(BPT) - What your home is worth to you is one thing;what it’s worth to someone else may be totally dif-ferent. If you want to boost the value of your homefor yourself and in the eyes of others, one of the bestways to do that in today’s real estate market is tomake green home improvements.

Going green can mean a lot of things, and it’s easyto start with small changes like switching to compactfluorescent light bulbs and unplugging applianceswhen they’re not in use. Not only will you be doinggood for the environment, you might end up savingon utility bills and, ultimately, increasing your home’svalue when the time comes to sell.-

Green projects aren’t all necessarily in the do-it-your-self category, and making an investment to have thebigger jobs done right will pay off in the long run.

“It’s important for homeowners to consider cost-sav-ing efficiency projects as part of their overall homerenovation plans,” says RE/MAX CEO Margaret Kelly.“And a trained real estate agent will be able to iden-tify the projects that cut current expenses and paypotential dividends when you’re ready to sell.”

Getting started now - even if that just means plan-ning - is a good idea, particularly if you’re thinkingabout selling in a few months’ time. Talk to a real es-tate agent about what improvements are popularamong potential homebuyers, and consider theseideas:

• Insulation: Regulating the hot air your home letsin during the summer and lets out in the winter canhave a short-term impact on your heating and cool-ing bills. To find out whether you need additional in-sulation in your attic or walls, order an energy audit.Perhaps you could benefit from adding blown-in in-sulation to your walls. If your attic is unfinished, it’sparticularly important to make sure that it’s appropri-ately insulated to avoid wasting energy.

• Windows: Caulking and putting up energy-savingwindow film is a great start, but a more dramaticchange might make a world of difference if you wantto make a sale. Replacing your existing windowswith high-efficiency versions can be an expensiveproposition, but the return on your investment canbe dramatic, particularly if you’re hoping to attractbuyers.

• Landscaping: While planting isn’t always possi-ble in the coldest months of the year, putting to-gether a plan for energy-conscious plantings is a

great idea. Consider adding trees that will bringshade to the sunniest spots, like the west side of yourhome, to cut summertime electric bills. Trees that losetheir leaves in the fall will let light in during the win-ter, as opposed to evergreens which will block itthroughout the year.

• Water: Take the first step by turning down thetemperature setting on your water heater. For moresavings, consider replacing older heaters with en-ergy-efficient models or even solar water heaters.Adding insulation to your pipes can also make a dif-ference in how much energy is used to heat water.

Most homeowners put a lot of effort into makingtheir homes attractive, welcoming spaces. With greenupdates, you can make your home not only morecomfortable and more energy-efficient, but alsomore appealing to buyers. Add the potential energysavings and the possible boost in home value andyou have even more reasons to bring your home intothe green age.

For recommendations about making your homegreen, talk to a knowledgeable real estate agent.Green agents at RE/MAX have a commitment to sus-tainability and specialized knowledge that you cantap into when making improvements. To learn moreor to find an agent in your area, visit-www.remax.com.

(BPT) - The top home decor trends for 2013 are already emerging, and homeownersseeking a fresh look will find a lot to love. Not only can these looks be accomplished inminimal time - they’re budget friendly and easy enough for DIYers to finish in a week-end or less.

Giving your home an updated feel doesn’t require a full-scale renovation. Instead, focuson simple updates for the most frequently used rooms in your house. When you’re readyto get started on your home’s new look, let these trends of the year be your design guide.

In the KitchenKitchens need to be functional, but in this hub of the home style is just as important.Upholding practicality while adding visual interest is a top trend this season. Two-tonedupper and lower cabinet colors are rapidly growing in popularity as a way to let home-owners customize their kitchen spaces and express their personalities.

• Maple is the style frontrunner when it comes to wooden cabinets, but painted cabi-nets in white, black and gray tones are also on the rise. Whether you opt to replace yourcabinet fronts or paint them, your efforts will give you impressive - and fast - results.• On the functionality front, innovative hands-free faucets simplify cooking and clean-ing tasks while requiring minimal effort to install.• Open shelving is seeing a boost in popularity. Both glass-fronted cabinets and simpleopen shelves capture this trend, allowing you to put your style on display while creat-ing a sleek, updated look.

In the BathA luxurious-feeling bath doesn’t need to make big demands on your wallet. By makinga few on-trend updates, you’ll give your room designer appeal guaranteed to make animpression.

