StructuralEngineeringServicesNational Inspection Services engineers are appropriately licensed to provide structural engineering reports per any conceivable individualjurisdictional requirements. We will carefully examine all structural elements of your property—comparing blueprints to the existing constructionwhen necessary—and detail their condition in acomprehensive report.

When appropriate, our structural engineering analyses also audit geotechnical conditions on theproperty, such as water and soil instability, that can compromise structural integrity. When suchconditions exist, our structural engineering reportsalso recommend remedial actions.

EnvironmentalStudiesEnvironmental hazards liability is the biggest financial risk associated with commercial propertyownership today. With this in mind, buyers, sellersand even lenders must prudently assess a property’s environmental condition prior to anysale. A thorough audit not only helps determine fairmarket value at the negotiation table, but protectsinnocent parties from clean-up and damage costs.It also ensures environmental safety for those whowill live or work on the property.

National Inspection Services’ personnel are fullytrained in records management research associatedwith property transfer assessments, and all technicians and laboratory procedures are fullyaccredited.

We provide clients with three levels of environmentalanalysis:

Phase IThrough a comprehensive check of federal andstate regulatory records; county, fire department,health department and city records; and site surveys and interviews, a Phase I audit determinesif there is reason to believe a property has beenexposed to hazardous waste or other environmentalcontaminants. When necessary, a Phase I audit alsodirects specific chemical soil analyses, eliminatingthe need for expensive random soil testing.

Phase IIWhen a Phase I audit uncovers potential hazards, aPhase II audit determines the scope of these problems and recommends remedial action. PhaseII testing may include soil borings and analyses,chemical contaminant measurements (such asasbestos, radon, formaldehyde) and groundwaterwell monitoring.

Phase IIIPhase III audits involve additional detailed site evaluation for proper design and implementation ofremedial action. Once site characterization reportshave been completed and submitted to regulatoryagencies for approval, the site may require clean-upand hazardous materials removal and disposal.

Green BuildingsIncreasingly, environmental safety is as importantindoors as out. “Green Buildings” is an inforegula-tory term defining buildings that are designed, constructed (both new and renovated), operatedand demolished in an environmentally sound manner. National Inspection Services can help youidentify and enforce Green Building requirementsfor your properties.
