The radio in my car has an unusual problemin that it literally gets one station on the

FM dial. And I don’t mean that in the sense thatcertain stations come in better than others. Imean one station comes in, end of conversation.Everything else is static. It’s not a weather-relat-ed thing; this is a year-round, weather inde-pendent situation. Driving in the car, you’ve gottwo choices: interpersonal conversation or thesingle radio station. When I’m driving by myself— which is actually quite a lot lately — I tendto opt for the latter instead of talking to myselfout loud, despite the love I have for the sound ofmy own voice.

What all that means is that I spend a lot oftime listening to the single station that my carradio gets, namely WCAI, better known asthe Cape and Islands’ National Public Radiostation. On a day in early April, author GeorgeProchnik was the featured guest on a “FreshAir” segment on NPR and, given that I was inmy car, I was listening to it. Prochnik was talk-ing about how people today are so bombardedwith noises in their everyday life that they

somehow feel the need to fill their world withnoises. And yes, the irony of the fact that I wasfilling the interior of the otherwise silent carwith the noise of NPR — noise that happenedto be about the quest to get away from noise —wasn’t lost on me.

Ironic situations aside, the points thatProchnik made about noise were quite inter-esting. He pointed out that studies have indi-

cated that elevated noise can lead to hearingloss, as well as higher blood pressure andincreased cardiovascular problems. Sounds alittle to me like Nantucket in August, actually.He also made the point that animals onlyintentionally make a lot of noise when they’researching for a partner during mating season.Again, the similarities to August onNantucket cannot be ignored. But I digress.

In our world of incessant noise, many of ushave sought ways to exclude the omnipresentsounds. In extreme cases, people have builtspecific rooms or entire houses in such a wayas to make them sound-proof. Of course,high-tech ways of covering up or otherwisesilencing all the noise made by equally high-tech gadgets in our collective environmentaren’t cheap. In other words, silence is literal-ly golden.

Despite the rumors about the high-flyingwages of freelance writers, most of us aren’tquite at the point where we can build our-selves quiet rooms where we can work in rel-ative peace. So what’s a poor journalist who

wants a little break from the constant noise todo? Fortunately for us — and those like us —there exist in this hectic, chaotic world smalloases of silence called pocket parks that areblessedly serene. And blessedly free.

Pocket parks are, by definition, small out-door spaces that are usually no more than 1/4acre in size. They’re typically built on vacantlots, oftentimes next to either commercial orresidential buildings. They’re usually too smallto allow for any kind of major physical activi-ties. Rather, a pocket park is a place in a rela-tively urban area where you can sit among treesand plants and just sort of zone out amidst thechaos around you.

First seen in New York City in late 1960s,pocket parks can, according to GeorgeProchnik, provide “enormous value to a city”because they afford people the chance to getaway from the noise that surrounds them.Pocket parks are literally a natural escape for

those who choose to utilize them. Prochnikcited a study that showed people who lived innoisy areas were markedly less annoyed bytheir surroundings if there was an easily acces-sible quiet place for them to go.

Those of us who have spent any time inNew York City know how noisy the city canbe, so little pastoral escapes are a welcomerespite in Midtown. But we’re on Nantucket,remember? Noise here is the old Nobska hornthat so many people find charming (no doubtthe same people who listen to NPR, but thereI go digressing again). It’s not like we’ve gottaxis blaring horns at bike messengers who aregetting yelled at by overworked GoldmanSachs portfolio managers. So do we really needpocket parks here?

The answer to that one is an overwhelmingaffirmative. Even here, there are plenty ofsources of stress. There are plenty of thingshere on Nantucket to tickle your aggravation

bone, and the idea of a free escape from all thestress of the daily grind right in the middle oftown is a fan-tab-ulous idea.

Given that I have enough stress in my ownlife to be considered at risk of going off thedeep end, I figured I was at least qualified todo a little relaxation research. It’s tough to pin-point the exact number of pocket parks onNantucket, given the nature of pocket parksthemselves. When does a pocket park becomea full-fledged park? When is a parking lot or acourtyard just a parking lot or a courtyard andnot a pocket park? Let’s don’t even get startedon when a rotary isn’t a rotary but rather amonument. It makes the head swim just tryingto contemplate it all, further adding to mymental stress.

In the interest of ending my mental gym-nastics meet, I picked four representative parksin various parts of the island to see what eachone had to offer. They all fit the definition of a

pocket park — they’re all small (basical-ly a single lot), they’re all accessible andopen to the public and they’re all sort ofin the middle of more built-up areas onthe island. What I discovered is thateach has its own distinct vibe and feel, aseach has its own particular set of quali-ties that add to one’s ability to relaxtherein. So now, sit back and relax.Maybe sit down on a bench or, in theevent you’re feeling a little ironic afterreading this far, in a pocket park (there-by achieving the much sought aftermeta-pocket-park experience).

