Account Set-Up: Security Token
If you clicked on the
hyperlink, your username is
entered. You still need to
enter your password and
click on “Log In.”
If you didn’t use the blue
hyperlink, type in your
username and password.
Then click on “Log In.”
Log In
“Trust This Brower”???
If you answer “No,” you will
be required to get a new
security token every time
you log on.
If you select “Yes,” a
security token will not be
required on this computer,
unless your “cookie”
settings don’t allow it.
If you have to get a security
token every time, talk to
your IT person about the
security setting and
whether they can be
changed.

If your “I Want To”
menu doesn’t match
this screen, you are
likely in your
Business account
and not your Third
Party Account.
If you have a
Business Account,
you don’t have the
option to request a
Commissioner’s
Certificate.
Third Party Home Page
If you call us
seeking assistance,
we may ask to do a
“View Session”
with you. This
allows us to see
your myVtax
webpages, but
nothing else on
your computer.
We’ll ask for the 6-
digit support ID.
Menu: View Session ID
“Settings” in the
upper left corner
brings you to a new
page where you can
update your contact
information, sub-
account
management,
change your
password, etc.
Logon: Settings
The Home Page
provides you with
your logon
information, any
Alerts from the
system, starting
point for new
documents,
accounts,
submissions, and
correspondence.
You can return to
this screen at any
time by clicking on
the “Home” icon.

The “I Want To” menu
provides a starting point for
new documents and other
common actions
Tip:
If you don’t have this set up
with these options under the
“I Want To” menu, you are
likely in your Business
account instead of the Third
Party/Attorney account.

You can create additional users, but do not have direct access to their account from the Master Account.
Tip:
“Submit” to send to the Department for processing.
“Save” when you’re not quite ready to send it along for action.
“Cancel” equals DELETE the request, not just the page.

To view messages
either:

is…unread notice”
to open up the
messaging system

message or “View

to email—Unread,
Inbox, Outbox.
Send us a message
from here or use the “I

Unlike email, this is
the secure means to
communicate with the

To start a new
Real Estate
Transaction Tax
Return, select
“File a Real
Estate
Transaction
Return” from the
“I Want To”
menu.
Note: RW-171
and Schedule A
are currently
available only as
a pdf on the
website.
I Want To: File a Real Estate Transaction Return
The ID, Name, and ID
number should be the
taxpayer’s information,
NOT the preparer’s!
Only for ACH Credit
and Debit payments.
To pay by paper check,
print the voucher from
inside the specific
return.
Requests:
Make a Credit or Debit Card Payment
Takes you section by
section through the
return.
“Next” takes you to
the next section.
“Previous” takes you
back one section.
“Cancel” deletes the
entire return.
“Save” saves your
information for future
editing.
Property Transfer Tax Return
PTT-172
The verification
code is a unique
identifier for the
return.
It appears on the
2nd screen of the
return and when
you click on “Save
Draft.”
It is used with your
email address to
share the return
with other parties.
PTTR: Verification Code
When you save
your return, you get
a confirmation
screen.
The email address
of the original
preparer and the
verification code
appear on this
screen.
PTTR: Save Draft
Enter the primary buyer
and sellers information.
Addresses should be
post-transfer.
PTTR: Primary Parties
Don’t fake the ID number.
This will delay
processing and
potentially lead to a bill
for your client
Request a pseudo number
via web message if
necessary.
Phone number or email
address- don’t need both.
Don’t have everything? The
required fields check box
will suspend the
requirements.
PTTR: Primary Parties Valid Data
Click the “Yes” on the
bottom of the Primary
Parties screen to add more
parties.
No addresses for additional
parties!
“Copy row” will copy all of
the information to a new
tab.
“Add additional
Transferor/Transferee” will
create a new tab.
“Remove
Transferor/Transferee” will
delete that tab.

Not sure what the code means? Want to see the instructions? Click the hyperlinks.
Some fields become required based upon your answers to other questions.
Parcel in more than one town?
✓ Check the box and complete the return.
✓ Complete another return(s) for the other town(s).
✓ Claim an Exemption 20 on the other return(s), so that you only pay the tax on one return.
No Land? Check the box!

This page has the same functionality as other pages.
✓ Hyperlinks for helpful documents.
✓ Orange triangle= required field.

Don’t forget to enter the Current Use Information.
PTTR: Additional Information
If there is not a property transfer tax exemption, select“00 None” for Question E1.
If there is no land involved in the transfer, then select “00 None” for the land gains exemption.

