Seller InsightNestled in the glorious Monmouthshire countryside, amid just over five acres of stunning private grounds is Noddfa, a beautiful stone-built property that has been the much loved home of the current owners for the past twenty-six years.

It was a change of job for my husband that brought us to this beautiful part of the country, says Anne, and when we began searching for a new home we decided that we would like a rural property that could offer us privacy and seclusion, but definitely not isolation. Noddfa ticked all the boxes. Its a beautiful looking house and the grounds stretch out around it, so were in a world of our own here, but within ten minutes we can be in Monmouth, which is a gorgeous town, and if we want to travel further afield our connectivity to the motorway networks is excellent.

The house had been extended well before we became the owners, continues Anne, but over the years we have made a few improvements here and there, the most notable of which was the addition of a lovely green oak sun room. The rest of the house is wonderfully spacious and, in terms of décor, very in-keeping with the style of the property. Everyone who visits seems to comment on what a nice feel it has, and that is something that has made it such a pleasure to live in.

The house sits almost in the middle of the grounds and looks out over the valley beyond, says Anne. Its so beautiful here and an absolute paradise for children. As well as the more formal garden we have a number of terraces, so there are plenty of areas for summer BBQs or simply relaxing and soaking in the glorious views. The rest of the grounds incorporate a large field, a wildlife pond area and an expanse of woodland, which means were completely self sufficient when it comes to fuelling the fires. Its a beautiful environment with the bonus of wildlife and birdsong. We can always enjoy wonderful views over the surrounding countryside.

In good weather everyone seems to naturally gravitate to the oak room, says Anne. The house is virtually south facing, so the sunlight streams in, and even in the depths of winter its a warm and cosy space in which to sit and admire our surroundings.

Our immediate location is wonderfully rural, says Anne, but we have so much within easy reach. We can drive to Cardiff, Birmingham, Bristol and a whole host of other lovely towns and cities, however I always seem to find myself back in Monmouth. This is the ideal house to entertain in both formally and informally, says Anne. You can do cosy meals in the kitchen, straight from the Aga to the table, or more lavish affairs in the dining hall, and we have definitely enjoyed doing both over the years.

We have thoroughly enjoyed living here for the past twenty-six years, says Anne, but this is very much a family home, and now that its just the two of us here, rather reluctantly we have decided that the time has come to downsize. It has been such a happy home and we shall miss everything about it. Noddfa means haven, and that’s exactly what this is.”

DESCRIPTIONOn the market for the first time in some 20 years an absolute ‘gem’, secluded yet accessible in the heart of glorious open countryside just 5 miles from Monmouth. DIRECTIONSThe best approach from Monmouth is on the B4293 (Monmouth-Trellech-Chepstow road). Climb the hill out of Monmouth and take the left turning for Penalt. After approx half a mile turn right (in front of a small converted barn) onto an unmarked lane. Follow this lane bearing left at a grass triangle and, after passing Rowan Lodge, turn left onto an unmade lane. Noddfa is the first property on the left hand side with a splayed drive, stone-walled with a cattle grid.
