SHEARS HILL COTTAGE FOWNHOPE HEREFORD HR1 4QA This amazing detached cottage provides possibly one of the last opportunities to acquire a totally unspoilt derelict cottage located just off Common Hill on Shears Hill Common, in an Area of Outstanding Natural Beauty (AONB), adjoining the now disused Shears Hill Quarry and surrounded by the Site of Specific Scientific Interest (SSSI) about half a mile outside the highly sought after village of Fownhope, which lies between the Cathedral City of Hereford (7 miles) and the market town of Ross-on-Wye (8 miles). Within Fownhope village there are a range of amenities which include a Shop/Post Office, Butchers, Doctors Surgery, two Public Houses, exclusive Health Club (Wye Leisure), Village Hall, Sports Playing Field, a Church, Primary School and Bus Service. The cottage is constructed of stone under a tiled roof and is in need of total renovation and currently comprises Canopy Porch, Sitting Room, Living Room, Kitchen and Bedroom. There is plenty of scope for renovation and extension (subject to the necessary Planning Consents – please refer to enclosed email dated 30 March 2011 from Mr E Thomas of the Herefordshire Council – Planning Department). Gardens to the cottage lie principally to the front (Southern and Western sides) and are gently sloping, stocked with an extensive range of shrubs and trees which extend to approximately 1.46 acres. In addition to the area of garden adjoining the property there are two further parcels of land as indicated on the enclosed plan. Parcel 1 (Marked 5680 on the plan) Is a North facing sloping area of woodland which extends to approximately 0.38 acres with mixed range of trees including oak and ash and only has access from the upper footpath. Parcel 2 (Marked 4100 on the plan) Is also a North facing sloping woodland which extends to approximately 0.20 acres and has access from the lower footpath. Neither parcel of land has vehicular access. The whole extends to approximately just under two acres.
