Building Amenities: Overview

For your benefit, we have identified several amenities offered in the Park and at Network Drive.

Located in the Amenities Center, The Café at Network Drive offers breakfast, lunch and catering through itsprovider, Guckenheimer. The Café at Network Drive provides an indoor seating area and there are alsobenches and outdoor seating areas throughout the campus that are perfect for lunchtime breaks.

Grill at the Oasis, situated at the rear of 164 Middlesex Turnpike in Northwest Park, offers breakfast andlunch as well and has a wonderful patio for outdoor dining. They offer a take out, eat in, and delivery serviceto tenants in the Park.

Network Drive is ideal for walks during lunchtime with a multitude of sidewalks and paths locatedthroughout the campus. There are also game tables and comfortable seating in the upper area of theAmenities Center. We encourage you and your employees to fully utilize these facilities.

Northwest Park also has a Day Care facility for children up to 14 years of age situated at 87 SecondAvenue. The centre opens at 7:15 AM and closes at 6:15 PM.

Building Amenities: Park Amenities

In addition to these amenities, the surrounding neighborhood offers countless restaurants, hotels and retailplazas including the 170-store Burlington Mall, conveniently located across the street from the Park. Formore information and a complete listing, please visit www.nwpark.com.

Restaurants Northwest Park features three fine dining restaurants - Romano's Macaroni Grille, Chili’s Grill & Bar, andBorder Cafe. Located within the Park both The Café at Network Drive, in the Amenities Center, and Grill atthe Oasis, at 164 Middlesex Tpke, offer tenants an on-site breakfast and lunch cafe.

Child Care Tender Learning Center (781-272-9250) is located within Northwest Park and offers preferential service forpark tenants. In addition to regular day care, Tender Learning also offers accredited kindergarten andafter-school programs.

A Natural Environment Winding jogging paths meander through the park's natural environment. Brand new sidewalks safelyconnect pedestrians with the neighboring amenities. Settle down with your lunch at one of our quiet picnicareas nestled throughout the park and Network Drive campus.

Hotels Northwest Park features two full-service, extended-stay hotels, Homestead Studio Suites (781-359-9099)and Candlewood Suites (781-229-4300).

Building Security: Building Access

CARD ACCESS SYSTEMGS Security is contracted by Nordblom Company to monitor the Landlord Card Access System found in theAmenities Center as well as the Card Access System found in each multi-tenant building at the property.Each Tenant will be provided card access to the Amenities Center, and, if they reside in a multi-tenantbuilding, card access for the building they occupy.

The Amenities Center will always require card access 24/7, but the multi-tenant buildings will be open duringnormal business hours from 7:00 am – 7:00 pm Monday through Friday. Card access is required forafter-hours and weekends. Please submit a list of employee names (First and Last) to whom access cardswill be issued for both the Amenities Center and multi-tenant buildings.

Tenants shall be solely responsible for providing and maintaining their own access system for their leasedspace. Neither Nordblom Company, nor any of its representatives, shall hold any access cards or keys toany Tenant spaces. Each Tenant is required to submit one access card or key to their space for the Town ofBurlington Fire Department to store at the Knox Box located at the main entrance to each building foremergency access.

Building Security: Park Security

Securitas Security patrols the Park regularly, though at random intervals, at night, and on weekends. Thepurpose of the patrol is to check on suspicious vehicles and external signs of trouble such as smoke,flooding or vandalism. The presence of Securitas Security is not meant to assure individual security to everytenant space. A common area access system is in place for the Amenities Center as well as multi-tenantedbuildings; please refer to the “Card Access” page for more information.

Building Services: Cleaning

High Grade Cleaning Services is contracted by Nordblom Company to provide on-site cleaning services.Cleaning services will be provided after-hours and each Tenant is required to provide the cleaning companywith an access card into their space. Please submit any additional cleaning requests outside the normalspecifications to our office at (781) 272-4000.

Building Services: HVAC

CESCO (Cox Engineering Service Company) is contracted by Nordblom Company to provide on-sitemaintenance for HVAC services.

The standard hours of operation of the heating and air conditioning systems are 7:00 am – 6:00 pm Mondaythrough Friday, and 7:00 am – 1:00 pm on Saturdays. If the temperature within your office needs adjustmentwithin these hours, please use the Service Request System.

