GardensThere is a medium sized garden to the front and side laid mainly to lawn with floral and shrub borders and with a gravelled driveway culminating in a car standing area. There is a separate small walled garden to the east.

Sleggerton Cottage Sleggerton Cottage is a detached, two storeyed, east facing dwelling situated a short distance to the north east of the farmhouse. The property is built out of part stone, part cavity (all externally rendered and painted white) under a welsh slate roof and, to the rear, plastic coated slate poly. The cottage is substantially modernised and has partial double glazing and full oil fired central heating. The accommodation includes:

occupying a private, yet easily accessible, position in a much sought after area.

The two farms are contiguous and have been farmed as one unit for many years.

The land lies between the 50m and 95m contours and has an average annual rainfall of approximately 650mm. All the land is classified as grade 3 under the Ministry Land Classification Plan. Fields are large and well shaped with minimal waste. Virtually the entire working acreage is in arable rotation.

Soils are relatively uniform and comprise deep, fertile, relatively stone free medium loams (Brickfield and Salop Associations) with a significant clay fraction and are well suited to the consistent production of high yielding grass and cash crops, particularly winter wheat. Field drainage is good and a number of fences have been renewed in recent years. There is trough water to most fields and the land is clean with no significant weed ingress. A good internal part concrete, part hardcore road links Stickle Heaton to New Heaton and this, together with the minor public road serving New Heaton and various internal hard tracks, enable direct access to the majority of fields. All slurry emanating from the dairy herd has been returned to the land and, as a consequence, soil fertility is thought to be high.

New Heaton is farmed on a mixed system in conjunction with other land in the same ownership and lends itself either for use as a specialist dairy unit or as a pure arable farm. Until recently the farm carried approximately 360 Friesian-Holstein dairy cows plus young stock. Additionally, approximately 353 acres are sown down to crop, principally winter wheat and winter barley.

There is an extensive, mainly modern farm steading at New Heaton which includes a large new general purpose shed (suitable for conversion to a grain store) and an adjoining 3,000 tonne silage clamp together with a 32:32 herringbone parlour. The secondary steading

at Stickle Heaton includes two modern portal framed buildings and a traditional range which would lend itself to residential conversion – subject to planning consent.

Cornhill-on-Tweed provides excellent local services which include the Collingwood Arms Hotel, a farm machinery dealership and a thriving village shop, whilst the larger settlements of Berwick, Coldstream and Kelso afford a broader range of facilities. There is a good choice of schools for all age groups in the immediate area together with private schools at Longridge Towers, Berwick and St Mary’s in Melrose. Local livestock markets include Wooler (12 miles) and St Boswells (24 miles) and the farming community is well served by numerous local grain and machinery merchants.

Farm Buildings The farm steading provides extensive cover on a relatively level site with direct access off the minor public road which serves the farm. The buildings include:

1. Malgar steel ring slurry store – approximate capacity: 1,000,000 litres. Slurry and yard water is gravity fed to the adjacent underground holding tank and adjoining collection tank before being pumped into the store.

The Land 399 working acres including 396 acres in arable rotation and 3 acres of permanent grass. The land does not drought and, with careful management, has the capacity to consistently produce high yielding cash crops. General Method of Sale: New Heaton and Stickle Heaton Farms are offered for sale as a whole or in up to three lots by private treaty.

In the event that the property is sold in lots, each individual lot will be granted such access rights as are necessary to enable it to be properly serviced and enjoyed and the Vendors will erect a new fence along the line marked A-B on the sale plan within three months of completion.

A closing date for offers may be fixed and interested parties are advised to register their interest with the Joint Selling Agents.

The Vendors shall not be bound to accept the highest or indeed any offer.

Offers in writing should be submitted tothe Joint Selling Agents.

Tenure and Possession: Freehold with Vacant Possession (subject to any occupations) with entry as at 30 September 2019 or by arrangement between the parties.

Timber, Sporting and Mineral Rights: All standing and fallen timber is included in the sale and all sporting and mineral rights are included in the freehold sale insofar as they are owned.

