19. Three (3) Original Aztech recognition agreements, signed by the bank and by the purchaser(s).

20. Disclosure of Information of lead-based Paint and/ or Lead-based Paint Hazards (to be executed by

Seller(s) and Purchaser (s). Two original must be submitted in the package.

21. Window Guard Notice.

22. Credit Report Release signed by all applicants.

23. House Rules Rider- must be signed by Purchaser.

24. Air Condition Policy- signed by Purchaser.

25. Air-condition rider, must be signed by Purchaser.

26. Carpet rider, must be signed by Purchaser.

Solid Side Air ConditionerOne of the types of air conditioner that can be used at the Woodstock Tower is known as the solid side unit.This unii is used here because of the casement windows currently in place. This type of air conditioner has

the compressor inside of the apartment, whereas, a conventional air conditioner would have the compressoron the outside of the building. All installation must be done by an experienced installer, and then must bechecked by the Superintendent.

The suppliers should be contacted directly for information and prices. You are not limited to thesuppliers listed. Horvever, if you should have a question specific to the wiring in your apartment,please feel free to call the Superintendent.

Installation Instructions for Solid Side Units

1) Solid side air conditioners must be installed in windows, only.

2) ln casem.ent windows: (a) no metal part of the window should be cut, except that thewindow amr at the bottorn of the window may be removed; b) the air conditioner may notprotrude out of'the window; c) the air conditioner must be installed according to theattached diagrarn #l to assure that installation of the unit does not cause any damage to thebuilding.

3) The Apartment Corporation has the right to inspect any air conditioler installation toassure that such installation is done correctly and will not cause darnage to the building, andmay order the removal of any units not correctly installed.

Any damage caused by faulty air conditioner installation or operation is the sole responsibility ofthe shareholder or rental tenant w-ho owns the air conditioner. It must be understood that theinstallation or presence of an air conditioner may result in a building/Landmark violation. If thisoccurs, the shareholder or rental tenant who owns the air conditioner assumes all cost andresponsibility of restoring the window/wall to its original condition or to such condition that maybe prescribed by the Landmarks commission andJor Building Department.

All residents who have installed air conditioners, or plan to do so, n-rust notifo the Managing Age'twitir the attached form. Any resident who fails to notify the managing Agent of the installation of aunit will be subject to a fee of $500.00. The Managing Agent will do periodic cheClii of thebuilding to verifli the notification received.

Approval of Air Conditioner Purchases - Prior to your accepting the delivery of the airconditioner you have purchased, you must give a copy of your store receipt to the Superi'tendentfor his review and approval. The receipt should clearly state that you have purchased a SolidSide Air Conditioner.

General Infonnation

Excessive Water - Nonlally water is picked up intemally by tlie air conditioner and thel lits a'hot' coil inside the unit and evaporates. This is the way air conditioners are designed andmaflufactured to eliminate moisture. However, if the ur-rit is not level, this functio' of the airconditioner does not work so the moisture then comes out of the unit in the form of a steady streamof water. Proper installation ensures that the unit operates properly.

lmproperlv Sized Air Conditioners - The other cause of excessive water is that if the air conditioneiis too small to cover a space it then begins to act like a dehumidifier. Again, a lot of water isproduced. When choosing an air conditioner for your apartment, it is important that you properlymea.sure the room and have these measurements available so that the AIRsupplier can give you the most efficient and appropriate air conditioner for your apartment. Whenhaving the air conditioner installed, it is important that the work be done properly by a qualifiedinstaller.

Clean the Filter - This should be done in the Spring and in the Fall, so that your air conditionermns efficiently and cools your apartment.

PROCEDURE & AGREEMENT FOR THE INSTALLATTON OF THRU-THE-WALL AIRCONDITIONING/HEATING LINITS AT 320 EAST 42''O STREET

The following is the Procedure and Agreement for the installation of through-the-wall AirConditioning/Heating Units (Landmarks Approved Master Plan) at 320 East 42"d Street.

1. The NYC Landmarks Preservation Commission has approved a Master Plan for theinstallation of through the wall air conditioniug units at Mo$ of the Apartments at thisbuilding. Please call the N{anaging Agent to determine whether or not an air conditionercan be installed through the wall at the location of your apartment (or refer to the attacheddiagram).

2. The approved plan is very specific about the designated apartments where the units canbe installed. No changes, substitutions or altemative locations are acceptable.

(a) If your apartment cannot have a through-the-wall installation of an air conditioningunit, please refer to the section concerning solid side window air conditioners (see

Page 1 and 2)- .-,..",!.

THROUGH THE WALL AIR CONDITIONERS ARE NOT APPROVED FORINSTALLATION ON THE FAQADE FACING 42ND STREET.