For HVAC emergency requests, special arrangements, or adjustments outside of the above hours, pleasecontact the building management office.

Building Services: Maintenance Requests

Northeast Building Services is contracted by Nordblom Company to provide on-site maintenance for all thebuildings and common areas at Network Drive at Northwest Park.

For your convenience this Handbook includes an Electronic Tenant® Service Request System. Use thissystem to submit routine maintenance requests directly to the engineering department; to track the status ofpreviously submitted requests; to download important documents; and to communicate with the propertymanagement office.

Completing a Service Request FormAfter logging in, click on the "Electronic Maintenance Request Form" Link. Users will be taken to a servicerequest form.

Step One- Confirm or complete all contact information. Step Two- Choose the nature or type of request being submitted. Step Three- If applicable, provide details of the contractor to be used. Step Four - Review all information thoroughly. Click submit.

You will receive conformation via e-mail that your request was submitted to the management office.

Updating User InformationPersonalized user information is used to auto-fill the Electronic Maintenance Request Form for quick andeasy submission. In addition, accurate contact information will assist the management staff in expediting allmaintenance requests. Each user should check regularly to ensure that accurate information is on file.

Electronic Maintenance Request LogThis feature allows users to track and monitor all service requests submitted through the Electronic Tenant®Service Request System. Service requests are sorted by month and will have the current month displayedupon entry.

Miscellaneous FormsHere users can download and print various administrative forms, reports and documents. In order to accessthe forms and documents contained in this section, users must have Adobe Acrobat Reader 5.0 or higherinstalled on their computers. This software is free and can be obtained by clicking here.

Emergency Procedures: Emergency Procedures

In the event of any Fire or Medical Emergency, tenants should call 911 IMMEDIATELY.

In the event of any Flood, Power Outage or any Building-System-Related Emergency, tenants should callthe Management Office at 781-272-4000. This number is monitored after hours by an answering service.

Policies and Procedures: Building Signage and Directory

Network Drive at Northwest Park - Tenant Sign Policy - Standards & GuidelinesOverview Plans for all exterior signs must be approved, in writing, by the Landlord. Approval of signs will be basedupon aesthetic considerations and the manner in which the sign complements the building and surroundingarea. The purpose for strict enforcement of the Network Drive at Northwest Park sign policy is to ensure thata quality business environment is maintained for all companies in the Park.

Procedure

Tenant will submit to Landlord a scaled drawing (in duplicate) detailing proposed sizes, colors, constructionmaterials, overall length of copy span and its position on the building in relation to windows, doors, etc.Landlord will promptly return to Tenant one copy with approval or recommendations for alternatives.

If approved by Landlord, Tenant will apply to the Town of Burlington, Building Inspector’s office(781-270-1615) for the required sign permit. No sign is permitted without an official sign permit from theBurlington Building Department and you will need a certificate of insurance from your insurance companynaming the Town of Burlington as the certificate holder.

Recommended Materials and Construction Signs should be constructed of metal or high quality plastic raised lettering. Individual letter forms will beaffixed to a raceway which in turn will be fastened to the building.

The color of the raceway should complement colors of the building. The use of corporate colors, insignias,logos and emblems is encouraged. The fixing of individual lettering on the building is not acceptable due todamage to building and high cost of repair upon removal. Penetrations in brick buildings shall be into mortaronly and not in the bricks. Landlord will have final approval of the proposed sign.

Location Signs will be affixed to the building at a location specifically approved by Landlord.

Lighting Back lighted sign cabinets are not recommended unless building is specifically designed to accommodatesuch a sign and face of sign does not protrude from the building. Tenants who require signs with illuminationshall also be responsible for providing the appropriate electrical connections. Please be advised that, inmost cases, electrical work will require an electrical permit.

Maintenance Each tenant is responsible for the upkeep of its own building sign. Maintenance shall include the promptreplacement or repair of missing letters, faulty lighting, chipped, peeling or faded painted letters, periodiccleaning of letters, and any other occurrence that visually detracts from the sign. Tenant shall be responsiblefor removing the sign and repairing any damage to the building caused by sign, upon termination of theLease.

Removal Upon lease termination, tenant agrees to be responsible for removing the sign and repairing damage tobuilding, including surface damage and discoloration caused by sign.

