How did the election turnout for you? Well, how did the election turnout for you? As I write this I don’t know how it turned out but as you read this, it is over and most of you can guess if it made me happy or not. If you didn’t vote you have no authorization to complain, so don’t!
No matter how things went, the future is yours, if you take it, just as it always has been, whether you realized it or not. Whatever the “new” rules are, learn them, study them and figure out how to make them work for you. Do you need to stay the course of your business, do you need to look at getting into government projects (If the election went one way, I would strongly suggest it) do you need to learn to build a different product? Whatever it is …do it.
If you are still in business after the fun we have all been through there IS a reason, you know what you are doing, believe in yourself and get in gear. Resolve to make 2011 the best year your business has ever had, don’t believe that is possible? Yeah, it’s not, only your competitors will have a great year.
November is the month for THANKSGIVING, we all have a great deal to be thankful for; family, friends, our businesses, the good fortune to be in the Winston area, etc., think about it and make sure you take a minute and reflect on your good fortune, most of us forget to “smell the roses when they are in bloom”.
We just finished the Parade of Homes and I am thankful for Jerry, Megan, Bev, Gisela, John, Emily and the whole Parade team- they did a phenomenal job. 47 houses and 12 developments in 2010’s market - think they said it wasn’t possible? Every aspect of the Parade, from the tabloid to the banquet was handled expertly and cost effectively. Their 2010 Parade resulted in not only significant and much needed operating revenue for our association but also allowed us to show a very positive image of our place in the local marketplace. Please pat them on the back, hug them, thank them.. when you see them, their efforts were unbelievable.
Here we go…I would like for you to help me. I get twisted each year during the Parade. We had 40+ builders reach into their pockets and enter their homes, we had numerous realtors and subcontractors support these builders with discounts and in-kind contributions. Thank you to each of them.
Unfortunately just as every year, this year we had builders and their realtors- both members and non-members that freeloaded off the participants efforts. How many of you went to see a Parade entry and saw the house next door or
down the street (not entered in the Parade) magically manned by the realtor and in most cases the builder? Isn’t that sweet! The non-members will tell you I don’t get anything out of being a member so I don’t join- really why is your house open during the Parade? The members will tell you I don’t get anything out of the Parade – really why are you and your realtor in your “open house” during the Parade? It is simply cheating.
The public in most cases doesn’t realize they are not “in” the Parade. The public in many cases doesn’t realize this builder is not a Home Builder member. Let’s make sure the builder, realtor and other associates that put the time, effort and expense into making the Parade the success it is each year by participating, benefit. Please do business with an ACTIVE, PARTICIPATING member.

The October NAHB Remodelers meeting featured a guest panel of banking officers gave their assessment of the current and future home building and home renovation market environment. Jim Tobin from Bank of North Carolina, David Smelcer from Piedmont Federal, and Vickie Farrior and Nathan Myers from BB&T were our panelists. There was not a lot of good news unfortunately. The general consensus is that there will not be an improvement in our local situation until job growth recovers, and most see that as at least
one to two years out. Money is available for lending by all the banks represented, but the basic issue is that most those who would like to borrow do not have the credit rating or equity available that is now required. The requirements related to these two key items have changed dramatically over the last two years. Bottomline, if you have a client that wants to borrow money for a renovation, and they have the appropriate credit rating and equity in the home, money is available. They just need to explore options at several banks. Remember to volunteer to help assemble Christmas trees for Brenners Children Hospital. Rob Powell will be sending more information out in the coming weeks.
Our November meeting will be held at Fergerson’s on November 9th. Schedule is the same - social time begins at 6:00 pm and dinner at 6:30 pm. Please let the HBA office know of your attendance as soon as possible so that Ferguson’s can plan appropriately.

