Yes, they do….

But you have to do your research to find them. Property investment advisors can assist, but the property investor can look for the growth drivers in areas to find the desired property.

First a warning, if you are a property investor with an investment strategy of only wishing to buy near where you live, you may not be able to find a suitable cash flow positive property.

These are my ideas..

First of all you should be prepared to look at any suitable area in Australia. That means firstly undertaking property investment research on the internet to identify growth areas.

You should be looking for areas where growth is about to be realised. The towns can be identified by looking for “growth drivers” that will increase the property rental and capital values in a short time. As an example, although not too late Gladstone was a good example a couple of years ago.

Look for new growth

I would much rather find a town where growth is about to be realised, rather than a town that peaked before the GFC with capital values declining and maybe about to move forward again. An example of this in my view is Perth.

As a property investor, your mandate is to achieve a better than the average market result to expand your property wealth creation.

I’ve found the town…

Through research you may have identified a new growth area, but you cant find a positive cash flow property.

That may be, but have you thought of this. Could you negotiate the asking price to reduce the amount paid. What is the current rental value, could it be increased a little. And, have you taken into account the investment property legitimate tax depreciation deductions?