Policies and Procedures: General Rules and Regulations

Network Drive Campus and Common Area GuidelinesThe following guidelines shall apply, where applicable, to the Premises, the Buildings, the parking lots (orfacilities, if any), and the Property. These are the guidelines as of September 5, 2008 and may be subject tochange at the Landlord’s sole discretion.

Tenants shall have access to the Campus Amenities Center and the Liberty Cafe. The AmenitiesCenter hours of operation are 7:00 am - 6:00 pm and the Liberty Cafe’s hours of operation for foodservice are 7:00 am - 3:00 pm. Requests for use of the Amenities Center, Liberty Cafe, parking lots,and outdoor patio or courtyard areas for any Tenant specific functions must be submitted for Landlordapproval with a minimum of two (2) weeks written notice, and requests will be accepted on a firstcome, first serve basis. The following information must be included with the request:

Any functions requiring additional HVAC or lighting outside of the standard hours of operation will be billedfor the additional usage through a predetermined hourly rate which will reflect the current utility costs at thetime. The current rate, effective September 5, 2008, is $75 per hour. It should be noted that this rate reflectscurrent utility and operating costs, and is subject to change. There will also be an hourly charge fornecessary maintenance staff for after hours events. Tenants will be informed of the applicable after-hourscharges concurrently with the event approval.

Certificates of Insurance are required to be submitted for any outside parties, and will need to be inaccordance with Property standard insurance requirements. Tenant is also responsible for arranging postevent clean up prior to the event taking place.

During all events, functions and throughout the everyday use of the Campus Common Areas, it is expectedthat all furniture (ie. pool tables, ping pong tables, couches, tables and chairs) will be left in place unlessprior permission to move or rearrange them is granted. Should permission be granted, all furniture shall bereturned to its prior location following the occasion that necessitated its moving. All the miscellaneousequipment (ie. pool cues and balls, ping pong paddles and balls, etc.) shall be returned to their properlocation after use.

Tenant shall have key card access for the to-be built Fitness Center located in the Amenities Centerduring the hours of operation. There will be a separate set of Rules and Regulations for the FitnessCenter.

The Conference Center, located in the Amenities Center, is leased exclusively by Sun Microsystems.At Sun Microsystems discretion and through a prior arrangement with Sun Microsystems, theConference Center may be available for use by Tenants upon request. If available, all costsassociated with operating the Conference Center shall be the responsibility of the Tenant submittingthe request and shall be paid through direct arrangement with Sun Microsystems.

The work of cleaning personnel throughout the campus and building common areas (exclusive ofTenant Premises) may be performed at any time and shall not be hindered by Tenant. Windows,doors, fixtures, and floors when necessary, may be cleaned at any time. Tenants are strongly urgedto comply with the recycling practices of the Property, within the building areas, and in the LibertyCafe.

Campus Common and Building Common areas, such as sidewalks, doorways, vestibules, halls,stairways and other similar areas, shall not be obstructed by Tenant or used by Tenant for anypurposes other than ingress and egress. No rubbish, litter, trash or material shall be placed, emptied,thrown or stored in those areas.

No signs, advertisements or notices shall be painted or affixed to windows, doors or other parts of theCampus Common Areas, Building Common Areas or the Property, except if first approved in writingby Landlord.

There shall be no moving of any materials through the Amenities Center. 7.No animals, with the exception of those assisting handicapped persons, shall be brought into theCampus Common Areas, Building Common Areas or kept in or about the Premises. “Fred the Dog”will be housed at the property within the Sun Microsystems Premises for the purpose of Geesecontrol.

Landlord may from time to time adopt systems and procedures for the security and safety of theBuildings, Campus Common Area and Property, their occupants, entry, use and contents. Tenant, itsagents, employees, contractors, guests and invitees shall comply with Landlord’s systems andprocedures.

No smoking shall be permitted at the Property other than in specified areas as designated byLandlord.

Policies and Procedures: Insurance Protection

INSURANCE REQUIREMENTSIt is necessary that tenants submit a current certificate of insurance with Nordblom Company prior tooccupancy of the space. All outside vendors are also required to submit a certificate of insurance before anywork may commence at the property.

Please contact your insurance carrier and instruct them to send us a current certificate reflecting thefollowing minimum requirements:
