1. Not planning enough. From the tedious task of drawing up a well-calculated budget, to ensuring the plans are spot on, and getting the trades well and truly organised, planning is king. A poorly planned project is the beginning of many a failed, or at least highly stressful, reno.
2. Ignoring the boring bits. Prep work – such as thoroughly cleaning walls before painting or waterproof ng the bathroom – can often be tedious and unsatisfying, but you should never skimp on it.
3. Overdoing it. Nothing is more satisfying than taking a sledgehammer to a wall or an ugly benchtop, but it can be too easy to get carried away. A f rst-time renovator can often go in to remove a few strips of old wallpaper and before they know it, they have pulled down half the wall.
4. Overcapitalising. Love that $50,000

7. Not being practical. Failing to include adequate storage for your six-bedroom home or insisting on three bathrooms in your two-bedroom apartment are decisions made by renovators who aren’t thinking that they will actually live in the home. The f rst question you should ask in the planning stages is, what do I need? Then you can ask, what do I want?
8. Saving money on the wrong things. There are many ways you can save cash – such as doing the grunt work yourself or reusing materials that are perfectly okay – but there are things you shouldn’t skimp on. Such as windows – always budget for quality windows, and ensure they are large enough for your home.
9. Not thinking enough about
lighting. The lights and lighting scheme you choose greatly impact the feel of your home. Many renovators don’t put in enough lights or put in too many.
10. Being too cool for school. Sure that bright pink benchtop looks fantastic in that New York apartment you found in your favourite homewares magazine, but when buying for your own renovation you want colour schemes and materials you will love for years to come.
11. Using the wrong, or cheap, tools. Sure you can save cash by buying your drill from the two-dollar shop, but you may regret it. Even for small projects, invest in quality tools. And use the right ones for the job – it will make your life so much easier.
12. Not storing your stuff. A reno project can take many months to complete, and many a DIY renovator has pulled the plastic back on his materials only to f nd they were ruined in that last lot of rain. Take care of your timber and tiles – keep them out of the weather. And this goes for your tools too. In our climate rust just loves a shiny new hammer.
13. Thinking green is too pricey. Whether it’s installing solar or a water tank, or going for more environmentally sound materials, many renovators will dismiss green additions, thinking it will just cost extra. Educate yourself on the options and you might f nd that going green costs you no more or even saves you money.

5. Not doing your homework. Even if you hire an architect to project manage and a building company to do all the work, it pays to educate yourself on every element of the project, from paperwork to materials. The professionals will respect you much more if you know what you are talking about, ask thoughtful questions and give considered answers.
6. Not having a buffer. Always have a buffer in your budget and your time frame to allow for the unexpected. Not expecting surprises is a big reno no-no.

When planning the structural elements of your renovation
it’s a good idea to go with timeless design, but when it comes to decorating, there is more scope to be bold and play around with trends in furniture, colours and soft furnishings.
Elements of interior design have always been inf uenced by the past but in 2013 the momentum has well and truly taken hold, with looks from the ’40s, ’50s, ’60s and ’70s all proving popular.
It’s easy to get carried away so don’t try to cram too many styles into your interior. An art deco lamp paired with modernist furniture and
’70s soft furnishings won’t work, so choose a decade and include two or three elements with your contemporary pieces. If the 1970s is your thing, try a mirrored coffee table on top of a plush rug and bold geometrically patterned cushions on your contemporary sofa.
If you don’t want to trawl the op shops for a bargain, and you don’t have the budget the antique stores are after, the news is good. These retro styles are popular and furniture manufacturers know what’s hot, and they are making cost-effective pieces to try to capture the consumer, so this trend won’t cost the earth.

Design tipsNot sure where to start with your new kitchen design? Start here.
Don’t forget about storage – but it’s not just about quantity. Drawers can often hold more than cupboards and because you pull them out, things don’t get lost in the back of the drawer like they
do in cupboards. Take a look at your kitchen design and see where you can accommodate more drawers. Soft-close and handle-less solutions, plus hidden drawers, are practical and very popular.
If you can, allow about 90 centimetres of benchtop on each side of the cooktop
and sink.
If you are placing a new kitchen into an existing home, pick out a focal point – such as a large window – and base
your design on that.
If you aren’t restricted by existing plumbing and
have a U-shape kitchen, place the sink, fridge and
oven in a triangle.
If you can, incorporate a handy landing space around your fridge and wall oven.
Don’t forget a place for your bin. All too often the bin is an afterthought in the design or not accommodated at all. A
pull-out bin incorporated into the cabinetry is a must for the
contemporary kitchen.
When choosing appliances such as ovens and dishwashers, ask yourself three questions: What are my needs? Will it f t into the cavities? Will it match my colour scheme and look?

