Future Demographic Considerations

MILLENNIALS ARE GROWING UP AND HAVING KIDS

The Millennials will be starting to have families over the nextcoming decade.

By studying the habits of the Millennial generation, we know theyare prone to renting versus owning. We know they are hooked onthe lifestyle and amenities, therefore, we are preparing toaccommodate this generation as they evolve and raise families.

This is a stronger trend in urban locations but also noteworthy forsuburban markets.

BABY BOOMERS AND EMPTY-NESTERS

This population is shedding the big family home. They arenoticing, in a major way, what these new amenity-heavycommunities have to offer. These are not the apartmentcommunities they remember!

Boomers are preparing to travel more and visit their childrenwho are scattered around the country/globe and like theidea of a low maintenance with luxury finishes andamenities.

These communities should be designed with some aging-in-place mindfulness and should be designed to target the 35+Gen X and Boomer demographic.

Apartment Finish Trends

Space for dining table in kitchen is a cost saving technique versus constructing an island. This allows for more convertible spaces, which is trending.

Open leg islands mirror the custom look happening in high-end residential, which apartment trends tend to follow. Waterfall-style island countertops are expensive and may date more quickly.

Avoid generic and cookie cutter design at all costs by fostering individuality with the community's design, brand, story and amenity program. There are so many opportunities to do something different and memorable to be set apart from your competitors.

“We build our story from history; which influences our design, and drives the artistic vision. A historically aware space helps to establish the connection to the location. Through an understanding of history we create a neighborhood identity and foster a sense of belonging.” - CID DESIGN GROUP

EXAMPLES:

- A community dog! How memorable is that?! Bozzutto developed a community in DC with a resident bulldog that spends its days in the leasing clubhouse greeting guests and making people smile!

- A unique and memorable art installation such us Wood Partners community in Scottsdale Arizona that features a Fender guitar exhibit, a homage to the Global HQ of Vanguard and Fender nearby.

- A wall-to-wall interactive digital art in installation.

- Learning the history of the land the community is built-upon and having a vintage photography gallery telling that story.

- Displaying a vintage mechanism from the cotton mill that used to stand on the building site, or reclaiming wood, or vintage windows from nearby. Surfing the local salvage yards or talking to the local historical society has been a great resource for us!