• Updating the vanity, often thefocal point in a bathroom, pro-vides immediate results. Cus-tomizable modular options likethose from the allen + rothWindelton line let you create astorage-savvy vanity that fitsvirtually any bathroom whilealso adding functional drawerand countertop space.• Tiling provides the perfect so-lution to add extra personality to your bath. Right now, trends offer two different butequally chic directions - large-scale tile and small-scale mosaics. Tiles with wood-likeappearances are also gaining popularity; they create a warm, inviting look, but offer thewet-space practicality of tile. If it’s your first time tiling, home improvement experts atstores like Lowe’s can provide guidance to get startedwith your tile flooring.

Throughout the homeWhen it comes to low-effort, big-impact changes, it’s hard to beat a fresh coat of paint. For walls that feel drab, boring or outdated, new paint makes a color statement anddraws attention to architectural details. Follow these paint tips to make an instant, dra-matic impression:• Alter the dimensions of a space by painting ceilings a slightly lighter color than thewalls.• Create patterns and shapes using painter’s tape. Stripes, chevrons and ombre effectsare perfectly on-trend.• Highlight architectural details by painting interior doors and trim in a colorful hue in-stead of traditional white.

In one weekend or less, these simple changes will make your home feel like an entirelynew space. So when the seasonal urge to renovate sets in, don’t resist - reinvigorate yourhome with these ideas. Find more decorating trends and inspiration at Lowes.com.

(BPT) - If April showers bring May flowers, whatdo winter’s snowflakes bring? Perhaps it’s an ex-cuse to curl up with your favorite magazines andimagine the kitchen makeover of your dreams. When the cold winter months keep you indoors, use the time to take care of things that will makeyour remodeling plans much easier to tackle inthe spring.-

Determine the scope of your project:Do you need just a few coats of paintor a whole new kitchen? Take this timeto evaluate what you want to accom-plish. If you need to work with a de-signer or contractor, now is the time todo your research and engage profes-sional help to plan. Look to online re-sources like the National Associationof the Remodeling Industry and Houzzor ask friends and family for recommendations.Meet with a few prospects and see whose workand costs fit your needs. You should also deter-mine your budget and use that to guide the restof your planning decisions.

Look for trends that last:Once you have a good sense for what your proj-ect will involve, have fun dreaming up all the de-

tails. Are you looking to make a bold statementor create a timeless look? No matter how largeor small your project, there are many currenttrends that can make a big impact in your home, yet will stand the test of time. In the kitchen, white cabinetry has had a resurgence of popu-larity and can create a classic look or serve asthe perfect complement to colorful statementpieces that can be easily swapped out as trendschange. For example, Merillat Cabinetry’s newCotton finish creates a clean and bright look that

can transition with youas your tastes evolve.

Throughout the home, universal design is alsobecoming an increas-ingly important trend toconsider. Planning yourremodel so the space is

comfortable to use for all ages and abilities willnot only ensure your long-term enjoyment of thespace, but can also help with resale value downthe road. “As more and more homeowners arelooking to age in place, they’re demanding de-signs that accommodate their changing needswithout compromising on style,” says SarahReep, Merillat Cabinetry’s design lead. -

Clean house:When you’re ready to get started on your re-model, you won’t want to worry about cleaning.Take timenow to lookat every-thing storedin yourkitchen andpantry andde te rm inewhat stays and what can go. It’ll make preppingfor renovation projects that much easier. Howold are those spices? What about that stack oflids with no container to match? Have lots oftotes and bags hanging around? Donate theones you don’t use and organize the rest. If youhave kitchen items you can’t part with but yourarely use, pack them up now and store themuntil the remodel is complete. You’ll want asmuch free space to keep things out of the wayduring your remodel as possible.

If you take time now to get prepared for yourkitchen remodel, you’ll thank yourself in a fewmonths when the kitchen of your dreams is com-ing to life.

Start Planning Now for Spring’s Home Makeover

White cotton finish creates a bright, timelesslook while serving as a clean backdrop for

trendy statement pieces.

(BPT) - Home ownership is an important invest-ment that can create both a sense of pride anda place in the world that is all your own. Whilethe investment in purchasing or building yourown home is sizeable, letting your home fall intodisrepair can be even more costly. However, home maintenance doesn't have to be a daunt-ing task. By following a few simple steps andmaking maintenance a regular activity, you'll notonly preserve the quality of your home, but you'lllikely save money over the long term.