Fill in J10 and J11 first.
The system will autofill and
calculate based upon these
numbers, and the data &
exemptions on the form.
If you don’t get the calculation
you expect, check your
answers and make sure the
required field checkboxes are
unchecked and you’ve
completed all of the fields.
PTTR: Rate Schedule and Tax Due
You can add attachments to the PTTR. These can be seen by the town clerk and the Department of Taxes.
Please attach an explanation if there’s more than one parcel covered by one deed. (In the future, this will be done more elegantly.)

bypassing

Tip:
If you are paying by
check, print the
Payment Voucher from
this screen once ALL of

correct. (SSN/FEIN,
Closing date, and tax
calculation).
You can also do this
later in the process.
PTTR: Submit Returns to Town
& Print Payment Voucher
The voucher will print with all the
required information from the return.
The closing date & SSN MUST match
the return for the payment to credit
the appropriate account!!!
Don’t fake the SSN/FEIN!
Not tax due? No voucher needed.

Do NOT submit
it to the town
until the closing
is occurring!
If you need to
get it back from
the town, call
them. They will
need to uncheck
the box and
“Save”. This
will send the
return back to
you for editing.
Submit to Town?
You must send a paper copy
of the PTTR and the deed to
the town. Do not send a
paper PTTR to the
Department.
Do not print the copy to send
to the town until you have
“sent” the return via myVTax.
Select “Print” to print a copy
of the return. A pdf will open
that you can print.
Send any payment to the
Department with the PTT-173
(Voucher).
PTTR: Send the Deed and Paper Copy
of the PTTR to the Town
To share a return with
another user, you need the
email address of the account
used to create the return and
the “Verification Code.”
You get the verification code
at the start of a return and
when you click “Save.”
Need to Share a Return?
“Save” saves the document to your account.
“Save” plus “Check Mark” for a PTTR sends it to the Town.
“Submit” for the other returns and documents sends it to the Department.
Submit happens overnight, so you can still go in to edit on the same
day.
If you want to submit it after this, then you must “submit” again.
If you “save” after editing a submitted return, it does not “submit.”
“Cancel” will delete your return.
It will be on your Requests- Deleted tab, but can’t edit or re-open.
Save Vs. Submit Vs. Cancel
If you need to share a return
with another party, provide
them with the email address
used to create the return and
the verification code (NOT the
confirmation number).
They will have the ability to
edit and submit the return.
I Want To: Access an Existing Web Request
After you’ve
submitted it to the
town for recording,
you can cancel the
request prior to the
town doing the
recording. This will
delete the return.
Also, here’s another
opportunity to pay!
Status: Submitted to Town
You can access of
all of the returns
you’ve started and
submitted either by
clicking “Activity
Center” and then
“View Requests,”
OR
click under the
request in the
“Alerts” menu.

will pre-populate with

just enter the
verification code and
email.
This will pre-populate
the Transferee,
Transferor, and
Property Info Screens.
If this changes, you
will need to correct it
on all of the returns.
Land Gains Populate InformationLGT-177 and LGT-178
You’ll get a new
Verification Code for
this tax return.
This will only
populate the existing
information from your
PTTR. If you update
the PTTR, you need to
come back into the
related LGT return,
migrate to this screen,
and “Save Draft” to
get the LGT return to
update with the new
PTTR information.

Answering “Yes” to the
Selling Expense Question
will cause this schedule to
open up. If you answered
“No,” then you won’t see
this.
Same concept applies to
other questions.

The PTTR information on
the value and the selling
expenses carry forward
to this page.
If these numbers seem
incorrect, check your
returns and answers to
the various questions.
LGT-178: Sale Information
If you answered “Yes”
back on the statewide
percentages in Other
Information, you’ll
need to enter the
percentage of gain on
land (see the “?” for
percentages).
If you answered “No,”
then you’ll need to
enter the value of the
land (Question 1) and
add attachments
showing proof of this
value (lister card,
appraisal, etc.).
LGT-179: Buildings Schedule
If you answered “Yes”
back on the statewide
percentages in Other
Information, you’ll
need to enter the
percentage of gain on
land (see the “?” for
percentages).
If you answered “No,”
then you’ll need to
enter the value of the
land (Question 1) and
add attachments
showing proof of this
value (lister card,
appraisal, etc.).
LGT-179: Buildings Schedule
You’ll enter the timber
or timber rights on
this page. Everything
else is based upon
prior questions.
LGT-179: Land & Structures Cost
Tax is automatically
calculated based
upon all of your prior
answers.
Not getting the
amount/answer you
anticipate? Review
the return and correct
as appropriate.
LGT-178: Tax Calculation
Refund and tax due
automatically calculate
based upon the amount of
advance payment or tax
withheld by transferee.

You must document land
value, improvements, etc.

If you don’t prove it, then
