi-cal however. No home, even a brand new one, is perfect. All homes are going to have issues, blemishes, defects and such.
Once the inspector has demonstrated that the home is safe and comfortable it is up to the cli-ent to make that house their home and this is achieved by correcting the little things and add-ing their own colors, furniture, paintings, family pictures and more.
If however something major is uncovered this is not a show stopper generally either. This is when your agent goes back to work for you. They work with the sellers’ agent to ensure that the issue is corrected or that a price adjustment is negotiated to cover the cost of the new owner brining things back into order. No dream ever comes without a little work.
After that the inspector will provide you with either a hard copy of the report at the site or will have one sent to you electronically gener-ally within 24 hours. This is your document to
keep and to refer to. Again the better inspectors will provide additional information to assist you with maintaining your new home after you take possession.
The inspecTion eThicsAs already outlined, the inspectors job is very
specific. They are there to inform you about the condition of the home. They should describe and discuss any problems discovered, suggest how and why they might have occurred, and even make repair recommendations.
However, the inspector should never recom-mend contractors. They may, if requested and if they have the specific knowledge available to help, estimate repair costs to you but this will be an estimate only. Knowledge specific to repairs is generally best obtained from a professional who has this knowledge.
The inspectors report is an unbiased one and no good inspector will ever suggest that you do or do not buy a home. They are there to equip you with the knowledge necessary for you and your agent to make this final value judgment.
Where does The inspecTor’sresponsibiliTy end?
When you are hiring an inspector it is very important to confirm that they carry home in-spection insurance. Once again, good inspec-tors consider themselves professionals, have completed formalized education and belong to a
recognized organization. As such they are man-dated to carry insurance.
And don’t forget to ask a prospective inspec-tor what inspection associations they are formal-ly recognized by. You can then call them up and confirm this information. Better safe than sorry.
A professional home inspector endeavors to make every effort to understand everything that is important to a new client’s home. How-ever, they are only human and even the best will sometimes miss something.
When this occurs their insurance is there to make sure that neither the inspector nor the cli-ent is compromised. You drive a car and insure it for the very same reasons.

Now that the inspection is over, what next?client to understand that an inspection is not an unlimited warranty. The inspection has a date on it and the report is a summary of the condition of the residence at that time. So, if you do your homework in choosing an inspector you have nothing to worry about.
SOME NEW TRENDSToday many real estate agents and homeown-
ers are favouring having a home inspection completed before the house is listed. This serves two very important purposes. First, you have advanced warning of any defi ciencies and can address them before this might jeopardize your sale. Second, a prospective buyer coming to see the home can read the inspection and see written statements attesting to you having had the defi -ciencies corrected before you listed the home.
This does a lot to confi rm in the prospective buyers mind that not only are you serious about selling your home but that you have taken the time and spent the money to ensure that it is indeed both safe and comfortable for the new
buyer. This generally has a positive impact on the fi nal selling price of the home so your invest-ment will be returned and possibly many times over.
Another positive of conducting business this way is that it eliminates any pre fi nal negotiation jitters. Both you and your agent and the prospec-tive buyer and their agent know that there are no hidden surprises. There are no unknown last minute issues and you should capitalize with the best price.
Some buyers may still want to conduct their own inspection but you can at least sleep at night while this formality is conducted knowing that you have nothing to worry about.

should be asking your inspector before asking them to represent you, but it’s best to provide a quick summary so when the time comes you are
not tasked with reading a longer article but can quickly reference the important points. So here they are.

provide you with references?3. What specifi c training has the inspector
taken to qualify for this job?4. Does the inspector carry Errors and Omis-
sions Insurance and General Liability Insur-ance?

6. How long do they suggest the inspection will take?
7. Can they provide you with a quick format for the inspection?

Safety tips for a fun summerSummertime allows homeowners the
opportunity to spend quality time outdoors. While the warm weather brings along lots of outdoor enjoyment, there are also potential dangers to be avoid. By planning ahead and taking precautions you can ensure safety hazards don’t spoil your fun. The following summer safety advice is courtesy of the Ontario Real Estate Association and your local REALTOR.
Grill safetySummertime means backyard barbecues. But,
grilling on or near combustible areas can be a fi re hazard. The most common grilling hazards are open fl ames and heat generated in the grill base that can be transferred to the wood of a porch, deck or siding, causing a fi re. When grilling, follow these safety tips:
• Place the grill away from siding, deck railings and out from under eaves and overhanging branches
• Periodically remove grease or fat buildup• Use only proper starter fl uid and store the

before use• Do not move hot grills• Dispose of charcoal properly, keeping
ash containers outside and away from combustible construction
Water safetyStay safe on the water this year whether it be
swimming in a backyard pool or in a lake. The Canadian Red Cross offers swimming lessons and water safety courses for people of all ages. Here are a few water safety tips from the Red Cross. For more information visit www.redcross.ca.
• Learn to swim. The best thing anyone can do to stay safe in and around the water is to learn to swim--this includes adults and children.
• Never leave a child unobserved around water. Your eyes must be on the child at all times. Adult supervision is recommended.
• Install a phone by the pool or keep a cordless phone nearby so that you can call 9-1-1 in an emergency.
• Learn Red Cross CPR and insist that babysitters, grandparents, and others who care for your child know CPR.
• Enclose the pool completely with a self-locking, self-closing fence with vertical bars. Openings in the fence should be no more than four inches wide. If the house is part of the barrier, the doors leading from the house to the pool should remain locked and be protected with an alarm that produces sounds when the door is unexpectedly opened.
• Never leave furniture near the fence that would enable a child to climb over the fence.
• Always keep basic lifesaving equipment by the pool and know how to use it. Pole, rope, and personal fl otation devices (PFDs) are recommended.
• Keep toys away from the pool when it is not in use. Toys can attract young children into the pool.
• Pool covers should always be completely removed prior to pool use.
• If a child is missing, check the pool fi rst. Go to the edge of the pool and scan the entire pool, bottom, and surface, as well as the surrounding pool area.
Sun safetyProtect yourself and your family against
sunburn and the potential risk of skin cancer by following a few simple tips:
• Apply sunscreen with at least a SPF-15 or higher, to all exposed areas of the body
• Minimize your exposure to the sun between the hours of 10:00AM and 3:00PM, when the sun is strongest
• Reapply sunscreen every two hours, even on cloudy days and especially after swimming or perspiring.
• Wear clothing that covers your body and shades your face -- like a hat!
• Avoid exposure to UV radiation from sun-lamps or tanning parlors.
Bug safetyThe Ontario Ministry of Health is urging
people to protect themselves against the threat of West Nile Virus. The best way to avoid this potentially dangerous virus is to avoid being bitten by infected mosquitoes. Here are a few practical suggestions to lower your risk:
• Clean up and empty containers of stagnant water, such as old tires, fl ower pots, wheelbarrows, barrels or tin cans that are outdoors. Drill holes in the bottoms of used containers so water can’t collect. Change water in bird baths weekly.
• Collect lawn cuttings, raked leaves or other decaying debris, such as apples or berries that fall from trees, and recycle or mulch so
that organic matter does not end up in storm sewers as a food source for mosquito larvae. Turn over compost frequently.
• Check window screens for holes and make sure they fi t snugly into the window frame so mosquitoes will not get indoors. If you don’t have screens, consider keeping windows closed between dusk and dawn.
• Make sure you wear light-coloured clothing such as long-sleeved shirts or jackets and long pants. Tuck pants into socks for extra protection when going outside between dusk and dawn.
• Use insect repellent containing DEET that has been approved for use in Canada (It will have a PCP number on the front label) and follow directions for use carefully.
