    Overseas Tourism Flourishing on theNorth Coast

    New figures show international

    visitors are flocking to the North

    Coast, with almost 300,000overseas tourists visiting the region in the past year (a 10% increase),

    with more than half (183,000) going to Byron Bay.

    It makes the North Coast easily the state's most popular

    destination outside of Sydney, almost double the Hunter Valley.

    Co-Chair of North Coast Destination Network, Cameron Arnold

    said the figures came off the back of years of international marketing

    and the joining of the entire North Coast from Forster to Tweed as a

    single regional tourism body.

    Mr Arnold said while Byron Bay remained the major market

    for foreigners, tourists were increasingly more likely to explore the

    region and visit the out-of-the-way places.

    "The growth is definitely coming from so-called free independent

    travellers who are often renting vehicles," he said. "They're definitely

    a bit more adventurous and they will do a lot of research and most

    of their bookings online."

    "We've seen huge growth out of Malaysia and Singapore. Their

    market has shifted from away from a shopping experience to a

    nature-based experience. And we're in a really good position to

    capitalise on that."

    A symposium called Byron Tourism 2020 will analyse tourism

    trends for the next five years. The symposium will be held at The

    Farm from 1-5pm on Friday, September 18.

    The NSW Government has

    acknowledged councils have far

    too little money to maintain their

    local roads.

    But it says help is on the way.Roads Minister Duncan Gay

    told a budget estimates hearing

    that grant funding for local

    governments would increase by

    40% under the 2015-16 budget.

    I dont have a great argument

    with councils. I accept that theyre

    doing it tough in their funding

    and their management, he said.

    Some could argue that some

    of their internal management

    could be better, but thats differentto this.

    Mr Gay said the response from

    councils to the governments plan

    to fund local road projects had

    been terrific.

    Were putting (all funding)

    through a body where I dont getthe final say, so I cant pork barrel

    this money, he said.

    An NRMA report in May

    revealed councils on the north

    and mid-north coasts had a $948

    million backlog of road repairs

    and upgrades the biggest build-

    up of unfunded roadworks in the

    state.

    The figure was almost one-

    third of the $3.2 billion shortfall

    across NSW, despite the regionsmaking up only about one-13th

    of the states population.

    Clarence Confidence Returns

    Confidence in the economic future of the Clarence Valley is beginning

    to rise as the effects of massive infrastructure developments begin to

    be felt.

    At last week's Clarence Roundtable delegates from the localbuilding, construction and real estate sectors said the economy was

    moving in the right direction.

    Local electrical suppliers, brick companies and

    tradies are all benefiting from this.

    But the meeting noted the region's traditional

    reliance on three to four-bedroom houses had created

    a shortage of one and two-bedroom dwellings.

    It noted this shortage might be the reason for a

    trend to considering more duplex developments.

    Training for highway work has also moved ahead

    with 180 students enrolled at the North Coast TAFE

    campus in plant operator training.

    In addition to the highway development,

    delegates also discussed the aged care sector, where

    there is a shortage of supported living facilities.

    This will improve in the next few years with a $34 million investment

    in aged care facilities in Grafton.

    A number of local businesses are already working on the highway

    and picking up more contracts.

    There was also focus on post-highway developments with progress

    on planning the new 600-bed jail for Grafton, approval for plans that

    could make Harwood Marine a centre for ship repairs on the East

    Coast and an upgrade of the Gwydir Highway.

    Essential Energy Stuck in the Past:GreensSupport for power grid workers has come from an unexpected quarter,

    with Ballina Greens MP Tamara Smith slamming Essential Energys plans

    to slash almost 50 jobs from the north coast.

    Ms Smith said the loss of 47 full-time equivalent positions in the

    region would have a devastating impact on the community.

    A strong workforce is critical to providing a reliable, safe and

    increasingly clean power supply to the people on the north coast, Ms

    Smith said.

    By slashing 47 jobs, Essential Energy is robbing the north coast of the

    expertise needed to undertake the necessary transition to clean energytechnologies.

