South Africa, a culture rich and adventure packed country on the southern most tip of the African continent, offers a world in one. With inland safari

destinations such as the Kruger National Park, economic hubs like Johannesburg and business and leisure capitals such as Cape Town. “It's difficult to think that anyone would want to live or spend their holiday anywhere else. We are well known as Sunny South Africa – and this is a big factor which makes us so unique and sought-after” stated Wendy Williams, Sales Director of Engel & Völkers Southern Africa.

Whether you seek a cosmopolitan lifestyle or country living, the busy night life of the city, relaxation in the bushveld or have a love for the sound of waves crashing on rocks - every single one of us longs for a place to call home. Although locals are not the only ones enjoying the variety the country offers – it is an appealing choice for foreigners. These are all factors that one should look at when considering your investment options.

Today a large number of investors are actively-seeking opportunities for buying South African property as well as long-term leases for foreign investment or business expansion. Foreign buyers of prime residential property have made a welcome return to the South African market, lured by attractive homes at equally attractive prices, a wonderful climate and a currency which is very much in their favour. These buyers hail from across the globe although Europeans are prominent.

There are no restrictions in respect of property ownership by non-residents, save for a prohibition on illegal aliens owning immovable property within South Africa. South Africa is reputed to have one of the best deeds registration systems worldwide with an exceptional degree of accuracy and security of tenure being guaranteed. Property can be owned individually, jointly in undivided shares or by an entity such as a company, close corporation or trust or a similar entity registered outside South Africa.

According to STTB Attorneys, non-residents will of course be subject to the same laws and regulations as South Africans and it is compliance with these stringent requirements that ensures the efficiency of the South African land registration system and security of tenure.

Should the non-resident not wish to purchase the property in his or her own name but rather in the name of an entity, such entity must be locally registered and meet the requirements inherent in registration of the chosen entity, such as the requirements of the Companies Act.

A substantial percentage of the current market being fuelled by foreign exchange. Willing investors or expats looking to buy a permanent holding or holiday home can expect to pay on average in South Africa - R950 000 which adds up to about 53 000 Euro for a small home (80m²-140m²), R2 million or 111 000 Euro for a medium-size home (141m²-220 m²) and for really extravagant and special homes of between R20 to R50 million, this amounts to a mere 1.1 million Euros.

Property in South Africa has always, and still remains a solid and secure investment with an expected return – so whether looking at purchasing to live or to invest, ensure that you have knowledgeable and reputable guidance to take the next step.

of how easy they are to install, how much heat they put out and how cost-efficient they will be for you to operate. The Traditional Open Hearth have existed for centuries and typically made of stone or brick. When you are close to them, you can really feel the heat and they look the most authentic, however, they often are not as effective at heating the room as some of the more modern varieties. If you do not already have a fireplace in your home, it will require a fair amount of construction work to put in both the opening itself and the chimney for proper ventilation.

Wood Burning Fireplaces

Consider the structure that you already have, the amount of heating that you want to achieve and, of course, the design of your home.” advises Craig Hutchison, CEO of Engel & Völkers Southern Africa. It's also a good idea to keep in mind the reality of what using this new indoor fireplace will mean. The direct-vented variety can be vented through an existing or newly constructed chimney, however, you can alternatively use a pipe so that less changes in the house ' s s t ruc tu re a re necessary and it can be installed in any room. The flame is yellow so it has more of the feel of a wood burning fireplace.

Ventless Built-in

Tabletop FireplacesThis is definitely a trend alert. These come in different sizes, enabling you to make use of them in a variety of settings. They are easily portable, especially the smaller models, so you can take them from one room to another, or move them if you need to use the table or other piece of furniture for a different purpose. They are used more as a décor item for creating an ambience, and not for heating up a room, however you could expect a slight rise in temperature if you for example sit around the table where it is located.

Electric FireplacesElectric fireplaces are the are the most cost effective option to install. Another added benefit of electric fireplaces is that most of them enable you to turn the heating function on or off while maintaining a fireplace-like ambiance. Most electric fireplaces include a remote-controlled heater and some even have different varieties of fire effects, which allows total user customization. However these might not be as attractive as some of the other options and not give that authentic fire feel. seconds.• Add 1 tsp of turmeric powder to the hot milk.• Add 1 tsp of sugar for good taste.• Mix it well. Consume it when the milk is warm.• Drink it before the bedtime to get relief from

chest cold pain.

Apple Cider Vinegar Apple cider vinegar treats the cough naturally and clears the chest congestion. It provides relief from the inflammation. The remedy is very useful to treat the symptoms of a chest cold.

GATHER IT • Warm water – 1 cup• Apple cider vinegar – 1 tbsp• Honey – 1 tbsp

What your home means to you, and what you imagine it to be, is not necessarily compliant with what is currently happening in the real estate market within your area. One would have to come to terms

with the real world of the industry's current affairs. Nowhere else does this clash become more apparent than in the pricing of your property.

“One should not be too hasty when pricing your holding. With technology and information at your fingertips, you could do a bit of research yourself, looking at what properties sell for in your area and also viewing market statistics on numerous online platforms. However calling your local real estate agent for some advice and a free property evaluation, could save you a tremendous amount of time than trying to fix your mistake later on” warns Craig Hutchison, CEO to Engel & Völkers Southern Africa.

Consequences of overpricing might have you waiting a very long time before you can move on. Advertising for a much higher selling price than the rest of the properties in the area, will affect the attractiveness of your property in a negative way. As buyers search online you will fail to show up in online searches if you are not in the correct price range for your ideal buyer. Be careful of the pitfalls of overpricing as some damages can not be undone. If you have overpriced your property initially, you will eventually be forced to lower your price if you are serious about selling. Clever and informed buyers will hold out to see how far you will drop the price before an interest is sparked. This changes the perception to a desperate seller - which leads to even lower offers.

Buyers are not concerned with your personal circumstances with regards to what you need to get out of the sale, they are looking for an investment and paying fair market value, much the same as you will when you purchase your next property. “A new trend which we have seen developing is where sellers move from one area to another, but the market in the new area is much higher than where they come from” noted Craig. Overpricing your property to ensure you can afford a new home in your new location will not pay off.

Other than the buyer, you also have the financial institution to consider. All banks require a valuation of any property they issue a bond for, and yours will be no exception. Your local valuation officer does not take into account how

perfect you think your home is nor how perfect fit it will be for new buyer. The market rules the valuator, and he or she will evaluate your property accordingly. A bank has to protect their interests as well.

When the appraiser comes back with a market value that is noticeably lower than the price the buyer is offering, the bank is likely to decline the application. This can take you from a sure sale to a failed application, leaving you starting the process all over again.

How to avoid over pricing?One of the things all buyers have in common with sellers who overprice their homes, is the belief that every home improvement they have made over the years translates into a one for one increase in value. Unfortunately that is not always the case in real estate. You might add improvements which suite you, however keeping the future buyer in mind, they could have other ideas of what they would like to do, and would prefer to pay lower and customise the property to their own taste, instead of paying for your improvements only to spend additional money to add their own touch. Home improvements and additions should be done with caution as this could put your property value over that of the area, and whether your home is a mansion amongst your neighbours – buyers looking in that area are doing so for specific reasons, one being price.

Use a real estate agent – professional agents will give you a fair and honest opinion regarding what price you would like to obtain. Real estate agents have access to networks, features and systems which you are not able to make use of, when calculating your home's value. Thus making use of a professional will ensure that you are correctly informed and given all the data needed so that you can decide whether selling is an option. Look at the comparable real estate sales data through the eyes of a buyer not as an emotional seller.
