For a family who has outgrown their current space and wants to avoid buying a more expensive, larger home, finishing the basement can be worth-while. Yet, there are considerations to ensure your project will be worth the time, effort and expense.
Determine if your basement is a good candidate for a renovation and will deliv-er adequate return on your investment with these guidelines:• Is there enough headroom? A finished
floor-to-ceiling height of at least 7.5 feet is required. Include in your calcu-
lation 2.5 inches for flooring and ceil-ing finishing materials. If you own an older home with insufficient floor to ceiling space, you may need to con-sider additional costs to lower and underpin the foundation to create sufficient headroom.
• Is your basement wet? You’ll want to ad-dress any moisture problems before you begin. In older homes, moisture issues can be severe. In some cases, you’ll need to waterproof the founda-tion from the outside. Waterproofing can add substantially to the cost as ex-cavation, waterproofing, weeping tile and backfill may be required.
• Are your windows adequate? The out-
side bottom edges of all basement windows should be at least six inches above the soil. Consider the size and condition of the windows. Are any large enough for fire escape? Are they operable, damage-free, airtight and energy-efficient? Be sure to calculate the cost of any needed window up-grades when estimating your costs.Finished basements provide a myriad

Three crucial carbon monoxide safety tipsSafety is a top priority for homeown-ers, yet many fail to adhere to some of the most basic home safety rules. Scott McGillivray, host of HGTV’s popular show Income Property says he is always shocked when people seem more con-cerned about the speed of their Internet connection or their TV program bundles than their smoke and carbon monoxide alarms.
“One enhances your life, the other can save it,” McGillivray says. “It is not accept-able for anyone, whether they rent out an income suite or not, to compromise fire or CO safety.”
Here are Scott’s top three safety re-minders:1. Install a smoke alarm on every floor
of your home and outside all sleep-ing areas. It is now law in Ontario, as well, that you must install a CO alarm (or combination smoke/CO alarm) outside sleeping areas if your home has any potential source of the deadly gas.
2. Test alarms monthly. However, un-derstand that if the alarm sounds it is just confirming power is getting to the unit and the circuitry is working. It does not confirm that an alarm’s sen-sor is functioning at an optimal level.
3. Smoke and CO alarms do not last forever. Check the age of all alarms. Replace smoke alarms that are over 10 years old and CO alarms manufac-tured prior to 2009.McGillivray points out that he only
installs Kidde hardwired combination smoke/CO alarms in his renovations. He looks for alarms with advanced sensors and a sealed 10-year battery for back up in case of a power failure, like the ones from Kidde.
“By never having to change batteries these worry-free alarms save you mon-ey,” he says. “And the alarms also last 10 years from the time of installation. That’s priceless peace of mind.”

When shopping for a home, it’s easy for buyers to fall in love with a property. A well-maintained home with updated features can be hard to resist, but buyers must consider more than just a home’s appearance before submitting an offer.
One variable prospective home buy-ers tend to value more highly than oth-ers is the neighbourhood where they will ultimately choose to live. Many buyers even value neighbourhoods more than homes, feeling they can always fix a home but cannot necessarily fix an undesirable neighbourhood. When considering which neighbourhood to begin a home search, buyers should research a host of factors.
Crime
Crime statistics are public domain, meaning buyers can examine crime fig-ures for any neighbourhood where they are considering buying a home. Some real estate websites list neighbourhood crime ratings among the information they offer about a given property. In addition, buy-ers interested in learning about crime in a given neighbourhood can visit different websites such as www.crimereports.com, or check in with local neighbhourhood watch groups to access data on crimes committed near a particular address.
Home valuesHome values are another factor to
consider when choosing a neighbour-hood in which to buy a home. Buyers can work with a local realtor to find a neigh-bourhood or area where real estate pric-es are trending upwards. While buyers might be able to find a great deal on a home in a neighbourhood where home prices are dropping, it’s important to remember those home prices are drop-ping for a reason. Work with your realtor to find a neighbourhood where you can afford a home and where property val-ues are not in decline. commute time. Many men and women feel their quality of life improves dramati-cally the shorter their daily commute is. When considering a particular neigh-bourhood, do a test run before making an offer on a home. Wake up early and drive to the area where you are thinking of buy-ing, and then commute from there during rush hour. Also, do the reverse commute
come quitting time. You might be able to get an estimated commute time online, but a test run can give you a more accu-rate idea of what your daily trips to and from the office will be like.
