Greater than the sum of its parts

Due to the recent positive activity in the economy, fall has been busy

around the Master Builders Association of Pierce County. Not only did we host

our 15th Annual Tour of Remodeled Homes, MBAPC also produced our first South Sound Parade of New Homes since 2008!

The Remodelors™ Council showcased seven private homes throughout Pierce County on September 29-30 at their Annual Tour of Remodeled Homes. There was something at all price levels from remodeled garages and “man caves” to historical renovations. It was great to see such innovative design in all the homes, and to see members find

value in participating in this tour year after year! This event was sponsored by Milgard Windows & Doors, Contract Furnishings Mart, Columbia Bank and The News Tribune. Thank you to all of our sponsors and all of our participants. We cannot do all that we do without you!

Two weeks later on October 13-14 and 20-21 the MBAPC hosted the South Sound Parade of New Homes featuring the newest trends and best products for new homes. The Parade featured 21 builder homes at a wide range of price points. Highlights included Built Green® certified homes, outdoor living spaces, open master suites and more. Two homes sold during the parade. Attendees also got an opportunity at each home for up to 20 chances to win a get-away weekend at the Iron Springs Resort in Oregon. Master Builders Association of Pierce County, like every

other association across America, is working to keep its services up to date and valuable to all of

its members, regardless of their age or stage in their careers. I recently attended a presentation by Mark Levin (nationally known speaker on membership value and engagement) who drilled down on the reasons why in this day and age it is STILL well worth it to be a part of the homebuilding industry’s association, in our case the MBAPC. With the internet and changing times, what used to be exclusive benefits to association members – saving time via association resources, information sharing, networking, and enjoying group benefits – are all available (although the quality and relevance may be less) through various other tools. However, what is still EXCLUSIVE to association membership and active participation is this: the “leadership advantage.” Getting involved with MBAPC lets you access the

association advantage – the ability to provide and cultivate exceptional leadership in its members. Nowhere else can emerging homebuilding industry leaders get the following:

• branding of the industry and its members’ value to the outside world• improved employer relations for the member• advocacy on behalf of the industry at the local, state and national levels• the power of the association’s public relations efforts• resume` building opportunities for involved members• developing industry/professional leadership notoriety • building partnerships with one’s employer, associates, educational entities, chambers of commerce, government, and other organizations

Over the past few years, employers have identified certain skills that are lacking in younger workers, including: teamwork, critical thinking, writing, and communication skills. All of these can be improved and refined through participation in association activities, committees and especially leadership. As an employer, encourage your newer/younger employees to take advantage of MBAPC’s opportunities to build these skills that will in turn improve their performance for you. As an employee, jump into what you can at MBAPC in order to make yourself more valuable to your boss. As you begin to look into 2013 and how you and your employees will be spending their time, consider how to use MBAPC’s activities, committees and events as a way to improve your company’s success. Another resource available to you and your employees is NAHB’s Spokesperson Training which will be offered just before (on January 20-21)

the 2013 International Builders Show in Las Vegas. The trainings help students be more persuasive and effective in all communication environments, and in particular, in media interviews and during speeches and other presentations. The Interview Skills seminar helps participants master strategies for broadcast and print interviews, including message development. The Presentations Skills seminar focuses on how to organize and deliver a speech or presentation and handle Q&A.

GER City Legislative Updates

BONNEY LAKEFire sprinklers- The MBA has been working with the City of Bonney Lake to institute a waiver for their fire

sprinkler ordinance. The City is currently the only jurisdiction within Pierce County to require a fire sprinkler system in single family homes, and the ordinance has no option of a waiver. This becomes an issue because a majority of the lots that have been developed in Bonney Lake were done so prior to the requirement, thus not being developed to the regulations needed to run a fire sprinkler system. Currently the MBA has met with several city staff members and the Community Development Committee of the City Council to discuss possible criteria on these previously developed lots. As this issue progresses we will keep you update through the newsletter and the weekly email.

System Development Charges - The City Council is currently considering a proposal that would reduce the water and sewer system development charges by 30% for the next year. The reason for this decrease is due to the fact that the lack of development over the last few years has created a lack of need to increase infrastructure. This ordinance will be periodically reviewed and extended if deemed appropriate by the Council.

