The most logical choice for an “upside-down” homeowner with a Loan-to-Value exceeding 125% is to default. No loan modification relief will ever fix the problem. Default is the legal act a homeowner takes to exercise the put option they hold under the provisions in all trust deeds. On default, the lender is forced by contract (trust deed) to take the property in exchange for the amount remaining due on the loan.
Continued ownership of a large (home) asset (now has become a liability) is a mismanagement of one’s financial affairs. A homeowner must consider ridding himself of the property – just as any investor or businessman would do with any non-performing asset. Instead of supporting a liability, a homeowner can exercise his option – defaulting – and preparing to move out in about 12 months – the time it takes to short-sale or for the lender to hold a trustee’s sale of the property. Homeowner is then freed to spend substantially less for his family’s shelter, either by paying fair rent for a comparable property or purchas-ing a similar replacement home – both options producing a monthly expenditure a lot less than the homeowner

Filipinos are the most intelligent and most resilient-people in the world. Give the Filipino a difficult prob-lem and he will come up with a creative solution. Give him a book and he will be ready to get a Master’s degree. Put a Filipino on the driver’s seat and he will bring you to the four corners of the world. Give him authority and he will command a legion. Show him an equally successful Filipino and he will pull his pants down and undress him to make himself look better in the eyes of the world.
If you put a crab in an open container, it will find its way out. If you put several crabs together in the same container,you need not worry because there is no way that anyone of them will get out because they will pull each other down. This is in a capsule what a Filipino is at his worst.
The best side of a Filipino is world class. We share pride with the them. Manny Pacquiao in boxing; Lea Salonga in stage musical; Ariel Pineda, Apple d.App, Charice Pempengco in the mainstream and interna-tional music arena, to name a few.
What is striking about Filipinos is the fact that when they want to, they excel. They can be the very best in their chosen field. They can outperform the competition. Within the confines of their own preferred world, Filipinos will make it to the top.
What is disheartening about Filipinos is the fact that when they start noticing other Filipinos making a better life than they have, they start competing negatively against the other.Thus, within an identified Filipino community, the achievers do not last because they will soon leave out of disgust. Then you end up with a bunch of losers whose main agenda is to spread gossips about each and every one of them. Gossiping or spreading false rumors is one of the favorite past times of Filipinos whether in the Philippines or abroad.
Filipinos are fond of creating a clique—only if they find a common denominator. More often than not, they polarize because they have found a comfort zone where they can discuss freely grand ideas that lead to nowhere.

Meditate on how productive or unproductive you have been spending your time. Set a personal goal that will make your life and your loved ones lives better and utilize your time working to achieve that goal, instead of wasting it. Pray for guidance and strength to eradicate your bad
habits and transform your energy into something that will produce positive results. Rebuke the devil that makes you lazy and envious. Invite the good spirit that will make you a better person at all times.
Otherwise, you shall find yourself deeper into the pit of your own pity party because you think you are better than the other person who was able to make it

You are better and you can be the best, only if you act it out positively, selflessly and with the genuine desire to make a positive effect on other people’s lives.
