Ghelamco is investing heavily, and has approximately 400,000 m² in full development in Belgium and Poland. It was mainly the investments in stadium infrastructure that attracted the attention of the media, of course. As a newcomer to the first division, the oldest club in Belgium, Royal Antwerp FC, fulfils the expectations completely, and participates as a fully-fledged team at the summit of Belgian football. These are great days for the fans, while the supporter experience in the stadium continues to be rapidly expanded.

The existing stands were refurbished in order for them to meet all the conditions for operation. Stand 1 was demolished, and the final work on the brand new main stand is currently in progress. This complex includes all the facilities necessary for a modern, comfortable infrastructure, and the building will also house a fan shop linked to a web shop, that will surely delight all the fans. This infrastructure will be fully operational by the end of November. In addition, work is being carried out on the construction of a brand new car park for 800 cars.

The Eurostadium project is now looking forward to ob-taining its encompassing environmental and building permit. The dossier has been declared to be complete and admissible, and the decision should be made before the end of January 2018. Brussels is, in fact, the only host city for which UEFA does not have any certainty yet. They are also looking forward to the new stadium infrastructure with an ultimate fan experience.

The focus on experience is also crucial in the development of office buildings, and the co-work-ing model, in its most diverse forms, is continually gaining importance. In addition, there are also major shifts with regard to mobility, with a focus on different modes of transport and parking models.

The realisation of the Spectrum mixed office and residential complex was started in Brussels, while the construction of Edition, the residential project on the Louisalaan, was also launched. The Link office complex in Antwerp is also in full development. Sales (residential) and rentals (offices) already exceed even the wildest expectations for these projects.

The Warsaw HUB in the Polish capital is an illustra-tion of a visionary, up-to-date synthesis of all the evolved collaboration models and living environ-ments. This project, into which the most advanced work models have been integrated, will be opening its doors in 2019. All of this will be supported by perfect mobility, and it will be possible to reach the complex conveniently by metro, tram, bus and bike.

Ghelamco published its half-year figures at the end of September. The net assets of the Group increased to 772.96 million euro, and its solvency strength-ened to 46%. The Warsaw Spire complex was sold to the European Property Fund, and the refinancing was underwritten by three banks. Building B of the The Warsaw Spire, a Warsaw landmark, is leased to FRONTEX, and was recently resold to the Austrian real estate fund CA Immo for more than 100 million euro. The Kopylov Logistics Center in Ukraine was sold for 18.8 million euro. These sales once again exceeded our highest expectations, indicating that top products will always find a buyer, even in difficult markets like Kiev.

Ghelamco’s investments are running at full speed. Many projects are rapidly evolving, with a single ambition: to demonstrate that sustainable, high-tech, A-class buildings within a living environment with good access will always find a market, regardless of economic developments.

Ghelamco has created a new football experience in the stadium of Antwerp FC football club. The construction of the new Stand 1, with

5,600 seats, 18 boxes and much more, is an important landmark in the development of “The Great Old”, the oldest club in the country.

The old main stand has been demolished, 400 piles went into the ground, 12,000 m3 of concrete was incorporated

into a construction that is 114 m long, 50 m wide and 35 m high and with 4,300 m2 of glass windows

Time had stood still on the Bosuil, the home of the Royal Antwerp Football Club, for several decades. In terms of infra-structure, the club was hopelessly lagging behind at the end of last season, while celebrating its promotion to the Belgian First Division. Apart from some limited repair work, nothing had been invested in the stadium of the country’s oldest foot-ball club for decades. With the construc-tion of the new Stand 1 by Ghelamco, a new football experience was created, which can lift the club to another level.

The outdated Stand 1, with 2,400 seats, was replaced by a brand-new, modern infrastructure with 5,600 seats, equipped with all the necessary facilities: chang-ing rooms for the players and referees, a high-end media centre for the press, facilities for the emergency services,

catering facilities (which are open during training sessions and competition days), multi-purpose rooms, executive boxes and VIP areas. All this allows the club to receive its supporters and partners, including the business world of Antwerp and far beyond, at a higher level, with more comfort and good business con-cepts within an appropriate infrastructure, including 18 executive boxes. The new, child-friendly infrastructure has been spe-cially designed and equipped to welcome groups and families who, together with their children, want to enjoy a pleasant football afternoon or evening.