3. lnterested parlies will subrnit a signed copy of this Procedure and Agreement for theinstallation of thru-the-wall air conditioning unit to the Managing Agent, including a cireckfor $75.00 made out to Ross & Berlolini Architects, to cover inspection costs. Theinspection will detemrine whether or not the air conditioner has been installed in accordancewith the procedures outlined herein.

(a) You will furnish to the Corporation from the contractor perfonning work on yourbehalf, certificates of insurance for Workmen's Compensation, comprehensiveliability, bodily injury and property damage of not less than $1,000,000 each,naming Woodstock Owners Corp., Tudor Realty Services Corp. as Managing

There is only one approved source for providing and installing the units: HamiltonAir(212) 682-2710. Ask for Bill Hamilton. Piease call in Mr. Hamilton to discuss the twotypes of through the wall air conditioning available (noted below) to you as well as thedifferent costs associated with these installations.

HarniltonAir recommends either of two units: the 115 volt American Air Filter rnodelENR009 steam and self-contained cooling unit which has a capacity of 9,000 BTtlh or, as

an altemate, the 115 volt Friecirich rnodel WS0009Al0 which also has a capacity of9.000BTUh.

Tl-re American Air Filter model entails removing the existing radiator and installing theself-contained heating and cooling unit noted above. The Friedrich unit entails removalof the existing radiator and installation of a shorter reconditioned cast iron radiator andthe thror.rgh-the-wall Friedrich unit noted above.

Scope of Work: The scope of work that wiii be foiiowed by the approved installer forthrough-the-wall air conditioner installation is as follows:

(a) Carefully renove existing steam radiator (if applicable) and temporarily cap thesteam lines.

(b) Carefully cut a nevv rnasonry opening as required to fitthe air conditioning unit sleeve. Shore as necessary.

(c) Install structural steel plates with non-shrink grout ro support and transfer theremaining wall's load.

(d) Install air conditioning sleeve and exterior architectural louver. The louver is to bepainted to match the coior of the surrounding brick wall (Benjamin MoorerM paint,color # 1302) and to be set flush witl-r the exterior face of the wall. No trim shouldbe visible around the louver. Note: tl-re sleeve should be pitched and sealed permanufacturer's recommendations to prevent water penetration to the building.

(e) Install new air conditioning unit, connect it to tlie steam pipes and electricalpower.

(f) Testing (run unit if possible for heat and cold). Installer shall providemanufacturer's warranty to the Tenant/Shareholder.

(g) Interior patching and painting is by either the shareholder or the installer.

(h) It is the responsibility of the installer to ensure that the air conditioning unitinstalled is both waterproofed properly and watertight.

It has been brought to our attention, once again, that some building residents are notproperly disposing of their household garbage and recyclables. Accordingly, please bereminded of the following:

A.) All food garbage is to be bagged and pushed down the compactor chute.Do not leave any garbage containing food or non-recyclable items on thefloor or steps.

B.) All clean metal cans, bottles and aluminum foil are to be placed in theappropriate recycling containers provided for pickup.

C.) All newspapers, magazines and comrgated cardboard are to be neatlyplaced on the shelves provided, not on the steps or in front of the exitdoor.

D.) If you accidentally spill food or liquid on the compactor are floor, makesure to clean it up.

E.) If there is any resident of your floor that does not follow these rules,please report the offending party to the Superintendent.

Failure to observe the above noted rules brings roaches and mice and very untidysituation. In light of this, you attention to properly disposing of household garbage andrecyclables is necessary. In addition, recycling is now mandatory. It is very importantthat all residents follow the signs posted by the compactor chute. Failure to do so willsubject the building to fines and penalties.

The Board of Directors has established a lvlove Policy to:

- assure adequate staff is available to monitor moves and operate the freight elevator(s)

- avoid conflicts with other moves and/or building maintenance or repair

- protect our hallways and elevator cabs

The Procedures are as follows:

All moves must be approved in writing by the Superintendent at least tlree days prior tothe move date.

Moves are permitted from 8:30am to 4:00pm everyday EXCEPT Sunday.

All moves must be through the building service entrance and the service elevator ONLY;moves are not permitted through the lobby or in passenger elevators. Please advise yourmovers accordingly.

A move deposit (for a move-in or a move-out) of $250.00 is required prior to the move.Check or money order should be made payable to Woodstock Owners Corp. and given tothe Superintendent who will provide a receipt. This cieposit is refundable pending aninvestigation by the Superintendent subsequent to the move. Any damages caused to thebuilding as a result of the move will be deducted from the deposit.

A fee of $25.00 an hour will be charged for moves occun'ing on Saturday and after4:00pm.
