Think $30,000 doesn’t get you very far these days? Think again – you can renovate the

entire home with $30-grand, and here’s how.

Cooking and bathingSet aside $4000 to $6000 for an affordable kitchen and bathroom update. Keep the costs low by reusing and reinvigorating rather than replacing. If your cabinetry is in good condition you can respray your kitchen doors and replace the knobs for a new look. Get new benchtops – reconstituted stone if the budget allows or laminate for a cheaper option – and then replace the kickboards. Replace appliances only if they are really old and dated. In the bathroom, replacing the tapware and giving it a good clean might be all that’s needed

(for more detail on an affordable bathroom revamp, see page 18).

A new coat?Painting is one of the easiest jobs to tackle yourself – at least, that’s what DIYers tell themselves. While it is a good one to do yourself to keep costs down, remember it is hard work. The trick here is to invest in quality brushes, rollers and paint – do not skimp and buy cheap paint as you’ll regret it during the process (it’s harder to work with) and after (it won’t wear as well as the good stuff). If you are doing the entire interior, set aside about $2000 for paint and equipment. If you want to engage a professional, budget about $5000. It’s perhaps worth compromising and doing a bit yourself and leaving the ceilings

to the professionals. For exterior paint get a professional to do the lot – set aside about $4000 for this.

Walk on inThe price of f oor coverings varies greatly – timber versus vinyl, tiles versus carpet. But whatever you decide on, shop around. Look for discounts and end-of-line products. Vinyl is affordable, but beware that if you are planning to sell in the near future, some buyers will be turned off by cheap vinyl. Though these days, there are some great vinyl products on the market that look like tiles. A good option is to tile bathrooms, the kitchen and entry, and carpet other areas such as the bedrooms and living room. To keep the renovation under budget, aim to spend no more than $8000 on your f oors.

Get outsideFor $2500 you can really improve your home’s street appeal. Start on the front of the home – if you have any cash leftover you can spend that on the backyard. For $1500 you can get a landscaper in to spend half a day cleaning, lopping and removing old plants and trees, before heading off to your local nursery to invest in new plants, bark chips and fertiliser. With the grand you have left, replace the letterbox, tart up the front door and give the driveway and paving a good clean.

Nearly f nishedYou should still have several grand in your back pocket from your $30,000 budget, so head back inside and take a look around your new home. With fresh paint and

f ooring, you might notice that the lighting is now looking a bit dated. Pendant lights and oversized light f ttings can actually make a room look smaller, so get an electrician in to replace outdated light f ttings with LED downlights. Go for brushed metal light switches over the boring old white plastic ones if you can afford it. In the bedrooms and living area, invest in matching bedside lamps and a couple of f oor lamps. Make sure you kitchen has plenty of light – task lighting, matched with a few simple pendants over the main benchtop, will f nish off this space. With your last $500, buy a couple of new throw rugs and cushions for the couch. Pop up a new painting in the bedroom and a couple of mirrors on the hallway walls and you’re done.

When planning your kitchen renovation there are so many styles, colours and materials to choose from in terms of f ooring, cabinetry, walls and appliances. If you’ve decided you love the look of tiles, you’ll probably soon feel overwhelmed by the huge range of tiling products that are out there. So, here are a few tips on choosing the right product for your new kitchen.

KITCHEN

Where, oh where? Tiles can be used as splashbacks, underneath cabinets on the wall, on the f oors, of course, and even on benchtops. If you are after f oor tiles, you’ll want a product that is strong, non-porous and def nitely non-slip. On the walls or splashbacks, choose tiles that are stain-resistant and easy to clean.

Which one? You’ll hear the terms ‘ceramic’ and ‘porcelain’ when researching tiles. So what’s the difference? These tiles are made from a clay mixture and then f red in a kiln to produce porcelain and non-porcelain tiles. They are really all ceramic but non-porcelain tiles are often called ceramic tiles. glazed are much harder and hard-wearing than non-porcelain tiles, which makes full-body porcelain tiles a great choice for high-traff c areas. Non-porcelain tiles are softer than porcelain, making them easier to cut but more susceptible to chipping. They are more suited to lower traff c areas. Porcelain tiles are more durable but more expensive than non-porcelain tiles. Remember, you can also get glass tiles (great for splashbacks) and tiles made from other materials such as stone or reconstituted stone.

Size matters. You’ll f nd tiles come in a range of sizes from little mosaics to large-format products.

Generally, larger tiles make a room look bigger, while small tiles are good for a small section, such as a splashback, because they pull the eye (they can be overwhelming if done on a large scale, especially in the kitchen where there is generally a lot of other stuff going on). Remember, the smaller the tile the more grout you’ll have to use, which means more cleaning.

