treat. The Executive Council spent the better part of a day reviewing our core values, strategizing about our future and setting goals for our suc-cess. Through critical assump-tion discussions and strategic thinking, we revised our plan, which will be posted on our website after final approval.

The continued news about the real estate market has not been very encouraging, and the fore-cast for the next six months is, at best, contradictory. This is the perfect opportunity to demonstrate that the experi-

(Continued from page 1) ence you have, combined with the added knowledge received from IREM education and asso-ciation with your local chapter, are attributes which make you invaluable to your company. I recently found myself on the receiving end of the downturn and was laid off along with many of my colleagues. The very next day I turned to an IREM member for professional advice and moral support, and that person told me about an-other member’s client who had a position to fill. That conver-sation led to an interview, which turned into a new job.

There is so much to be gained by being a member of the IREM community. Not only for employment opportuni-ties, but for fellowship, sup-port and life-long friendships, all of which can carry you though this cyclical cycle of real estate. Those of us who are part of the IREM family should be proud of the educa-tion we have acquired and the professional ethics we up-hold. With this in mind, I hope to see YOU at the next chapter meeting, Sep-tember 17 at Maggiano's.

This annual event for CPM® Candidates is an informal seminar on the structure of the Management Plan Skills Assessment (MPSA) and Capstone courses. IREM faculty member Leonard Frenkil, CPM® of WP&M Real Estate Group facilitated this year’s program, which provided Candidates with first-hand information on how to maneuver their way through this final certification process.

On Wednesday, June 25th, the Chapter hosted its third annual Friends Appreciation Luncheon. Once again, the event was held at Fleming’s Steak House in Tysons Corner, Virginia, where the food and service was superb. This affair is an op-portunity for our Friends of IREM to meet informally with Executive Council members and discuss how the program is working and if it is meeting our mutual expectations. This year, twelve of our eighteen Friends attended and participated in a lively discussion. Bob Bell, FOI Committee Chair, pro-vided an overview of the Chapter’s program and explained how Friends are recruited and signed up, and how the Chapter cur-rently has a substantial waiting list of firms that wish to become Friends of Chapter 77. He also explained the Chapter’s policy of limiting the number of Friends from the same industry. Several of the Friends indicated a continued interest in assisting on one of the Chapter’s committees.

Friend of IREM Tip

of the Month

Periodically throughout the year, we send communications like this one that are designed to give you valuable information on your sys-tems or facilities, or could give you some current tips or trends to help you run your business more pro-ductively. We truly appreciate your business and look forward to work-ing with you in the future.

Did You Know?

Did you know that each of the local VA/DC/MD water authori-ties have specific codes that require all commercial and residential buildings have their backflow pre-vention device(s) tested and certi-fied each year by a Journeyman or Master Plumber with Specific Cer-tification in Backflow Prevention?

While sometimes overlooked, these devices play a vital role in protect-ing our entire water system from cross-contamination. Most build-ings have at least two of these de-

vices. Failure to have this service per-formed annually may not only result in significant fines but could contaminate your building’s water system and all the other buildings in the area leaving you, the owner, liable.

Backflow prevention testing and certi-fication are some of the many plumb-ing services that we now offer at EM-COR Services Combustioneer. This important service can be easily added to your existing maintenance contract and performed on an annual basis protecting you and your properties. To learn more please contact EMCOR Services Combustioneer at 240-372-1467.

Carol Walker has been our IREM Association Execu-tive (IAE) for al-most sixteen years. It is common to

hear members of our chapter’s execu-tive council refer to Carol as “the glue that holds us all together”, which she truly is in every sense of the word.

Carol keeps the financial records for the chapter, handles all of the accounts payable and accounts receivable issues, writes the checks, keeps the books, writes reports, answers the phones, monitors the website, keeps all of the member records up to date, processes orders, creates the nametags, and tracks meeting attendance and payments. But Carol herself admits the administrative stuff is only 80% of her job.

The other 20% she refers to as plan-ning, problem-solving and brainstorm-ing. Carol says that she can be most effective for the chapter by using strate-gic thinking to anticipate trends and issues that may arise in the future, and to help the board address these issues proactively. Carol’s abilities have not gone unnoticed by IREM Headquarters and she has been asked to serve on several IREM national committees and workgroups, including the education and membership committees, and the pilot IAE workgroup. This year she participated in the task force assigned to revamp the regional leadership confer-ences. In addition to serving as Chapter 77’s IAE, Carol has served for 8 years as the IAE for the Region 3 Education Committee. Carol sees her role as a communicator between IREM head-quarters and our chapter, and she is the means by which we stay not only cur-

rent and compliant, but also ahead of the game.

Carol has seen a lot in the past 15 plus years and the thing she says has hands- down changed her job the most, is technology. Carol reports that when she was hired, everything was done by “snail mail,” including all the meeting announcements and the monthly minutes for the executive council. She says that e-mail “has made us faster and more efficient,” but that now “expectations are much higher and we are working harder and longer in response to that.”

Carol’s hard work does not go unno-ticed, and our chapter is very apprecia-tive of her attention to detail and the amount of class and grace that she puts into everything she does. Carol has a bachelor’s degree from Hood College where she majored in English. She met her husband John while she was work-ing at a summer job in college. He is a Vice President for Real Estate Develop-ment at Weston Solutions, Inc., an envi-ronmental engineering company. They have been happily married for 26 years and have three children: Danny, 20, Michael, 17 and Jennifer, 12.

After college, Carol worked with Jean Collins, who is now IAE for Chapters 92 and 8, at Oxford Development Cor-poration. Carol was a technical writer in the marketing department at Oxford (where, incidentally, she received her Series 7 stockbroker’s license, the “hardest thing she has ever done”). Jean and Carol left Oxford within a few months of each other to start their

families, and reunited a few years later when Jean suggested that Carol inter-view for a chapter administrator posi-tion in IREM.

When asked about her professional goals, Carol stated that she would like to obtain her Certified Association Ex-ecutive (CAE) designation. With re-gards to our chapter, Carol wants to continue to “be the largest chapter in the Washington Metropolitan area,” and to “stay on the leading edge of ideas for improving programs and to always be looking for better ways to serve our members.”

Carol’s favorite season is fall when “everything starts over again.” She stays excited about IREM because every fall there is a new board, a new boss (the new chapter president), a new agenda, and a new calendar.

Carol says she is motivated by wanting to have it all – the career, the kids, the husband, and time for herself. It seems to us she has mastered the delicate art of balance perfectly.