The spacious entrance hall welcomes visitors in style. The Diamond Box, which is also situated on the ground floor, offers a unique VIP experience, with a view of the players’ tunnel. Everyone can find

what they want in the spacious fan shop. Open spaces that allow visitors to get to-gether before, during and after the match are available on the 1st and 2nd floor. These areas provide direct access to the stands. Floors 1 and 2 are arranged so that they each have their own character, and offer a specific experience (including in the area of catering and hospitality), but seamlessly connect to the larger whole at the same time.

The (semi-)mobile installations (e.g. ham-burger tent, chip shop, etc.), which were previously scattered about in front of the stadium, are now integrated into the complex. The restaurants are located on the 3rd floor. The 4th floor offers space for the boxes and VIP areas of the club. The new infrastructure now also houses the club’s offices.

The brand-new complex, with a total floor area of 16,600 m2, was built with an eye for quality, right down to the smallest finishing detail. A top experience was thereby created in a period of just fifteen weeks. The old stadium was demolished, 400 piles went into the ground, and 12,000 m3 of concrete was incorporated into a construction that is 114 m long, 50 m wide and 35 m high and with 4,300 m2 of glass windows.

In the meantime, the other stands and the surroundings were also refurbished. Antwerp FC can now welcome the best supporters in the country in a manner that is more than dignified.

On the ground floor, the Diamond Box offers a unique VIP experience, with a view of the players’ tunnel.

Create. Innovate. Meet. Work. These four key words give a perfect picture of what The Link in Antwerp stands for. With this office project near Berchem railway station, Ghelamco brings together the best of two worlds: a healthy, stimulating and dynamic work-place in a thoroughly energy-efficient, and therefore cost-saving, building.

The Link is aiming to achieve the BREEAM Excellent certificate, the world’s foremost and most widely used envi-ronmental sustainability accreditation system. BREEAM projects are assessed on the basis of the sustainability perfor-mance in a number of categories. This translates, on the one hand, to lower exploitation costs and, on the other, to increased productivity for everyone who works in the building. Among other things, this is due to an individually-adjustable climate control system, an extensive

ventilation system and a maximum of natural daylight. In addition to this, the substantial insulation package and modern techniques lead to a low E-level of 40, and thereby a low use of energy (40% less). As a result, the project is virtu-ally energy-neutral (BEN).

The construction is moving ahead rapidly, and the buildings will be definitively commissioned in early 2018. The rental is also running according to plan, with 55% already rented, for example, to MeetDistrict, the operator of the co-work-ing offices (5,261 m2). Negotiations are ongoing for the rest.

The complex has one of the best parking ratios in the city, and will also have a branch of The Foodmaker at the opening.

The integration of MeetDistrict makes The Link really unique: companies can

insource temporary office space, a flex-ible solution that will gain in importance in the coming years. Both the tenants of the building and other companies and start-ups can approach them. The nv MeetDistrict is a Ghelamco service organisation, and is already successfully operating a similar concept for innovative companies from the Ghelamco Arena in Ghent.

MeetDistrict will contribute to a relaxed campus feeling, which extends beyond the walls of the complex. An inner garden courtyard will be created in the area between the two buildings, where people can meet, work and relax. Landscaped lawns, water features and groups of trees shape the space. Ideal for stepping out and revitalising yourself between projects.

The Link is aiming for the BREEAM Excellent certificate, the most important and most widely used sustainability label in the world.

There are 22 high-quality apartments at the back of the Spectrum project, which have all already found a buyer. These are mainly private investors.

The contrast between the building that stood on the corner of Bischoffsheimlaan and Eredienststraat and the project that will be commissioned by May 2019 could not be greater. What was once a soul-less mastodon made from concrete has been demolished in the meantime. Now Spectrum will appear at Madou: a project with enchanting architecture, state-of-the-art technologies in terms of ener-gy-efficiency, and a design that exudes elegance and sophistication. The ground work and the construction of the under-ground car park are in full swing.