FIFESchool Impact Fees- The City of Fife is currently reviewing the Capital Facilities Plan that was proposed by the Puyallup School district which calls for a school impact fee of $13,708. This would be an increase of more than $10,000 from the current adopted rate. The MBA submitted a letter to the Planning Commission encouraging the Commission to recommend a lower school impact fee to the City Council. At the meeting the Commission recommended that the City Council approve a school impact fee that is more in line with the impact fee proposed by the Fife School District of $1,163. This issue will be going to the Council during the month of November for a decision. The MBA will continue to be an advocate for an appropriate school impact fee.

GIG HARBORProposed Planning Fee Increase- The City of Gig Harbor City Council’s Planning & Building Committee began discussing a possible increase to their planning fees of 4-5% due to a cost of living increase. The MBA asked for some clarification from the City as to why they were proposing cost of living increases to the fees when these fees are legally tied to the level of service. The MBA also asked what service increase we should expect with the increased fees. City staff has recently informed the MBA that they are no longer considering these fee increases, however they are considering a possible charge for credit cards.

LAKEWOOD2013 Fee Schedule- The City of Lakewood had recently started looking at their budget and are considering several changes in their fee schedule. Lakewood staff has indicated that the proposed updated schedule attempts to base fees on meaningful variables that more accurately correlate to increased or decreased staff effort. One of the fees to increase is the preliminary plat fee. The fee is going from a variable rate, based on acres, to a base fee of $3,500 plus $100 per lot. Several other fees are also proposed to increase including, final plat fees, plat alterations, administrative variances, and others.

PUYALLUPUrban Forestry- For the last several months the City of Puyallup has been discussing a proposed urban forestry policy document. The document would require a 35% canopy cover for new single-family residential development and a 25% for multi-family development. The MBA submitted letters of concern to both the Planning Commission and the City Council during the appropriate public hearing timetables. Then on October 16th , after the City Council held their public hearing, the Council decided that they are not interested in implementing the proposed urban forestry policy document, thus the proposal died. The MBA will continue to work with the City of Puyallup and keep you updated should the proposal arise again.

Builders In Schools This program brings members into the classroom. The program’s goal and intent is to create learning sessions that are fun and interactive in order for the children to grasp the large concepts of the homebuilding industry.

Walk a Mile in Her Shoes Members will “Walk a Mile in Her Shoes”, a fundraiser benefitting the Sexual Assault Center of Pierce

County. This walk through downtown Tacoma is to help stop rape, sexual assault & gender violence in Pierce County.

Pierce County Construction Career Day The MBAPC supports this event as a sponsor, exhibitor and with volunteers. Career Day is designed to provide high school students with hands-on exposure to diverse and growing careers, and to provide employers with a pipeline of professionals for tomorrow.

Whether you’re representing your business through your personal profile or on a company page, social

media can help you connect with current and potential clients. But the idea of “getting social” is still a confusing

idea for a lot of people. However, the best way to learn is to jump in.

Here are five easy ways to ramp up your social media efforts.

1. Be informative. Share your knowledge with others. Don’t just push sales, instead focus on creating content and sharing it in a meaningful manner.

2.Respond to input (good and bad). Recently the Puyallup City Council was looking at implementing something that I disagreed with I took the time to comment on Facebook and heard from several members of the council. After their meeting, one of the Council Members sent me a personal message on how the issue had been resolved. Responding shows customers that they are important to you and your brand.

3.Keep it short. Can you say the same thing in fewer characters? Then do it! Does it need more clarification? Use the note tool in Facebook, or share a link to the full information with a brief summary on twitter. If you get too wordy you risk people tuning you out.

4.Join a conversation. With social media there is no reason to be shy. This is just another opportunity for you to share your knowledge of

your field. Engage in conversations outside of your normal circle. Some people only interact with users they feel can benefit them in some way, consider what you can do for others instead of what they can do for you.

5.Share the love. You will make a stronger impression on your followers if you share information about other companies and organizations. If someone’s doing a great job or has valuable information for your followers, share it.

Finally the most important thing about social media is to stay active. It doesn’t help your business to have an inactive account. Treat social media seriously by committing to x amount of posts a week. This will help keep your profile fresh and constantly at the forefront of your follower’s minds.

