ROGERS OVERVIEWLocated on the northwest outskirts of the MSA, centrally located between Minneapolis and Albertville. Rogers is a prime location, within minutes from Interstate 94, allowing convenient access to markets in St. Cloud (42 miles) and Minneapolis (24 miles). Rogers started as a farming community and has transformed into a prominent metro suburb. Nevertheless, it is still embracing a “small town feel” with safe and quiet neighborhoods. There are many business offices, bustling shopping centers, and large industrial footprints generating city and job growth throughout the Rogers community.

MARKET OVERVIEWThe Minneapolis/St. Paul market is comprised of over 61 million square feet of retail space. After posting a negative net absorption number in Q1 2017, the Minneapolis/St. Paul retail market bounced back with an end of year total of 1.1 million square feet of positive absorption. The market posted lower quarter-over-quarter availability rates and asking rates continued to decline. For the first time in four quarters, the market has lower quarter-over-quarter vacancy rates.