The interest from potential tenants is already great, and includes lobby groups

and financial institutions. This unique project also has several advantages: primarily, of course, the location. The European Commission is housed on the other side of the street. Parliaments, cabinets and the headquarters of multi-national companies are just around the corner. In addition, you will find a bustling area full of restaurants, cafés and theatres behind the building.

Spectrum is located practically on top of the Madou metro station, from where you are 5 minutes away from Brussels-Centraal railway station and 8 minutes from Brussels-Zuid station, with international train connections to

Paris, Amsterdam, London, Düsseldorf, Frankfurt, etc. Madou is also only 19 minutes away from Brussels Zaventem Airport by train.

Brussels is one of the thirteen host cities selected for the organisation of the European Football Championships in 2020. In this context, a competition was launched for the realisation of a new football stadium, which was a necessity for hosting competitions for the European Championships. Ghelamco was selected to realise the Eurostadium project.

In the meantime, the Environmental Impact Report (EIA) for the project has already been approved by the Flemish administration, and the licensing proce-dure is in a final phase. A not yet formally abolished, but invisible phantom right-of-way on the site still stands in the way of the granting of the necessary permits.

The abolition of this right-of-way has been reaffirmed in the meantime by the compe-tent deputation of the province of Flemish Brabant, which also substantiated its decision even more firmly.

The encompassing environmental and building permit application has already been declared to be complete and admissible in the meantime. The Flemish government must now make a decision before the end of January.

The new dossier takes maximum account of the remarks and objections that were raised during the previous (withdrawn) authorisation procedure. Particular attention was thereby paid to mobility. Today, the site is a grey, chaotic, above-ground car park. The development of the Eurostadium project will provide a metamorphosis in this area. All the cars

and buses will find parking spaces in an underground stacked parking lot, with a host of entrances and exits. This car park is located underneath the Campus, in which a knowledge centre in the field of rehabilitation will be created.

The whole project is embedded in a 17-hectare park. The site thereby has a green character, with space for playgrounds and lawns, water features and natural vegetation.

All traffic will be segregated on the site: car traffic will only be underground, while there will be footpaths for pedestrians above ground in the park, while a separate 1.6 km cycle track will be laid for cyclists that can be connected with all the adjoin-ing neighbourhoods. The site is also per-fectly connected to the public transport system (three tram lines, four bus lines and a metro station), whereby Ghelamco has planned additional investment for loading locations and new platforms.

The concept of the football stadium itself was also further developed together with internationally renowned stadium experts in order to optimise the experience for the supporters even more. For example, the boxes were placed closer to the playing field. In addition, it is also possible to architecturally reduce the capacity if the project’s partners require this.

Ghelamco has thereby gone to great lengths to realise its mission and, above all, to provide the fans with the ultimate football experience - during, before and after the match.

On the 14th of September 2017, Ghelamco submitted the application for an encompassing environmental and building permit to the Flemish government for the

development of the Eurostadium project in Grimbergen. The new dossier took maximum account of the comments and objections that had been made.

Where the ‘Filature de Rabot’ textile factory once operated at full speed, in the northern part of Ghent, Tribeca has now arisen,

the pearl of the revitalised Bloemekenswijk.More than 85% of homes have been sold in the meantime, and 75% of the retail space has been booked.

Tribeca is a mixed residential and retail project that combines city life with the tranquillity and comfort of a site surround-ed by green areas. And all of this close to the bustling city centre. With conventional apartments, duplexes and triplexes, as well as ground-level apartments, studios and lofts, there is a wide range of options. And this range is appreciated, both by investors and by the end users. More than 85% of homes have been sold in the meantime, and 75% of the retail space has been taken up.

The project is now also in the final phase of completion. The final lots will be ready before the end of the summer of 2018. In the meantime, 95% of the first lot of apartments have been commissioned. The old factory building, with 5 lofts and retail space on the ground floor, is also in full development. As early as February of this year, the supermarket chain Lidl opened its brand-new shop, which marked the launch of their com-pletely new shop concept. A post and courier service has rented a unit, while a brokerage firm and COOP pharmacies purchased their unit.

