Madison, WI Area Real Estate Market | November 2014
The market con� nues uneven. While most of the Madison area residen� al real estate market has improved, there are some sub-markets in the form of School Districts which are outperform-ing the rest. Year-over-year new lis� ngs through November increased the most in the Stough-ton School District by 10%. This was during a � me when about half of the area districts saw an upward trend, while others decreased. As for sales, the greatest increase during the same period was Sun Prairie School District increasing 35 total sales represen� ng a 5% increase. Interes� ng to note that most sub-markets decreased in sales in 2014 compared to 2013 so Sun Prai-rie did much be� er than most all the rest simply by having some increase. Then, as it relates to average price increases which has been the case nearly all year long, prices con� nue to rise. In this category Waunakee School District in-creased 11% to over $344,000 average sale price! While not all markets are seeing positi e trends with the number of sales it is good to see virtually all the school districts experience some value in� a� on espe-cially for those homeowners who have been (and might s� ll be) under water with their property. Hopefully that will con� nue, but may be threatened a bit if and when interest rates rise.