We’ll start our condensed Nantucketpocket park tour on India Street, justabout halfway between Federal andCentre Streets. It’s a convenient place topark yourself and read something, per-haps while the rest of your party is outshopping. It’s a secluded little nook,almost hidden from view. A stone plaquein the back tells you that it was built in1999 through the Nantucket GreenFund. Another stone memorializes the“twinning” of Nantucket with our sistercity, Beaune, France. The park is conve-

niently located next to the NantucketGourmet, should the need for caffeine, amuffin or a sandwich arise. And becauseyou’re sitting across from Craftmasters,there’s always the chance that Crafty theLabrador Retriever will saunter over topay you a visit.

Once you’ve had your fill of the IndiaStreet park, head up to Centre Street,and if you find yourself needing arecharge, make a quick pit-stop at theBean for a hot cup o’ Joe. Head south onCentre Street, and walk all the way toMain Street. Go across the cobblestonesand slightly to the right, and you’ll endup in our next stop, Nantucket’s newestpocket park. Located at the corner ofMain and Fair Streets, this Land Bankpark really is a cool little park. While thedesign of the park seems very urbancompared to what one might expect tofind on Nantucket, the architectural fea-tures blend in seamlessly with the sur-rounding area and afford visitors a greatplace to sit and relax. There’s a fountainthat offers the combination of runningwater (which is considered a very good

thing in the Asian art of feng shui) and coins tossed in by hopeful wish-ers (which might come in handy if the economy gets any worse). The viewfrom this park is tremendous – you can see the tower of the UnitarianChurch on Orange Street as well as the brick façade of the PacificNational Bank.

To get to our next stop, head down Main Street – maybe pick up somerefreshments at Even Keel on your way – and take a right on WashingtonStreet. Keep walking down Washington Street to the open space next tothe Marine Department, across from the town parking lot that will be onyour left. This is, at least to my mind, what a Nantucket pocket parkshould be. It’s nothing fancy – you’ve got a couple of benches and somegrass — and that’s exactly how I think it should be. This entirelyunadorned space harkens back to a simpler time, when people wore cut-offs and drove CJ-5s around the island. And what’s more, it looks out onthe working part of Nantucket Harbor. On a nice day, you can see all theway up the harbor to Pocomo, with the Creeks off to your right and theTown Pier directly in front of you. It’s a great place to have lunch andwatch the boats come and go from the harbor, be they sail or motor. Itreally is amazing to look out at the expanse of waterfront and think aboutthe history that has sailed in and out of this harbor. Not to mention thefact that just the sounds of the sea — the waves, the gulls, the sails flap-ping in the breeze — have the most amazing restorative powers known toman. At least to this man.

Once you’ve soaked up enough of the harbor view, continue onWashington Street and turn right at the stop sign at Francis Street, thengo up to Union Street and turn left. Union will take you to Orange Street,which is where we’re going to end our tour, right at the intersection ofUnion and Orange Streets. Actually at the left of the intersection, if we’rebeing literal. Directly across the street from Cumberland Farms is anoth-er Land Bank pocket park, and this is, at least at this point, the mostunadorned of all the parks. Currently, the park is just an open plot of land,but the 1918 Chase Barn is currently being reconstructed on the proper-ty. My favorite thing about this particular pocket park is that it’s rightacross from both Cumberland Farms and Fast Forward, so you can getyourself a large coffee and a pastry or candy bar, then cross the street andindulge in a little caffeinated relaxation. Good times indeed.

I hope you’ve enjoyed our little jaunt through a few of Nantucket’spocket parks. There’s no doubt that Nantucket is a great place to plopdown in the sand and relax at the beach, but what about those times whenyou’re in town and nowhere near the beach? Good thing we’ve got somany pocket parks to choose from where you can get a quick recharge andbe good to go in no time flat. So get out there and start relaxing.

Where is the market right now?As you know, this market is seasonal,

with a majority of sales and listing activityoccurring before, during and after the sum-mer season. Marketing time varies seasonally,with less activity in the winter months.Necessary marketing time averaged 11months for 2008 and remained consistentduring 2009. To date, in 2010, there has beena total of 75 transfers (including all proper-ties) with an average marketing time of 305days. There is an oversupply of inventory in

Where is the market right now? The market has been showing healthy

signs of volume recovery. Property valuesretreated upwards of 25 percent of their highs,and when combined with a large inventory andlow interests, it suggests that volume will con-tinue to be healthy. But, with inventory of 578properties available and likely growing to a levelsimilar to 2009, it is reasonable to conclude thatvalues will remain discounted compared to thepeaks. My prediction is that 2011 will be theyear that inventories become notably tighter.