The site, which amounts to a total of 2.4 hectares, is located along the water in a suburb of the city, near the green area of the Bloemekenspark. By setting up the parking lot underground, the whole site achieves an even more relaxing character. The location on the outskirts of the city and its optimal accessibility brings the city nearer on the one hand, while commuting is less time-consuming on the other.

Tribeca also offers a range of shops. It thereby holds all the trumps that have made the New York Tribeca district into a success. This project gives a new dimen-sion to modern life in a renewed urban area.

Warsaw HUB, the largest project ever carried out by Ghelamco in Poland, is gaining momentum. The underground work on the skyscraper complex in Warsaw’s Wola

district is now pending. With its state-of-the-art design solutions, The Warsaw HUB is one of the most technologically advanced construction projects in Poland.

The 113,000 m2 of space will offer state-of-the-art office premises, a conference centre, 3- and 4-star hotels, service outlets and a fitness centre. The Warsaw HUB will also contain a MeetDistrict, a unique co-working space that has been successful in Belgian projects carried out by Ghelamco.

The investment will provide its future tenants with numerous sophisticated technology solutions. For example, access to the building will be enabled by smartphones and the parking lot will be equipped with a car recognition system, a car wash, and a charging station for electric cars. The complex will be powered by three independent sources, and the tenants will also be able to install their own generators.

Ultimately, The Warsaw HUB will also accommodate The Heart Warsaw, a centre of cooperation between corporations and start-ups, which is now based in the Warsaw Spire. As part of the concept, global companies seeking innovative solu-tions will receive complex support – from preparation of the organization to coop-eration with start-ups, dedicated scouting and pilot implementations. In addition, as part of The Heart Warsaw, projects will be developed related to smart cities and smart office concepts that later could be used in The Warsaw HUB.

The project’s innovativeness is also re-flected in the manner of its presentation. With The Warsaw HUB, Ghelamco is the first company in Poland, and one of the first in world, to use HoloLens, a technol-ogy for real-scale project presentation. This enables potential tenants to already see their future headquarters at the construction stage. Thanks to special goggles, it is possible to generate a 1:1 holographic image.

Innovative research and technology were already used at the design stage of The Warsaw HUB. In association with the University of Technology a large number of analyses were carried out, including sun reflections, icing and accumulation of snow on roofs and other parts of the building, as well as wind analyses aimed at assessing the impact of wind on the building’s elements and installations. Tests were also carried out in a wind tunnel to assess the skyscrapers’ impact on the flow of air in their surroundings. All these aspects were taken into consider-ation in both the building design and the land development.

The Warsaw HUB has already enjoyed enormous interest from potential tenants. Ghelamco will soon be able to name the first tenants to have chosen The Warsaw HUB.

The Warsaw HUB is being erected in the fastest developing part of Warsaw, at Rondo Daszynskiego in the Wola district, at the junction of Towarowa and Prosta streets. After the construction of the Warsaw Spire, the HUB is yet another project creating a new business centre in Warsaw. The complex will consist out of three skyscrapers: an 85-metre hotel building and two 130-metre office towers. The towers will be built on top of a five-storey foundation that will create a large-city frontage along Towarowa Street.

Advanced work on the underground part of the complex is now pending. One of the biggest challenges in the coming months will be to erect a huge foundation slab. The operation will require approximately 3,500 tons of steel and 16,000 m3 of concrete, equivalent to 500 detached houses. The slab will be completed by the end of the

year, whereby the whole underground part of the complex will be finished at the turn of Q1 and Q2 2018. The building of the connection to the Rondo Daszynskiego metro station will also start next year. The connection will provide The Warsaw HUB users with a direct access to the Second Metro line platforms. The investment is scheduled to be completed in Q1 2020.

The Warsaw HUB is currently Ghelamco’s most innovative project in Poland, and will go far beyond the traditional concept of an office complex. The investment is built upon the concept of a ‘hub’, a major func-tional and transportation centre. Various means of transport and roads meet in the direct vicinity of the project: metro, trams, buses, trains, and major routes. The complex will combine all functions necessary for modern corporations and start-ups to operate.