The sporting rights are in-hand but have been rarely exercised in recent years. There is a small duck pond in enclosure 1866 on the north west boundary.

Planning: There is no planning permission in place for the conversion of the Bothy to residential use at New Heaton Farm.

The traditional elements of the Stickle Heaton Farm steading and building 8 at New Heaton has clear latent residential conversion development potential – subject to all the normal requisite consents.

Boundary Walls and Fences: Insofar as is known the boundary fencing liability is as detailed on the fencing plan in the Information Pack.

Statutory Designations: Field 6680 (Coursenrigg) lies within a Nitrate Vulnerable Zone and the entire property lies within a SSSI Impact Risk Zone and a High Priority Catchment Area for water quality.

There are no other known special landscape designations, scheduled monuments, listings or other potentially prejudicial statutory notifications affecting the property.

Fixtures and Fittings: A list of items specifically excluded from the sale can be found in the Information Pack.

In the event that the Purchaser does not propose to operate a dairy enterprise at New Heaton, the Vendors reserve the right to remove the additional items listed in the Information Pack.

Countryside Stewardship: The farms, together with East Learmouth Farm in the same ownership, are covered by a Mid-Tier Countryside Stewardship Agreement which commenced on 1 January, 2019 and is for a term of five years. The particular relevance of the Scheme for the Heatons is that it includes capital grants for improvements to the New Heaton steading in the sum of approximately £373,000, such works to include extensive concrete yardage, roofing the silage pit, the construction of a new manure store and various above and below ground drainage works. The works are to be completed by 31 December 2020. The Purchaser will not be obligated to take over the Scheme.

Renewable Energy: There are no renewable energy structures on the farm. In preliminary discussions a representative of the Biomethane Projects Team (Northern Gas Networks) has indicated that there is a reasonable prospect of obtaining a gas to grid connection in the event that an AD plant is constructed on the farm.

General Conditions:a) Payment of Purchase Price: Contracts must be exchanged within four

weeks of an offer being accepted, otherwise the Vendors will consider themselves free to sell elsewhere. On exchange of contracts a non-refundable deposit of 10% will be paid by the Purchaser to the Vendors’ Solicitors, with the balance of the purchase price being paid on completion, failing which interest will become payable on the outstanding amount at 4% above the Bank of England base rate.

b) Ingoing: In addition to the purchase price the

Purchaser will be required to take over at valuation the items described below. The valuation will be made by two Valuers,

one representing the Vendors and the other the Purchaser. Failing agreement between the Valuers, the valuation will be referred to the decision of a single arbitrator to be appointed by mutual agreement and, failing agreement, by the President for the time being of the Royal Institution of Chartered Surveyors. Each party will be responsible for meeting its own valuation costs.

1. Any growing crops on the basis of the cost of seed, sowing, fertiliser, chemical and ancillary costs plus an allowance for enhancement (if applicable). Borders Machinery Ring costings will be used where relevant.

2. All silage, hay, straw, FYM, slurry and other produce at market value.

3. All fertiliser, chemicals, seed, oils, fuels and other items in store not required by the Vendors at cost.

The valuation will be undertaken on or immediately before the date of completion with payment being made to the Vendors within seven days thereafter, failing which interest will be become payable on the outstanding balance at 4% above the Bank of England base rate.

A right will be reserved to the Vendors to hold a sale on the farm at any time up to the date of completion.

c) No claim will be made in respect of the residual manurial values of fertiliser and lime or for unexhausted manurial values.

d) The Purchaser will not be entitled to make any claim or set-off whatsoever in respect of any dilapidation or other item or matter.

e) The Vendors shall be responsible for any rates, taxes and other burdens up to the date of Completion of Sale. Where necessary all rates, taxes and other burdens will be apportioned between the Vendors and the Purchaser as at the Completion Date.

f) The Vendors will retain a holdover right in respect of unharvested crops.

DirectionsFrom Berwick take the A698 signed to Cornhill and Coldstream and after 8.4 miles turn left at the sign to Old Heaton and Crookham (opposite The Tillmouth Park Hotel entrance).