Money talks. Tiles can be expensive, especially if you are after high-quality porcelain, glass mosaic or specialist products. Keep an eye out for end-of-run sales – you can save a lot by shopping around and being patient.

Renovating is an exciting time, especially in the early stages,

and it’s easy to get carried away pulling down ceilings and knocking out walls – what’s more fun than wielding a sledgehammer, right? By now we have all heard of the dangers of asbestos, but many DIY renovators are still putting themselves, and others, in harm’s way by tackling DIY jobs involving material that contains this dangerous substance.

Asbestos is actually a natural material that has strong, f re-resistant f bres, which made it popular among manufacturers and builders from about the 1940s to

We now know that working with the material is very dangerous, as the tiny f bres – which are up to 200 times f ner than a human hair, and can f oat in the air for a long time – are easily breathed into the lungs, where they can cause disease. Asbestos was used in the manufacture of many materials, and while its use was banned more than 10 years ago, there are many thousands of homes in our region which still contain the material.

If you are not planning to make any changes to your home, it doesn’t matter if you have asbestos in your walls or ceiling, as it poses a danger only if the f bres are released

into the air. But if you are planning to renovate and do any work yourself, it pays to be educated about asbestos.

How do you know if your home is hiding asbestos? Many handy DIYers and certainly builders can often tell if a product contains asbestos just by looking at it. According to Queensland Health, as a general rule, if your home was built before the mid 1980s, it is highly likely that it has asbestos-containing materials. Homes built between the mid ’80s and 1990 probably have asbestos, while those built after 1990 are unlikely to contain asbestos.

If you are planning to embark on some DIY no matter what age your home, it’s a good idea to get someone in to check. Head to deir.qld.gov.au/workplace and click on the ‘asbestos’ link. There is heaps of information there and links to f nd professionals who can identify and remove asbestos.

If you do engage a company to remove the asbestos, ensure it is licenced to do the job – demolishers and builders licenced to remove asbestos know the safety procedures and rules they have to stick to so that everyone, including you and your neighbours, are safe.

While Queensland Health has guidelines on how to deal with a home containing asbestos, it’s really a good idea to get a professional in to help.

What the council has to say:

It is legal to remove asbestos yourself and the council’s tip at Caloundra is the Coast’s only one that will take asbestos (fees and rules, of course, apply). You’ll need to f ll out an application form for each load and submit it to the council at least 48 hours before you plan to dispose of the asbestos. Still, the council recommends DIY renovators use a licenced operator to remove asbestos.

The cooler weather means we are spending more time indoors, toasty and warm with our heaters and electric blankets.

But winter is a busy time for Queensland f ref ghters. Last winter, the Queensland Fire and Emergency Services reported that its f re crews attended close to 140 house f res in the Brisbane region alone. If you haven’t yet done so, now is a good time to check how safe your home is. Here are a few things to tick off your safety checklist:

• Check your smoke alarms are working and in the spots where they will be most effective.

• Get an electrician in to install a safety switch.

• Unplug appliances when you are not using them, and when you are, check that the plugs are properly pushed in to powerpoints.

• Have an evacuation plan, get a f re blanket in the kitchen and appropriate extinguishers around the home.

• Clean out the clothes

Check your smoke alarms are working and in the

spots where they will be most effective

dryer f lter every time you use the dryer and clean the exhaust fan regularly.

• Check your freestanding heater is working correctly and never leave it on overnight or when you’re out of the room.

• Avoid using double adapters and power boards. If you need a power board, get one with an overload button on it.

• Never leave children or pets alone with heaters and ovens and keep matches and f relighters well out of reach.

Here is an easy way to revamp and update the bathroom while still keeping plenty of cash in the kitty to renovate other areas of the home.

BATHROOM

It might seem odd but the f rst thing to do is give the

bathroom a good clean. If you don’t like your bathroom it might be that over the years it has just become grotty and tired. If you don’t have an exhaust fan, get one installed. Having a well-ventilated bathroom is the best way to keep it clean.

Start with the tiles. If the grout is in good condition but just dirty, clean it. A good homemade grout cleaner is a mixture of

bi-carb and bleach. Just mix until it becomes a thick paste, apply to the grout and let it sit for 15 minutes. Scrub with a toothbrush, leave another 10 minutes and then rinse off. Once your grout is sparkling, and dry, coat it with a sealant so it doesn’t get that dirty again.

Wipe down your glass surfaces with a non-abrasive cleaner. If your glass isn’t coated, it’s a good idea to get a professional in to do the job. Coated glass is much