November is Spike Appreciation month – I’d like to take a minute to thank all of our hardworking Spike Members! Spikes are the Association recruiters, ambassadors,

mentors and spokespeople. Each member they recruit or retain adds to MBAPC’s strength in numbers, offers more rewarding networking opportunities and better represents our

industry interests to local elected officials — all factors that are vital to sustaining a healthy association and better serving the home building industry at all levels. To become a Spike, you begin as a Spike candidate. That means you have earned between one and five credits. Once you earn your sixth credit, you become an official NAHB Spike! Spike credits are earned by recruiting and retaining MBAPC and Council members. To retain your status as a Spike you must earn a minimum of one new Spike credit (new or retention) each year until you reach a total of 25 credits, at which point you are elevated to Life Spike status. For every member you bring into the Association you earn a Spike Credit. During membership drives you can often earn double spike credits! One way we thank our Spike members is our Annual Spike Party, this year held on September 15 at Ernie Dittmann’s house on American Lake. Spikes and their guests enjoyed awesome September weather, boat rides by request and the hospitality of the Dittmanns! The Spike Club provided rib eye steaks and beverages and attendees provided great sides and desserts. I would like to personally thank Ernie and Robin Dittmann for inviting us into their home, and our two beverage sponsors- ServiceMaster of Tacoma and Wind River Homes. 2012 has been a great year for MBAPC Spikes. NAHB Spike Stats As of September 30, MBA has 36 Spike Candidates (people who have recruited between 1 and 5 new members), 8 Spike Members (people who have recruited between 6 and 24 new members) and 55 Life Spikes (people who have recruited between 25 and 1000 new members.) The MBAPC has 21 Green Spikes with between 50 and 99 Spike points, 4 Red Spikes with between 100-149 Spike points, 12 Royal Spikes with between 150-249 Spike points, 5 Super Spikes with between 250-499 Spike points and 2 Statesman Spikes with 500 or more Spike Points! Our Super Spikes are Rick Hjelm (274.75), Carri Litowitz (285.0), David Litowitz (329.5), Susie Nelson (278.25), Pat Steffan (294.5). Statesman Spikes are Steve Garitone (533.75) and Dave Graff (619.25) Great job to everyone who has recruited so far this year! What sets us apart from other Councils is how much the RC gives back to the community. This year there have been numerous companies within

the RC that have stepped up to the plate to give back. Last year at the Festival of Trees we had more than 35 volunteers give 250

hours of their time to help the designers set up for the event. This year we will help again on Tuesday, November 27 from 8-5, sign up today with Kawehi at the MBA office to be a part of this great group.

York Enterprises is holding their fourth annual “Fill the Truck” Food Drive for NW Harvest! Last year, along with our team of suppliers and sub contractors, we collected food and filled one of our large trucks for donation just before Christmas. We are going to try to fill two of our large trucks, since we surpassed our goal last year with over 1500 pounds of food donated and delivered. Stop by and support us. On August 4, 2012 Milgard Windows & Doors celebrated its 50th anniversary by hosting a company-wide Day of Caring. On Saturday, August 4th, each Milgard location sponsored 25-50 children for their back to school needs. Volunteers from Milgard locations in Tacoma; Sacramento, Hollister, Simi Valley and Temecula, California; and Denver, Colorado

teamed with the Salvation Army to escort underprivileged children through local department stores to pick out back to school clothes. Each child was also provided with a new backpack filled with school supplies. This fantastic event was made possible through the Milgard MG/CAT program. Established in 1987, the Matching Gift/Community Action Team was created so employees can actively give back to the communities in which they live and work. On July 24, Cory Newingham contacted the MBA office looking for someone that might be able to help him build a ramp for his dad. His dad was in rehab and they could not

release him until a ramp was built. An email was sent out to the MBA members and Frank Egner from Frank and Sons Construction, stepped up to the plate. He said that Frank and Sons would do the project if we could help with some materials. Another call was put out to the RC members and GRAY LUMBER stepped up donating all of the lumber. Below is an email from Cory. He also sent a picture of the ramp with his dad! “I just wanted to take some time to express our sincerest gratitude for all you and Frank and Sons did for my father. We couldn’t have designed it any better and this works out perfect for my dad! We are so thankful for your kindness and generosity and would like to offer

our helping hand if ever needed. This was truly a blessing from the man upstairs! Again, thank you soooo much and please let me know if we can ever help with another project like this.” In September the Tour of Remodeled Homes was able to give $2500 to the Helping Hands Fund and Tree House, both personally funded programs at Mary Bridge Children’s Hospital. The council has given nearly $65,000 to this fun since 1999! Many of the RC Council members also participated in Walk A Mile In Her Shoes and Rebuilding Together South Sound. Thank you to all of the council members for their time and efforts in reaching our community. Please keep us posted with what your company is doing.