ANALYSIS THE CURRENT STATE OF THE MARKET

the overall market at this time, which givesqualified buyers more options than they havehad during the recent past. The beginning of2009 was the slowest in decades, with onlyroughly 65 market value transfers throughAugust. The fall season, however, brought asurge of activity, with 133 transfers (includingall properties) during September, October,November and December. At this point, themarket is believed to have stabilized after aperiod of decline that began in 2005/2006.The regional and national economic picturestill remains uncertain, and the market isunlikely to rebound until consumer confi-dence and job losses stabilize along withdecreased inventory levels. Once the summersales season begins, there should be clearerindicators of where the market is headed. Yet,2010 is off to a much better start than 2009.Construction activity has also had a steepdecline. On an annual basis, 2008 saw the

fewest single family building permits issuedfor any year since building permits were firstrequired in 1972, at 64. This was a dramaticdecline from the 127 issued in 2007. During2009 there were a total of 42 single familypermits issued, with 27 of those issuedbetween September and December.

There has been talk recently of signspointing to a national recovery.What'syour take on when we will feel the fulland lasting effects of any recovery onNantucket?

As noted above, recovery will likely beslow. Many of the brokers I speak to are cau-tiously optimistic for the summer sales sea-son.

Tell me about some of the challengesinvolved with appraising propertiestoday as opposed to, say, three or four

years ago? Is it easier, more difficult?The biggest challenge I face is lack of truly

comparable sales. Lenders rules and criteriahave become much more strict and specific.These guidelines have become much moredifficult to adhere to with the decline in thevolume of sales. Along with this challenge,comes being the bearer of bad news withdeclining property values. I was much morepopular when values were increasing.

What kind of properties are selling now?

The upper segment of the market seems tobe the most active — over $2 million. Theseare the buyers who are less impacted by theeconomic challenges so many are facing. Thebottom of the market — below $700,000 —has also been active, but unfortunately, this isoften due to a struggling homeowner.

profile properties. By high profile I meanprime locations, water view or waterfront list-ings that had been visibly on the market for awhile. When these transfer prices are pub-lished in the paper a lot of people recognize theproperty and see the sale as evidence thatthings are moving again. Moreover, the bro-kers and the active buyers see the trade price,track back to the asking price(s) — original,reduced and for some reduced again — and a“Eureka” moment occurs. They recognize thata particular sale was a good deal. After a cou-ple of these, the buyer psyche starts to shiftfrom the protracted 'waiting for the bottom' toopportunity shopping. While this is a concep-tual answer vs. rote market stats, I think theperception of the market is particularly impor-tant right now. Unquestionably, the islandvalues have reset and most of us feel there is alot of value in Nantucket real estate right now.Prices are down a fair 25 percent. In some

locations it is more, while some properties haveelements of enduring value that have support-ed the prices. There are micro-markets onNantucket, so it does depend on what locationor what type of property you are looking at.Overall, the market is moving again, and thenew comps lend confidence and pragmatism toboth buyers and sellers.

There has been talk of signs pointing tonational recovery. What's your take onwhen we will feel the full and lastingeffects of any recovery on Nantucket?

A full and lasting recovery — that is a lot tohope for. The Dow recently closed over 11,000,but the macro-economics and monitory poli-cies are going to be hard to navigate for a while.Keeping it local and island-focused, I think ourresidential market has stabilized, but we stillhave a lot of inventory to absorb. There is a lotof vacancy in the commercial sector, but howgreat is it to see island businesses, like

Nantucket Looms, back on Main Street andThe Lion's Paw opening in the old SportsLocker space? There are some new businessesopening, and ReMain Nantucket buying acommercial building on Centre Street pre-serves another prime commercial buildingdowntown. In 2004, we sold 776 properties andthe average home was $1.672 million. Last yearthere were only 300 sales but the average homewas still $2.236 million. Year-to-date 2010,the data compiled shows the average home at$1.628 million. Of course, I want to see proper-ties hold value, but I genuinely think a sustainableand lasting recovery for the island comes whenthere is room in the market for more buyers toafford homes and more vacationers to affordrenting. More people on island means morecommerce. More home sales leads to morework in the trades, and the wider value spec-trum for properties opens the door of possibil-ity to the next generation of Nantucketers.

There has been talk recently of signs pointing to anational recovery. What's your take on when wewill feel the full and lasting effects of any recoveryon Nantucket?

I’ve heard the same talk, and I’m cautiously optimistic.As an islander, my main concern is ensuring that the islandremains the kind of special community that makes peoplewant to come back for more. For sure, we are on track onthis front, and when the economy recovers we will see thekind of spending that our local businesses require to survive.The winter of 2009 was tough for a lot of small local busi-ness owners, and the worst is behind us. We may not seethe kind of broad based spending anytime soon. But, I thinkthat trades businesses will continue to recuperate, and therestaurants and shops will benefit from growing confidence.