With The End of One Season And The Beginning of Another...We all have a tendency to tidy up or surroundings. Put the shorts and flip flops away and get the sweaters and jackets out of their drawers and closets. It’s also a great time to think about the coming cold weather and what you need to do to the yard, the cars and the house. It may also be the perfect time to get out your insurance policies and make sure you are properly covered; are your deductibles doing their job and saving you money, are you getting all the credits you qualify for, is there adequate coverage in the event of a disaster? This process is no different than aerating your lawn and putting out grass seed. Well, it might be a little boring, but you’ll be glad you went through the process.
Are All Home Owners Insurance Policies The Same? Many of us buy our home owners insurance protection based on one factor; Price. And while this is a very important piece of the puzzle, it is probably the least important factor to consider when buying your homeowners insurance policy. A very large number of North Carolina home owners have purchased an “HO3” Home Policy. This is a very standard and serviceable insurance contract. But there is a new policy type on the market that offers the home owner increased protection and terms and sometimes significantly reduced rates. Not every home qualifies for the new “HE7” policy type, but now may be the time to compare your old homeowners insurance policy to this new platform. You might be surprised at the difference it could make in your protection and your premiums. Top 10 Contractor Hiring Tips for HomeownersYour home is probably your most valuable asset. Properly maintaining your home is a key factor in the retention and growth of its value. This factor is one reason why it is important to hire highly qualified contractors when making major repairs or renovations to your home. The following 10 key rules should be followed when selecting a contractor to work on your home. 1. Be wary of contractors who solicit business door-to-door or via cold calls. In addition, avoid contractors who quote you a price that will automatically go up the next day or week if you don’t accept it immediately.
2. Obtain recommendations from friends, family members, and neighbors about experienced and reputable contractors who have performed excellent work for them. 3. Ask for a written estimate from the contractor that includes any oral agreements the contractor makes in this process. The estimate should contain a line-by-line breakdown of costs, including materials and labor. In addition, ask if there is a charge for an estimate. If there is, avoid dealing with this contractor. 4. Obtain at least three estimates along with the names and phone numbers of two former customers of the contractor. Contact these customers and ask about the work performed. 5. Do not automatically select the lowest bidder. Their work may be lacking in quality. 6. Verify that the contractor is licensed, bonded, and properly insured. Ask for certificates of insurance for workers compensation and general liability policies. 7. Contact the Better Business Bureau to see if complaints have been filed against the contractor. 8. Avoid dealing with a contractor who asks you to pay for the entire job before the work begins. The standard practice is to pay 33 percent of the job up front. 9. Get a copy of the proposed contract. Ideally, it should include a hold harmless clause in your favor, particularly for major work such as when heavy equipment will be used in constructing a swimming pool. A hold harmless clause specifies that the contractor will indemnify you with respect to your liability to members of the public who are injured or whose property is damaged during the course of the contractor’s operations. The contract should also explicitly specify the work to be performed, the start and end dates, payment agreements, and warranty information. 10. Ask a knowledgeable friend, relative, or attorney to review the home repair contract before you sign.

TRIAD AWARDED $1.6 MILLION FOR SUSTAINABLE COMMUNITIES PLANNING
The U.S. Department of Housing and Urban Development (HUD) announced on October 18th that the Triad Region will receive a $1.6 million Sustainable Communities Grant. The local consortium that submitted the proposal, the Piedmont Authority for Regional Transportation (PART), Piedmont Triad Partnership (PTP), the Northwest Piedmont Council of Governments and Piedmont Triad Council of Governments, knew that the competition would be tough and are very proud winners. As Shelley Poticha, a HUD director, said, “The response to this program is huge. We were inundated with applications from every state and two territories – from central cities to rural areas and tribal governments.” The $100 million available was awarded to only 45 region applicants from across the nation, and OUR AREA WAS ONE OF THEM!
The goal of this new federal initiative is to help areas across the country to build economic competitiveness. Unlike most individual county and city plans, this plan will aim to integrate housing, land use, transportation and environmental considerations in one plan that covers the entire 12 county region. The planning process includes extensive outreach to engage a variety of civic interests: real estate and development professionals, environmentalists, low and moderate income groups, new North Carolinians from other countries and others.
The public input process is expected to begin in early 2011, and we will be sure to keep our members informed of opportunities to participate in the development of this important future vision for our region. At the end of the two year grant period, we should have a Regional Plan for Sustainable Development that could set the stage for future state and federal funding to assist with implementation. This plan will also define policies and recommendations for the region’s local governments to consider. If the process works well, local governments will align their plans and policies with the Regional Plan.

The Spring Parade Association Home Task Force invites any interested builder to submit a proposal for their home to be selected as the 2011 Spring Parade Association Home
This home must be complete & open to the public both weekends of 2011 Spring Parade. This home must be new construction and never occupied. It can be a home currently in inventory or under construction to be complete prior to April 15, 2011. Any price point is welcome to submit a proposal. All proposals will be evaluated by our task force as to the characteristics and marketability of the home. Proposals must be received no later than 5pm, Dec. 1st.