Keep a regular maintenanceschedule Whether you've just movedin or have lived in your home fordecades, it's important to establish aregular routine to maintain your home. Some tasks should be checked off the list regu-larly, while others are more seasonal. Start a listor put reminders on your calendar for these im-portant to-dos:

* Regularly test fire extinguishers, smoke alarmsand carbon monoxide detectors.* Replace air filters for heating and cooling sys-tems according to owner's manuals.* Schedule regular furnace and water heatermaintenance.

* Check electrical outlets to ensure proper func-tion.* Weatherproof doors and windows according tothe season.* Don't underestimate regular cleaning to keepyour home in top shape.

Invest in items that protect your in-vestments: Regular home maintenance isworth your while and certain investments can

ensure your home re-mains in top shape foryears to come. Thereare many differentproducts designed tohelp you maintain your

home investment by making it easier to clean, protect, update and more. For example, if petsare part of your family, investing in a great vac-uum can help keep your house pet hair free, while a home security system will help ensureyour home and possessions are protected at alltimes.

If you're building a new home or re-modeling, consider products designed tomaintain your investments. For example, Kraft-

M a i d ' sCoreGuardsink base,an engi-n e e r e dp o l y m e r

cabinet interior, is designed to protect from leaksand spills that commonly occur under the sink.Available through dealers, Lowe's or The HomeDepot, CoreGuard offers a simple solution toprotect cabinetry for the long term.

What's on the outside counts too.

While you may experience the benefits of interiormaintenance more regularly, outdoor mainte-nance is just as important in taking care of yourhome. Tasks like making sure gutters are clearand siding is clean and damage-free help en-sure that the exterior of your home stays beau-tiful. Strategic landscaping can help with heatingor cooling costs by allowing light in or providingshade where needed. It can also help by divert-ing water away from the house to avoid leaks ordamage. Additionally, an investment in the exte-rior of your house can enhance the curb appealand make it a joy to come home to every day.

(BPT) - Spring is drawing nearer and, for homeowners, now is the timeto shrug off the winter chill and think about home improvement plans.Building industry experts say that it’s an ideal time to carefully considerand prioritize your plans - both cosmetic and structural.

Understanding what is an essential home improvement and what ispurely cosmetic is fundamental for those looking to make a smart in-vestment in their homes. The foundation, for example, is a key invest-ment area during a renovation project. Hiring an energy rater, inspector or appraiser to examine the home will give a better sense ofthe required work and avoid any subsequent costly headaches.

If you’re thinking of going green, small changes such as using compactfluorescent light bulbs can contribute to reducing your home’s carbonfootprint. Fluorescent light bulbs typically have a longer life and useless energy thereby reducing excessive energy waste as well asmonthly energy bills.

Investing in energy-efficient appliances is another effective way to live green and add value to your home. Many modern air conditioners use 30 to 50 percent less energy to produce the same amount of cool air as airconditioners from the 1970s, according to the U.S. Department of Energy. Homeowners with an old central airsystem can consider having a new, more energy efficient HVAC system installed. While these may come withan expensive up-front cost, the savings on energy bills over the long term will prove to be a wise investment.Additionally, the inclusion of other energy efficient appliances such as refrigerators, washing machines anddryers will contribute to lower energy bills.

Another significant way to reduce energy consumption is to adequately seal the home to stop air leaks by opt-ing for a smart insulation material. Insulation experts say that homeowners should survey their house fromtop to bottom, and assess any trouble spots such as drafty areas or cold zones which could be caused by airleakage. Air leakage can limit the effectiveness of heating systems and leave you with higher energy bills. Ac-cording to InsulationSmart.com, floors, walls and ceilings can account for up to 31 percent of air leakage in ahome. Spray foam insulation, which can help combat air leakage, is growing in popularity amongst homeown-ers since it is an energy-efficient material that delivers year-round benefits. Spray foam insulation, like thatavailable from Icynene, works well in all types of homes across the country, regardless of climate.

Spray foam insulation performs for the life of the property, ensuring that homeowners enjoy comfortable in-door temperatures all year round without overrunning their heating and cooling equipment. Insulation expertsfrom Icynene note that quality spray foam insulation can noticeably reduce heating and cooling costs, in somecases by up to 50 percent. Additionally, spray foam insulation helps minimize random airborne moisture andpollutants from entering the home, ideal for allergy sufferers. More information on the effectiveness of sprayfoam insulation is available online at www.icynene.com.

Updating your home with cost- and earth-conscious improvements will provide a multitude of benefits. Notonly will your home be more comfortable, but you’ll be saving money and doing right by the environment.