    Cutting employee numbers will ultimately lead to higher household

    bills, poorer service and a longer transition to renewables on the north

    coast.

    Essential Energy executives are sacrificing frontline jobs and

    community safety to boost their bottom line, Ms Smith said.

    Greens NSW MP and energy spokesperson Dr John Kaye

    accused Essential Energy management of covering up for their own

    incompetence and lack of imagination.

    The union has shown extraordinary flexibility in responding to the

    squeeze on the entire industry, Dr Kaye said.

    He added that the regional high voltage transmission agency,TransGrid, had managed the cut in revenue without job losses by

    working with the Electrical Trades Union and its employees.

    Finalists once the proceedings got underway.

    A very special guest Robyn Hobbs, NSW Small Business

    Commissioner, gave an inspiring speech at the Awards dinner.

    During the sumptuous 3 course meal 16 Awards were presented

    to well deserving businesses and staff including Ruth Finlay from

    Addictive Hair and Beauty who won the Trainee or Apprentice of

    the Year Award.

    The judges decisions were not always easy ones with many

    categories having two or more close contenders. Judging coordinator,

    Adam Gordon commented I was very impressed with the very high

    quality of all the participants and they are well deserving of our

    congratulations.

    Event Organiser, Erica Fletcher, deemed the event a success.

    "It's an eight month process to organise the Awards and I was

    worried on Saturday that I had missed something but it was all good.

    Everyone seemed to enjoy themselves."Yamba District and Grafton Chambers of Commerce are two of

    the generous and long running sponsors of the Awards.

    Plateau AwardsThe Alstonville Wollongbar Chamber of Commerce held its 2015

    Business Community Awards on the 8th August at the Alstonville

    and the 2015 Fellowship Quartet.

    The Festival Prelude has become a tradition of the Bangalow

    Chamber of Commerce on the opening night of the Festival. Artists

    from the Northern Rivers were joined by featured festival artists for a

    memorable , celebratory evening of music in a relaxed atmosphere in

    the historic A&I Hall Bangalow.

    Prawn Festival is one whole day

    and night of fun, laughter and

    Probably one of the biggest concerns that businesses have,particularly small business, is terminating staff; and terminatingstaff so that it dont result in costly unfair dismissal cases. The

    lack of consistency that industrial tribunals have applied in the myriadof decisions over the past 20 years has left employers confused andconcerned about terminating staff. So much so that I have seen manycases where an employer should have terminated staff but didntbecause they feared the consequences.

    The key to terminatingstaff and reducing your

    exposure to an unfairdismissal claim is in theprocess. Follow theprocess, and there should

    be no claim for unfairdismissal. There are anumber of steps and keyelements that form partof the criteria of the FairWork Act provisions, that should be implemented and followed.1.Valid Reason - there must be a valid reason for the termination. This

    is often subjective, but the employer must have a good and cogentreason for terminating the employee.

    2.Warnings if the termination is based upon performance reasons,then there must be warnings in place. The number of warningsdepends upon the nature of the issues involved, however in most

    circumstances I advise that there be at least 2 written warnings. Thereis an urban myth that suggests that there must be 3 warnings inplace before you can terminate; this is not correct. The important keyin this area is to be able to demonstrate that the employee was awarethat their conduct, behaviours or performance was unacceptable;they have been provided with an opportunity to correct or improve;and that they were aware that if there was no improvement thendismissal may occur.

    3.Response at the time of termination the employee must be providedwith an opportunity to respond to any allegations. It is also importantfor the employer to genuinely consider the responses and taketime to consider that response; dont have a pre-prepared letter oftermination as this will be perceived as being pre-meditated.

    4.Support Person at the time of termination it is important that the

    employee be provided with an opportunity to have a support personpresent. This person must act as emotional support and not as anadvocate for the employee.These 4 key elements are simply the basics of the termination

    process. If I have learned anything from the many hundreds ofterminations that I have dealt with, it is that all cases and circumstancesare different. It is therefore vital that professional advice is sought beforeterminating staff. A simple phone call or meeting with a professionalmay save you thousands of dollars in the longer term.