At the Mipim Awards 2017, the Warsaw Spire was acclaimed as the ‘Best office & Business Development’.

Earlier this year the Warsaw Spire won an award during the MIPIM Awards 2017, in Cannes, the world’s most prestigious competition in the real estate industry. The Warsaw Spire is appreciated not only by top tenants, but also by key players on the financial markets. “We are pleased to have the opportunity to carry out such such an important refinancing for

220 m high, with 109,000 m2 of office space, Warsaw Spire is the largest and the highest office building in Poland. The investment has redefined the ‘business centre of Warsaw’, and has become an icon of this dynamically growing capital. An integral part of the complex is Plac Europejski, a unique square created in a former industrial zone.

Ghelamco European Property Fund has signed an agreement with the German banking consortium - Helaba, Berlin Hyp and Deutsche Pfandbriefbank (PBB) - for refinancing the Warsaw Spire complex for value of 370 million euro. All three banks provide equal

portions of the funding, with Helaba also acting as the arranger of the transaction.

One of the three office buildings of Warsaw Spire complex – the largest office investment in Poland – is now under new ownership. The office, which hosts the headquarters of Frontex, com-prising 21,600 m2, has been bought by CA Immo, a institutional real estate inves-tor listed on the Vienna Stock Exchange.

Completed in 2015, the Frontex Building is a part of the Warsaw Spire complex,

which was voted Best Office & Business Development at MIPIM Awards 2017. It offers 21,600 m2 of Gross Lettable Area (96% dedicated to offices), as well as 263 underground parking spaces. The build-ing is primarily used as the headquarters of Frontex – the European Border and Coast Guard Agency of the European Union. The Warsaw Spire complex is located in the new business centre of Warsaw at Rondo Daszynskiego, which provides exceptional private and public transport connections, including Warsaw’s new Second Metro line, as

well as multiple tram and bus routes. The great advantage of the project is its location on Plac Europejski, which is the best-developed public space in this part of the city, loved both by the tenants and the residents of Warsaw.

BNP Paribas Securities Services becomes the biggest tenant of Wronia 31.

In total, the bank will occupy a f loor area of 10,000 m2.

Wronia 31 is an office project that was implemented by Ghelamco in Warsaw’s Wola district, at the corner of Łucka and Wronia Streets. It is a 16,000 m2 complex with 15 floors: 15,150 m2 of A-class offices and 850 m2 of commercial outlets. The building has two separate entrances, and an arcade connecting the complex to the European Square. As part of the investment, an independent underground parking lot was created (195 places) together with an infrastructure for cyclists, including 54 bicycle storages and two locker rooms with showers.

The complex will meet high environmental standards. Wronia 31 has been imple-mented in accordance with sustainable construction principles, and has been cer-tified in the BREEAM system. The building was designed by a team of architects from Jaspers-Eyers Architects (the authors of the Warsaw Spire), in co-operation with local architect Adam Wagner. The exterior shape of the building has already been completed. Fitting-out work in the interior is now pending.

BNP Paribas Securities Services becomes the biggest tenant of Wronia 31. In total, the bank will occupy an area of 10,000 m2, and the relocation is sched-uled for the end of 2017/start of 2018.

KiDS&Co is also a tenant in Wronia 31. This nationwide educational operator is specialized in opening and running modern, bilingual kindergartens and day nurseries in office buildings. KiDS&Co was opened on the ground floor of Wronia 31 in September.

The kindergarten is yet another interest-ing amenity for the 8,000 people who work in the Warsaw Spire complex every day, and, of course, also for the neigh-bourhood residents. The minimalistic interior design matches the modern archi-tecture of the office building. On the other hand, the aim of the design is to stimulate children’s imagination. The spacious edu-cational rooms can house 75 children, for whom a playground will soon be erected within the complex.

The construction of Wronia 31, the office building located in the direct vicinity of the Warsaw Spire and the European Square, has been completed. What’s more,

the complex is already 80 percent leased: a true success.