(BPT) - Spring home improve-ment season is on the way, andif you’re like most homeownersyou have a list of jobs you wantto accomplish. Some will besmall, economical do-it-yourselfprojects. Others may require theservices of a professional and agreater monetary investment. However you accomplish yourhome improvement plans, it’simportant to do so as cost-effec-tively as possible.

To make the most of your homeimprovement projects thisspring, take these five steps:

1. Define what you want to do. Be precise and detailed in exactly what you wantto accomplish. Going into a home improvement project without a clear vision ofthe end result means you’ll be making decisions on the fly - and that’s the type ofdecision-making that can become costly. Knowing exactly what the scope of yourproject will be can help you better estimate the costs and stay on track with yourbudget and objectives.

2. Decide if you can do it yourself or need to hire a pro. Yes, DIY can save youdough, but only if you can do the job right the first time. Fixing mistakes can costmore in the long run than hiring a professional. Be honest with yourself aboutyour DIY capabilities, and if a project is beyond your scope, look for a pro to help.

3. Make sure you’re hiring a reputable contractor. While the majority of home im-provement contractors are honorable and just trying to earn an honest living, there are also less reliable ones out there, too. Doing business only with compa-nies or contractors who are licensed and bonded can help you weed out thescam artists. Always seek independent reviews of any contractor you may hire.Don’t just rely on the references he or she provides.

4. Create a budget for your project, communicate it to your contractor and makesure he or she understands you’re committed to staying on budget. Good con-tractors know how to balance quality concerns and cost constraints and will workwith you to avoid cost overruns. Your budget should lay out how much you willspend on materials and labor, with some “wiggle room” left over to cover emer-gencies or necessary changes.

5. Check your credit. It would be great to pay cash for everything your homeneeds, but it’s not always possible. It’s likely you’ll need to fund larger projectswith credit, so it’s important to understand your credit status before you apply forany kind of loan or line of credit. Knowing your credit score and what’s on yourcredit report can help you better understand the likelihood of you getting the loanyou need and what terms you might expect to get on a loan. Enrolling in a prod-uct such as freecreditscore.com offers you the chance to get credit score alerts, identity protection alerts and fraud resolution support.

Spring is a great time to make improvements that will increase your home’s re-sale value and your enjoyment of your home. It’s important to make wise deci-sions about how you’ll manage and fund your home improvement projects, sothat when the work is done, you’re left with a better home - and as little debt aspossible.

(BPT) - Consumer complaints and lawsuits regardinghome improvements are on the rise according to RipoffReports; a homeowner that does not do their home-work before embarking on a project could find them-selves with poor workmanship, inferior products, healthand safety issues or even legal problems.

So what’s a homeowner in need of a fix up todo?

“Start by reviewing the three most common mistakespeople make when embarking on a home improvementproject,” says Dave Harrison, chief marketing officer ofChampion Windows, Sunrooms, Roofing and Home Ex-teriors (www.GetChampion.com), one of the nation’sleading home improvement companies.

Mistake number one: Buying Only on Price

Your home is probably one of the most expensive itemsyou own, so making improvements is not the place tobudget shop.- “Make sure you are getting quality prod-ucts professionally installed. A properly done home im-provement should only haveto be done once,” added Har-rison, “and remember theold adage ‘you get what youpay for’.”

Mistake number two:Not looking at the LongTerm Investment Bene-fits

When your home improve-ment project is finally over, you should be getting morethan an upgrade to your home; you should also see anincrease in your home’s value. When you do it right youcan reduce energy and maintenance costs and increasecomfort and pride in your home, and never have toworry about it again for as long as you own your home.

On the flip side a poorly executed project can lower thevalue of your home, have to be re-done in several yearsand even put your family’s health at risk. For example, water damage from faulty windows could cause mold.

Mistake number three: Not Knowing How toScreen a Contractor

“I’ve seen many independently owned contractorsclose their businesses after a short year or two,” saidHarrison. “When selecting a contractor to work with itis important to get a sense of who they are, what prod-ucts they use and how long they have been in busi-ness.”

According to Harrison there are four essential questionsto ask during this screening process:

- Who designs it?- Who builds it?- Who installs it?- Who guarantees it?

“When you don’t get the correct answers to these fourquestions you may end up with an inferior investment, expensive surprises, property damage or even lawsuitsand liabilities,” says Harrison. “Ultimately, the answeryou want is that there is a single source of accountabil-

ity for your project.Having one companydesign, build, installand guarantee theproduct and work, asChampion does, cansave you time, moneyand hassles in the longrun.”