    If you search effective communication in theworkplace on the World Wide Web, yourelikely to get over 3 million hits. Clearly, its a

    much talked about topic, and there are a large

    number of tips, hints and solutions available foryou to try out.

    Heres one that youre unlikely to find in thatdigital lucky dip:

    More time. This is the most ignored but mosteffective solution to poor communication.

    Todays workplace is frenetic, no matterwhether youre in a small business, a largecorporation or anywhere in between. Time is the one workplace assetthat is arguably the most valuable in communication, yet is the least

    valued.Ask yourself how much of your time is spent in fixing up mistakes,

    double or triple-handling tasks and project activities or dealing withconflict?

    The chances are that all of that time could have been saved if youhad invested more time in the beginning to ensure communication hadactually occurred. Not information-transfer. Not telling someone what todo. Not hearing an instruction and acting on it. Communication.

    Welcome to Communication 101.In the diagram, Person A has content to communicate to Person

    B. Person As brain codes that content into speech, or text, or someother transfer medium and transfers it to Person B. Person B receives

    and decodes the content. Communication iscomplete or is it?

    As you can see in the diagram, the twoimages representing the content as understoodby each person are quite different. This happenspractically every single time two peoplecommunicate.

    How do you ensure the two understandingsof the content (= meanings) match and thereforecommunication has actually occurred?

    Well, ask yourself another question whichperson has the true picture of the original

    content? Obviously, Person A. So, clearly, it must be Person A who isresponsible for checking that Person Bs understanding matches Person

    As. Not the other way around.And thats where more time needs to be spent - and hardly ever is. The

    inevitable result is time-consuming mistakes and mishandling.Try it for yourself next time if youre Person A, who has just

    communicated something to someone, ask them this question: Whatdo you think I meant by that?

    Then see how long it takes to sort out true understanding.Communication experts call this sharing meaning and it is the single

    most prized outcome you can have between two people or groups ofpeople. You just have to invest more time in achieving it.

    Can you give me an example of a business solution youveworked on recently?

    We recently worked with a plumber who had 6 guys out on theroad so they needed a phone system in the office to take customercalls, a set of mobile phones and easy task systems to make thebusiness run smoothly. So for example we recommended thateach of the mobile staff had ipads so that when on a job they canintegrate with the office accounting system with the job sheet, getit signed off by the customer using Docusign and invoiced straightaway. This saved a huge amount of time in admin and reduces therisk of paperwork getting lost.

    which is a system that helps improve vehicle

    monitoring, job dispatching, schedulingand worker safety.So would you say technologyhas changed the face ofcommunications for business?

    The impact of technology has beenhuge. We used to specialise in phonesystems but now we are involved in a

    much wider reaching industry. We oftenare approached by businesses to look

    at phone systems and end up reviewingtheir whole communication and IT systems,

    because they all interact with each other, andproviding a smooth solution for that interaction

    makes it easier for them to do business effectively.What would you say is the most common pitfall that businessesfall into?

    Businesses are often keen to find a solution to the problems orissue they have today. What we do is work with them to find outnot only the state of play today but also where theyre heading sowe can ensure they have a solution that will grow with them andnot stay static.How do you see the future of communications technology?

    5 years ago we used mobile phones for phone calls, now youcan run a whole business through your phone. The possibilities areendless.

    Recently, Ive encountered many home buyerskeen to understand changes to the regulationof home loans for investment properties,

    something which quickly became more topical whenmajor banks started increasing the pricing of theirinvestment loans.

    The Australian Prudential Regulatory Authority (APRA)regulates all Authorised Deposit-Taking Institutions inAustralia, including building societies, credit unions andbanks. APRA has provided guidance to all lenders, bigand small, to implement what many are calling a speed limit of 10%on the growth of their investment home loan portfolio.

    This means that all financial institutions regulated by APRA willneed to make sure the portion of their home loan portfolio made up

    of investment loans does not grow any more than 10% each year.In response were seeing lenders change what they offer to investorsin an effort to effectively manage the volume of investment homelending they provide.