During their visit, the British princely couple also launched the ‘Warsaw-London Bridge’ initiative, which helps Polish companies gain access to inter-national markets. Some entrepreneurs received an award from the hands of the royal couple. Whisbear, for example, received the ‘HealthTech Start-up Award’. Migam received the ‘Omnichannel Start-Up’ award for their translation solutions for the deaf and hard of hearing.

Prince William and Princess Kate saw a variety of innovative products in The Heart. Princess Kate left the Warsaw Spire with a gift: a soft toy that soothes babies with uterine sounds as soon as they begin to cry. It remains to be seen whether she will actually use it, but this was an ideal way for the producer, Whisbear, to show its innovative solution to the world.

And that is what “The Heart Warsaw” is all about: growth companies that have their solutions ready, helping their expansion and bringing them into contact with new, international markets. Foksal 13/15 is the definition of elegance, beauty and luxury with a historical touch. Ghelamco is restoring the former splendour of two of Warsaw’s exceptionally precious historical buildings, which, as in the past, will host apartments with palace-like interiors.

Foksal 13/15, the long-awaited elegant apartment investment in the historical tenement houses in the centre of Warsaw, has been formally launched. After years of preparations and design work, Ghelamco has now revealed project details and new visualisations.

The historical tenement houses at Foksal 13 and 15 are being revitalised, which will turn them into fine downtown residences. In total, the project will provide 55 com-fortable apartments with space from 47 to 260 m2. The works have been underway since January 2016, and the future tenants will be able to move in in mid-2019.

The project’s unique character lies in the wealth of authentic 19th century elements that survived in the interiors of the two tenement houses. The palace-like stair-cases are decorated with sculpted over-doors and portals, white marble floors, hand-forged balustrades and frescos with neo-baroque motifs and cupids. Equal wealth of details can also be found in the apartments, whose interiors are nothing short of aristocratic residences. Their ceilings feature several dozen types of facets, rose windows and strips, while the wooden floors display nearly twenty patterns that were fashionable at the turn of the 19th and 20th centuries.

Ghelamco entrusted the interior design to Eric Kuster, a world-renowned interior designer who works under his own brand, Metropolitan Luxury. The Dutch design-er’s portfolio includes prestigious projects for top stars – from famous singers and DJs to well-known designers and football legends (Alicia Keys, David Guetta, Zinedine Zidane, Robin van Persie…).

The renovated apartment interiors will combine the magnificence of historical architecture with modern design. The Foksal 13/15 investment will provide its future tenants with numerous comforta-ble amenities, including a SPA zone with a sauna and Jacuzzi, fitness room, and spacious terraces, with a cocktail zone on the top floors overlooking the vibrant centre of Warsaw. An innovative solu-tion will be guest rooms intended for the exclusive use of the tenants, who will be able to host their guests in comfortable conditions. The buildings will also be equipped with an underground parking lot, with advanced parking platforms for 64 cars in total.

A unique, historical character, quality and the excellent location in the historic centre of the city make this project one of the most anticipated apartment investments in Poland.

Ghelamco sold the Logistics complex at Kopylov in the Kyiv region to the Ukrainian retailer ATB at the predetermined price. The added value was

created by constructing a top quality complex.

The complex comprises two logistics buildings of 21,225 m² and 9,235 m² situated on a land plot of 5.78 hectares. The landscaped Kopylov Logistics Park has all the necessary utilities available: 1.2 MW of electricity, 16 m³ of water per day and a high-pressure gas line. The roads have been constructed to accom-modate heavy truck traffic. Construction according to international building stan-dards was completed in 2008. The facility has been leased to international tenants since its opening.

Ghelamco has now sold this complex in the Kyiv region, with Cushman & Wakefield acting as agent. Ghelamco is

delighted to have concluded this transac-tion, which demonstrates the value of its focus on delivering market-leading levels of design and construction technology ensuring that the assets have sustainable value.

The Kopylov Logistics facility has enjoyed tenancies by leading international firms Oriflame and Studio Moderna. The recent relocation of Oriflame due to operatio-nal reasons provided Ghelamco with a timely opportunity to exit the investment by selling to ATB. The ATB group of Companies will use the building for logistics services when expanding its business activities in Ukraine.
