Bull Realty’s marketing exposure has become increasingly popular with institutional and private equity clients to maximize asset value. This is accomplished by adjusting supply and demand to the seller’s benefit by presenting the property to a larger pool of buyers than traditional marketing. The increased local, national and international exposure creates more demand in less time; proven to maximize value for industrial properties. As you would expect with a large successful commercial real estate firm, Bull Realty has extensive local and national databases to present properties directly to appropriate institutional and private eq-uity investors. However, there is much more to what makes Bull Realty’s marketing so powerful and popular - it’s a combination of cutting edge, high exposure marketing powered by full co-operation and compensation to the entire brokerage community. Bull Realty is a commercial real estate marketing and services firm providing sales, leas-ing, management, valuation and consulting services for lenders, investors and users of

commercial real estate across the country.

The company’s foundation began 18 years ago with Michael Bull, CCIM, CRB, e-PRO. As one of the top producing investment brokers in the nation, Michael was being heavily recruited by the national firms. As he compared the large firms, he became concerned with their philosophy. It was apparent that their marketing was not set up to properly benefit seller clients. He knew there was a better way.

The biggest problem he saw was the lack of broker co-op-eration. When real estate companies market commercial in-vestment properties, they typically do not work with agents from other firms. In fact they rarely even share available properties and fees with agents in their own firm. So what the client perceives as “national” marketing is actually one agents database marketing.

While some sellers are comfortable with a smaller number of buyers, this practice has been shown to re-duce asset value. Sometimes the highest paying buyer is not on the database and new buyers are entering the market every day. It hurts seller clients to utilize a single database and relationships when you can literally use thousands. Michael and his associates envisioned a better platform and in the late 90’s began designing systems to cast a wider net to maximize asset value.

Michael and his associates envisioned an upbeat team environment where agents collaborate to provide superior client services. The vision materialized on January 1, 1998 when Bull Real-ty was founded in Atlanta. PRODUCE MARKETING MATERIALS Production of the offering memorandum, flyer and web-based marketing materials occurs in-house. The analysts work closely with the marketing team to design the OM, create the investment opportunity, and assemble the data in a logical manner.

DISTRIBUTE MARKETING MATERIALS An electronic version of the OM and confidentiality agreement are sent out via e-mail through our web-based marketing efforts. Concurrently, marketing is placed through various mediums to reach the target market. The distribution includes our investor database plus an additional pool of private capital sources. Interested investors electronically sign the confidentiality agreement posted online allowing for access to all marketing materials.

CALL FOR OFFERS / DEADLINEA confirmed deadline for bid submission is set based on the response from prospective investors. Once offers are collected, buyer interviews are conducted to manage buyer expectations and maximize buyer competition.

PROPERTY TOURS & PERSONALIZED FOLLOW UP Bull Realty’s agents contact interested parties as well as personally tour all prospective investors pointing out the attributes and potential. This also includes maintaining control over the sales process to prevent disruptions to the property operations.

ESCROW: DUE DILIGENCE / FINANCING Bull Realty closely monitors the physical inspections, as well as document and review of third-party and financial information. The escrow process is monitored by both the agents, and a licensed, designated Escrow Coordinator, who tracks the written documentation outlined in the Sales Agreement.

ESCROW: CLOSING Bull Realty will continue to support the parties to a successful closing. Typically this phase will see non-refundable money, so the focus now shifts to ensuring that a timely settlement is accomplished.

DARRELL CHAPMANWhile Darrell is experienced in all types of commercial properties throughout the Southeast, his primary focus has been industrial investment properties and mixed use developments in the North Atlanta market . As a long time resident of the suburbs of North Atlanta, he has extensive knowledge of the area and the business trends in these markets. Marketing more than $300 million in com-mercial property since 2007, Darrell has become a recognized go-to broker in North Georgia.

Darrell helped establish Bull Realty’s first satellite office on GA 400 north of Atlanta. He is a member of the Atlanta Commercial Board of Realtors, Atlanta Commercial Board of Realtors Million Dollar Club, the National Association of REALTORS, the Dawson County Chamber of Commerce and the Hall County Chamber of Commerce. Darrell lives in Dawsonville with his wife of 21 years, his young daughter and a menagerie of pets. Favorite hobbies in-clude boating, water skiing and off-roading.

Some notable closings include a 9 acre site in Gwinnett County for the Georgia Regional Transportation Authority for $3.2 million, a retail park with 20 tenants next to the North Georgia Premium Outlet Mall which sold for $4.5 million, a commercial development park in north Georgia on GA Hwy 400 for $4.9 MM, a medical office park for $2.4 million, a $1.4 million dollar land sale to Race-Trac Petroleum, and several retail sales including C Stores, Car Washes, and Shopping Centers. Prior to commercial real estate sales, Darrell enjoyed a successful career in the boating industry, and worked as a manager, consultant, and trainer for many of the leading dealerships in the Southeast. Darrell eventually operated his own successful dealership in Forsyth County and honed his reputa-tion for honesty and integrity selling boats to customers all over the world.

Darrell attended the University of Tennessee studying electrical engineering.