If you’ve ever holidayed in a tropical location you may have
experienced an outdoor bathroom. There is something quite appealing about being naked close to nature, with the sun, or rain, on your skin. And there is no reason why you can’t have that experience at home.
If you’ve been thinking about incorporating an outdoor bathroom into your reno, you have a few options – whether it is a bathtub by the back fence, a cold shower by the pool, or a partially enclosed ensuite under the stars.
Outdoor showers are a common sight in our region – they’re a
simple way to wash off salty water and sand when you come in from the beach. There are a variety of materials you can use as your shower f oor – a simple concrete slab, timber deck or tiles, but you should always have a f ooring that is comfortable underfoot and drains well (straight onto the grass is not a good idea).
If you have a courtyard that is reasonably protected from prying eyes, why not pop in a bathtub? Extend decking or stepping stones up to the tub so you aren’t stepping into the garden after your dip.
Traditionally bathrooms have
been designed without many windows, but if you want to open up yours to the elements it can be just a matter of including a large window. While it technically doesn’t make your bathroom an outdoor one, it will connect you to the outdoors. If your home’s structure allows, knock out the outdoor wall to your existing or planned bathroom and install sliding glass doors. With a simple slide your bathroom goes from indoors to out. If privacy is a concern, planting some small tropical trees on your boundary fence can make all the difference.

White, is white, right? Wrong. Choosing the right white
paint has to be one of the hardest decisions a renovator makes, but why is it so complicated?
For a start all whites aren’t really white, as they have undertones of almost every other colour under the sun. There are brown whites and black whites, blue, red, green and yellow whites. There are warm whites and cool whites. One white on your bedroom warm will create a cosy, relaxing ambience, another white will make the room look cool and sophisticated.
And you can’t trust how it looks on the colour chart – the same
white on your dining room wall will look completely different in your lounge room, because the light and furniture in those rooms are different.
So what to do? Take the time to get the white just right.
First you have to decide if you want a warm white or a cool white. Warm whites work well in lounge rooms and bedrooms – the rooms where you want to feel cosy and calm. Cool whites are good for the home off ce or kitchen – spaces where you want to feel more uplifted and refreshed.
As a general rule, whites with red or earthy undertones are
warmer than those with blue, green or grey undertones.
Take your colour charts home and compare them next to your furniture and window treatments – that will help you exclude quite a few whites.
If you have whittled down your selection to two or three from the colour chart, get a sample pot of each, take them home and paint them on the wall. Let the paint dry and check out how each colour works in the room, in the morning light, afternoon sun and then once night falls and the lights go on.
Hopefully then you will know exactly which white is right for you.

Know there are f oorboards lurking under that ugly carpet?
Here is how to uncover them.• Carpets are heavy, so to remove
yours, cut it up into manageable strips with a knife designed for cutting carpet. Start from the centre before removing the edges around the wall. Be careful of the nails in the strips around the doors and walls.
• Remove all remnants of the underlay and carpet before checking for protruding nails, which you’ll need to punch down into the timber a good four millimetres below the surface.
• If you haven’t removed all the furniture, pictures and books from the shelves, do so. Cover your power points and any other vents and start sanding. You’ll probably have hired your sanding equipment and the hire staff will have told you how to operate it, but before you get going don’t forget your ear muffs, safety goggles and dust mask. Remember don’t start your machine or turn it off while the sand paper belt is in contact with the f oor as it can leave nasty gouges.
• The sander will not reach the edges of the room, so you will
need to do this by hand. Then it’s time to vacuum the room thoroughly.
• Putty any knots or holes that have appeared and check again for nails that may have poked through. Then it is time for the second sanding, this time with medium-grade paper. After a thorough vacuum and mop you should notice the f oor is much smoother.
• Leave it a day for any airborne dust to settle before wiping the f oor again with a damp cloth. Then apply your f oorboard f nish as per the instructions on the tin.