    Where investors may once have received discounted fees and/orrates on their loan, they may now experience a higher rate or fee thanan owner occupier. Some home lenders are also increasing the sizeof the deposit that investors will need to take a loan, so investors canonly borrow up to 80% of the value of the property, not up to 95%as has been practiced in the past.

    As well as the investment loan speed limit, APRA has alsotightened rules around the amount of capital the major banks and

    Macquarie Bank must holdagainst their home loanportfolios, in response torecommendations from theAustralian GovernmentsFinancial System Inquirywhich was finalised in late2014.

    The major banks havealready announced their

    capital raising plans to comply with the new requirements from APRAwhich are effective from 1 July 2016.

    Looking ahead, customers may find that the major banks furtherincrease lending rates or decrease deposit rates to increase profitability,

    assisting them in maintaining their return on an enlarged capital base.Its also important to note that APRAs guidance only relates to new

    investment home loans. Repricing their existing investment homeloan portfolio could just be an attempt to increase profitability fromcustomers. If your bank has repriced your existing investment homeloan, it may be worth talking to another lender in case you could geta better deal.

    approved in Deputy andintegrated into Xero atthe press of a button,ready for payment no double handlingor data re-entry. Theimplementation ofthe 3 integrating cloudbased systems has cutthe bookkeeping time(and costs) by 1 day perweek and allowed a farmore informed and timelybusiness decision process.

    For tradies or people on the move,there are some great cloud based applications that make bookkeepingand job management easier and more efficient.     ith over 90% of the worlds online data having beencreated in the past 12 months, including 300+ hours

    of YouTube video uploaded every minute and hundredsof millions of hours viewed every day there is no shortage ofinformation in the world but how do you work out what is worthlearning and whats not?

    Two phrases about learning that have resonated with me overthe past few years are:

    Youll never out earn your learning! (Brad Sugars) Allocate 10% of your Income for the purposes of learning

    Having set out to diligently follow these guides I have discovered

    that the second point is harder to do especially when the first oneholds true, the more you learn the more you may earn.

    Learning opportunities are broadly categorised into two distinctgroups these days - In Person and Online.

    Online learning opportunities include Podcasts, Blogs, YouTube

    channels, Webinars, LinkedIn, Facebook Groups and followingyour respected peers and Industry Thought Leaders on Twitter. Itenables efficient delivery of information in huge volumes but its notthe single source of future learning. There is no doubt that onlinelearning is here to stay and further develop, however, there is also aresurgence in the need for face to face, live human events, it seemsas though the Higher the Tech the Higher the Touch required.

    One solution to spending the money you have earmarked foryour Learning Fund is to travel (both locally and overseas) toattend conferences in your chosen eld. In the past 12 months Ihave spent over 70 days at events and its amazing how well a 14hour international flight prepares the mind for absorption of ideas

    and inspiration, so long as you stay away from the bar in the sky!So why not do it? Seek out the number one global event in yourindustry or profession and commit to attending it within the next

    12 months. Plan on taking your spouse and schedule some time outdays before the event if you can, so you land in the conference chaireager to learn and dedicate some time post event to review whatyou have learnt and set goals and devise strategy. However a wordof warning! - You may get hooked on this approach to learning andyour passport will quickly start to fill up.

    Another thing I have learnt is that learning is a daily task, so learnto develop a learning calendar, that reminds you of this and lock inthe major industry events you would love to attend in the coming12 months (no matter where in the world). Remember that its notjust about business (professional) development, take time out also toenhance your personal learning too; its amazing what you can learn.

    ime is a measure, it doesnt change. We think we can control it,

    we feel it catches up with us or we believe we can run out ofit. Of course none of this is true, its simply a marker of where

    you are in your day.Some days it appears to move slowly, others quickly for no

    apparent reason.In my work team we all remark on it if the day is slow, relative to

    the ticking of the clock, and we have lots of space to complete somuch we feel time is on our side.

    Time only seemingly runs out when we are rushing, in this stressedstate you can never catch it and your body runs on nervous energy.Logically you should get more done if youre doing it at speed butgenerally the stiller you are the more time feels available to you.