Make sure you have acontractor relationshipyou can trust for thelong-term. This long-

term relationship starts with a quality product and pro-fessional installation and includes a lifetime warrantyfrom a company that has longevity and provides youwith a sense that they will still be in business five orten years down the road. -You should also ensure thatyour warranty is transferable, applies to all systems, ap-plications and materials, and is non-prorated. A non-prorated warranty is considered to be the mostvaluable as it means that the manufacturer or sellerwill replace or repair the item at no cost to the buyer ifthere is a problem with a product.

(BPT) - If you typically dread income tax time, remember this: Three outof four taxpayers receive a federal refund, and the average direct-de-posited refund last year was $2,923.

You have almost as many tax savings opportunities as last year, thanksto the fiscal cliff-averting tax changes passed in early January. In addi-tion to extending the lower Bush-era income tax rates for nearly all tax-payers, the American Tax Relief Act made permanent or extendeddozens of tax breaks.

“This year’s tax law changes included thousands of dollars in tax bene-fits for working families, college students and homeowners in particular,”says Jessi Dolmage, TaxACT spokesperson.

When you’re ready to file your 2012 federal tax return, due April 15,2013, watch for these key tax benefits:

Families• The child tax credit is worth up to $1,000 per eligible child, and is re-fundable for taxpayers with an earned income of more than $3,000.

• Parents who work or attend school and pay for child care may qualifyfor the child and dependent care credit. The maximum amount is $3,000per qualifying dependent or $6,000 for two or more qualifying depend-ents under the age of 13.

• The earned income credit is for working taxpayers with low to moder-ate income. The refundable credit amount is based on filing status, num-ber of qualifying children and income level. Families with three or morequalifying children could qualify for up to $5,891.

• The refundability of the adoption credit has expired, but the credit isstill available and worth up to $12,650 in qualified expenses for 2012.

College and Education• You could deduct up to $4,000 for tuition and fees paid in 2012.

• Paying off student loans? You may be able to deduct up to $2,500 ininterest paid during 2012.

• The American Opportunity Credit is worth up to $2,500 per student forpost-secondary tuition, fees and course materials.

• Contributing to a Coverdell Education Savings Account? You can ex-empt a maximum of $2,000 per student in annual contributions.

Homeowners• If itemizing your deductions, you may be able deduct mortgage insur-ance premiums paid during 2012.

• The nonbusiness energy property credit for qualified energy-efficienthome improvements (insulation, exterior windows and doors, central airconditioners, water heaters and other improvements) was extended for2012 and 2013. If you’ve claimed this credit on previous year tax returnsafter 2005, you must subtract the collective amount from the $500 avail-able for 2012.

Employees• Grade K-12 educators can deduct $250 in out-of-pocket expenses forclassroom supplies.

• You may be able to exempt employer-provided mass transit and park-ing benefits from your gross income.

• If you itemize and have paid for work-related education, there’s a de-duction for your costs paid minus any employer reimbursed amount.

Hundreds more tax benefits are up for grabs on this year’s federal re-turns due April 15.

When you’re ready to do your taxes, use these tips to make tax timeeasier and faster.

1. Gather all your tax forms (W-2, 1099, 1098, etc.), receipts and a copyof last year’s return first. Use TaxACT’s free return checklist at www.tax-act.com/checklist.

2. Don’t spend too much on tax preparation. Online and downloadablesoftware has all the guidance, forms and tools the vast majority of tax-payers need to do their own taxes. Some of the solutions are even free.“All taxpayers can file their federal tax returns free with TaxACT FreeFederal Edition,” says Dolmage. “TaxACT includes all e-fileable formsfor simple and complex tax returns, and there’s instant and personalizedhelp available every step of the way.”

3. According to the IRS, more than nine out of 10 refunds were issued infewer than 21 days last year. You should expect the same this year. Forthe fastest possible refund, e-file and choose direct deposit. You cantrack your federal refund with “Where’s My Refund” at www.irs.gov.

4. File your return by the deadline. If you need an automatic six-monthextension, e-file Form 4868 and pay any taxes owed by the April 15deadline to avoid late-filing penalties and interest fees. Finally, don’t pro-crastinate. Rushing can lead to costly errors.

For more information about tax deductions and credits available on 2012tax returns, visit www.irs.gov and www.taxact.com/taxinfo. Visit www.tax-act.com to file your IRS taxes free with TaxACT Free Federal Edition.