If you haven’t already it’s time to start planning your new pool for
summer. What are you waiting for? Just jump in.
Pool installation is not a DIY job, though if you are handy with a backhoe you might be able to lend your pool builder a hand. The f rst step will be in the design process, and it is here that you’ll have to decide whether you want a readymade f breglass model, or you’ll be choosing a concrete pool – of either your design or the pool company’s. Whatever you choose, once the plans are ready they will need to be approved by the
Sunshine Coast Council. The council has pretty f rm rules on where you can build your pool on your property plus regulations on pool fencing and plumbing requirements.
There will be plenty of heavy equipment that needs to come in, so consider how the excavator or backhoe will get onto your property. Once it is time to start digging you will probably be amazed by the amount of soil that needs to be removed, so keep in mind that not only will there be excavating equipment hanging around, but vehicles coming in

Take the plungeand out to cart all that dirt away. It’s a messy, noisy process.
Fibreglass pools are premade so their shape is f xed. To prepare the ground for a f breglass pool your pool builder will dig a hole larger than the pool, and then backf ll with sand or soil. Once a f breglass pool is installed it is almost ready to go – it is already coated and the steps are built into the mould.
Concrete pools are poured like any other concrete slab. The hole is dug, then shaped to the desired design before the steel bars or braces are laid into the moulded shape. The concrete is then sprayed
on and then f nished with pebblecrete, paint or other f nishing products.
During the construction process the plumber and electrician will come in to lay pipes and cabling for the pool f ltration system, jets, heating pipe and lighting.
As a general rule, concrete pools are the more expensive option. You have the freedom to design whatever you want in a concrete pool but there is more work involved in preparing the site. Fibreglass pools are, however, generally kinder on the skin than the harder, rougher concrete.

Whether you are laying f breglass or concrete, you’ll have to f nish off your pool with coping, which are the pavers laid around the top edge. A contractor will do this job for you. Then it’s time to consider your landscaping and garden.
Follow the rulesGot council approval? There are many local and state government laws governing pools and pool fencing, so it pays to educate yourself on these. For fact sheets from our council, head to sunshinecoast.qld.gov.au, click on ‘Planning & Building’, then head to ‘Building and Plumbing’ and from there ‘Swimming Pools’.
Life on topYou can pretty much pop an above-ground pool on any kind of soil, or even concrete, as long as the ground is f at and there are no rocks, roots or other objects poking up through the soil. You might f nd you pool builder will want to do a bit of excavation and lay down a layer of sand before. Then it is time to put the pool f lter in place. The pool is then constructed on top.

Need a new deck to go with your new pool? It’s all in the
planning.The kind of deck you build near
your pool will depend on a couple of factors, most important of which are the site and its constraints, and what you want from the deck.
For that inside-outside feel, nothing beats a deck straight off the living area, but your deck might be a standalone structure, if your pool is a fair way from the house.
First, have a think about what you will use it for. Answer these questions – what furniture will I want to include and does the deck
need a roof? Will I need power? Does it have to have easy access to a kitchen, or do I want to include an outdoor kitchen? And who will be using it?
Planning is key – if you can, grab a copy of your house plans and draw your deck onto those. It is worth getting a draftsperson in to get it right. And then it is time to seek council approval.
Unless it is a really simple, standalone deck, you will probably need help from a plumber and an electrician. Even if your deck doesn’t have power or plumbing connected, you will want to check
where your drains and gutters are running, so you don’t cut through these in the building of the deck. You may also need to remove trees or other obstacles from the area and level out the land. If drainage is an issue, get this sorted too.
Choose your materials and your f nish – the deck should be coated in an outdoor f nish, even if it is covered. And if it butts up against the pool, ensure the timber and f nish is right to use around pools. Pool decks need to be especially tough. Now you are set to build, you’ll be sipping cocktails by the pool before you know it.

Clever landscaping and garden design can make your pool
area. Get this right and your dip will be that much more enjoyable.
Plants around pools are a great idea – plants provide shade and protection from the wind, and much-needed privacy. But many plants just can’t tolerate the poolside environment, so you have to choose wisely.
If you have a saltwater pool, go for plant varieties that are salt-tolerant. Coastal banksias and rosemary are very tolerant, while cycads and bromeliads, plus many palms, look great and provide shade.
The chemicals in your chlorinated pool will eat into nearby plants, so choose varieties with tough leaves such as mondo grass and Cordylines.Other tips• Avoid plants with complicated root systems, such as bamboo, which will damage your pool wall. These plants can create hugely expensive issues down the track. • Avoid anything deciduous, like frangipani, too close to the pool. The leaves will clog up your f lter.• Tall trees on the northern side of the pool may block too much sun. While dappled shade is pleasant,
too little sun will make the pool cold and uninviting.• Keep your lawn area a good metre or so from the pool – glass clippings and pool water are not a good mix.• Keep a walkway around the perimeter and remember, any garden butting up against the pool should be out of the traff c area, so not near the shallow end or steps.• Keep the landscaping interesting with a shady spot here and a rock wall there. The tropical look is irregular, so keep it interesting.• Keep privacy, good looks and safety top of mind when planning your pool landscaping and garden.

Many Sunshine Coast households have a pool in their backyard, and for most people that pool is one of the biggest users of electricity in the home.
