Location The office suites are available within Central Buildings in the heart of Ambleside with attractive rooftop views towards the fells and situated above the Ambleside Post Office and Tourist Information Centre. All village facilities are available within a short distance of the suites. Description The available offices comprise newly refurbished office accommodation at first floor level and can be occupied either independently or by one tenant. There is a shared kitchen/staff welfare area and shared WC facilities. At present, access to the offices is through the ground floor retail premises and, as such, business hours initially would be limited to normal business hours (although 7 day a week access is available since the retail unit is open 7 days per week). The suites are ready for immediate occupation having been newly decorated and carpeted and, if required, office furniture can be included, and further information is available on request. Terms The suites are available on the basis of a new tenancy agreement to be excluded from the security of tenure provisions of the Landlord and Tenant Act for a minimum term of one year, or longer by negotiation. A telephone system is being installed to the building, and will be available to tenants on a cost per use basis. Legal Costs The incoming tenant is to be responsible for a contribution of £150 plus VAT towards the landlord’s legal costs in preparing the tenancy agreement.