What is the state of the rental market? For the most part the rental market is in pretty good

shape. For sure, there is a lot more inventory than everbefore but rental rates seem to be stable. Prices are not goingup or down. I expect a lot of last minute travelers negotiat-ing, but bargaining is not nearly as prevalent as it was a yearago.

What neighborhood(s) do you think is/are undervalued now? What neighborhood(s) do youthink best retain its/their value over time?

Tom Nevers always strikes me as the best value becausethe lot sizes tend to be large and offer privacy, and a num-ber of the properties offer enough of a view to remind onethey are on an island. I’m not sure if any one area retainsvalue more than another area. This latest recession blanket-ed the entire island, but Brant Point, Town and Cliff havedemonstrated a liquidity that some other parts of the islandhave not benefited from.

What kind of properties are selling now? Properties that are unique and/or well-priced. There are

so many homes for sale, and the properties that have thebest chance of selling are priced competitively relative tocomparable homes. Also, if the property is unique (in agood way), it will stand out of the crowd.

Are you seeing any movement in the sale of land,either up or down from previous years?

Land sales continue to be slow, probably because the bestvalues continue to be existing home purchases. As the num-ber of homes available for sale diminishes, we will then seemore land sales.

What is the state of the rental market?Getting better. The horizon for vacation plan-ning is a lot shorter than it used to be. Iremember when I first started with Jeff (Lee)in 1996, and it seemed the majority of peoplewere securing their re-rental in August orSeptember, and we were busy through the fallbooking for the next summer. Over time therental rates elevated with the market, but inthe last few years there was more vacancy giventhe economic climate. Last summer, theagents worked really hard to negotiate ratesand actively booked leases into August. I thinkthere was a lot of good dialog with owners andrenters, and rates going into 2010 were wellvetted. It is nearly impossible to find some-thing for the first 2 weeks of August, but thereare still good properties available throughoutthe summer.

What kind of properties are selling right now?

The range of what has sold this year is asvaried as the different locations on the island.The Polpis Harbor waterfront property on TopGale Lane sold for $19.2 million. A fantasticin-Town property on Academy Lane sold for$5.1 million. A house by architect Hugh

Newell Jacobson sold on Morey Lane for $3.2million. A house on Cliff Road across fromTupancy sold for $2.450 million. A Surfsidehouse on Pequot just closed for $1.9 million. Acottage in Madaket with great views of theharbor sold for $1.2 million. The NLS datacites 84 sales so far this year with an averageprice of $1.628 million. There have been anumber of foreclosures, and again these pricesrange from $5.9 million in Shawkemo to the$400,000s Mid-Island. There is a good list ofproperties under-contract, and some good newlistings recently on market.

What neighborhood(s) do you think is/are undervalued now?

Value is quantitative, but it is also subjec-tive. One of the enigmas of the Nantucketmarket is why this location has a $/sqft somuch higher or lower than another. Zoningand groundcover allowances make that a bit ofa Rubik’s cube, but the other dimension isexperiential. Nantucket is a 2nd or 3rd homefor most buyers, so there is a premium value onthe newer builds and turn-key homes. But, Ithink nostalgia can be a powerful emotion inreal estate. For that I think the timeless ele-ments and bucolic charm of ’Sconset areexceptional and undervalued. Likewise, the

old cottages in Madaket are vestiges of anoth-er time that was, and is, authentic Nantucketsummer living.

What neighborhod(s) do you think best retain its/their value over time?

I can keep this one short — Brant Point,Cliff/Lincoln Circle, ’Sconset and Town.Waterfront, water views and walk to water,walk to Town, walk to village.

Are you seeing any movement in the saleof land, up or down, from previous years?

Still just a few land sales on record, but theones that traded were good properties, and theconfidence index is rising on land. The slow-down in construction has made this a compet-itive time for builders, and that translates intobetter economy for new construction costs. Afew good lots made very recent price adjust-ments and deals came together quickly there-after. The surplus of inventory in housingstock challenges buyers to find the best value.Where there are some great pieces of land fora fair price, there is room to create new value.It will be interesting to see what buyers choosein the months ahead.

There is not one particular neighborhood that I feel is undervalued.Nantucket’s housing stock is not uniform and values can vary widely inone particular neighborhood. In my opinion, the properties that holdtheir value best are waterfront properties, due to their scarcity in themarket and lack of turnover.

Are you seeing any movement in the sale of land, either up ordown from previous years?

In 2009, there were 30 total land sales. To date in 2010, there havebeen six. Volume of land sales is stable, but prices of land have declinedduring recent years along with the sales of improved sites.