    I often hear the comment Im in no rush to sell. or We haveplenty of time. What does that truly mean? What are we saying

    about time when we make those comments? Do you have a pre-determined set number of days that you are ok with passing beforeyou want to sell. Could you really be saying that youre not quiteready to commit to moving onto the next chapter in your life?

    Its interesting how if an early offer is received clients often feelthey shouldnt take it but wait for longer. How has time or a clockon the wall taken over what we feel we should do?

    Is time true? Arent we just circling the sun and returning to thesame spot? If you considered returning to the same spot each daywould you choose differently when you made the choice to sell?How many times do you need to repeat the same rotation aroundthe sun before you say yes to a decision?

    Another interesting

    time aspect I see in realestate is when youbring an offer earlyon a property theclient says thec o m m i s s i o nshould bereduced as youdidnt spendenough timeon it. Yet clientsare happy to paywhen you havespent what they

    consider enoughtime on selling theirhome. How did timebecome related to results andperformance? Is it not the price andyour personal situation that is the factor you consider when you takean offer on your house?

    Time could be a trap for many considering how often we refer toit as passing us by. If we just let time be a marker or a point in whichto mark an event, not be our controlling force, then our choicesmay be vey different, and quite possibly our lives more enjoyableand simple.

    Lack of money, profit and cash flow sucks; its stressful, frustrating andsometimes embarrassing. Particularly if you are working long hourswith nothing to show for it. The good news is that it doesnt have

    to stay that way really.The first step is to identify the true problem. Is it a profitability problem,

    a cash flow problem or both?

    Most business owners believe they just need more sales to fix thingsand this is rarely the right answer. Firstly you need to understand if youare profitable and secondly know how well you are doing at turningprofits into cash.We Need to be More Profitable

    Profit is just the difference between revenue and costs. So all we haveto do is increase revenue and/or decrease costs. If only it were that simple!

    Well it almost is. You have variable costs (Cost of Goods Sold - thatare incurred when you make a sale) and you have fixed costs (overheads incurred regardless of making sales).

    These two costs must align for your business model. Are you makingmoney when you make a sale? (decent margins) and/or Are your

    overheads as low as they can go without compromising business? Ifthey are, then more sales is the answer (look for my article next issue on

    this). If not, then getting these numbers in line is your first task.Account for your own time too when factoring your margins.

    We Are Profitable But Consistently Short on CashThis is actually good news because there are a number of simple

    strategies we can use to quickly change this. Here are the main causesfor poor cash flow that you need to look into:

    1. Paying for inventory (or labour) before being paid by customers(Negative Cash Cycle)

    2. Poor inventory management (stuff in stock for too long)3. Poor accounts receivable management (not collecting fast enough)4. Paying bills too early5. Paying off debt principle6. Investment in assets (buying stuff)7. Owners taking too much cash out of the business

    8. Theft.To improve cash flow in a profitable company, it would be common

    to adjust several of these.Management of costs, effective pricing and cash flow management

    are some of the least sexy parts of running a business. But they are theabsolute lifeblood. Without a good handle on your numbers, you are likea ship without a rudder; no ability to steer and react to get you to yourdestination.     Community consultation will begin on how the NSW Governments $10million Community Safety Fund is best spent to stamp out anti-socialbehaviour.

    The Fund will invest up to $250,000 in individual grants for non-government or not-for-profit organisations, community groups,Chambers of Commerce and businesses to enhance safety throughoutthe state.

    This fund is an extension of the efforts the NSW Government is doingto fight crime and I urge the community to take this opportunity tosuggest additional local initiatives.

    Ideas on how communities can benefit from this investment includingCCTV, safety campaigns, and lighting are being sought.

    Communities can create unique solutions for their local challenges

    ensuring the Government is investing in projects that will make thegreatest difference.

    Minister for Justice and Police Andrew Gee MP will lead consultationsin September meeting local community and business groups to discusscrime-fighting projects best suited for our towns and suburbs.

    The NSW Government will establish Jobs for NSW - an innovativenew body to drive the creation of 150,000 new jobs over the next fouryears across the State.
