The project is situated on a prominent corner of South Lake Union, bounded by Westlake Avenue to the west and Harrison Street to the south.
The existing two-story Firestone Building is a Seattle Landmark. Work will include the restoration of the existing terra cotta façade, existing windows, and masonry facades including a portion along the alley.
The Firestone Building and addition is a 205-ft tall, 15- level high-rise comprised of approximately:
• 2 levels of below grade parking for 68 cars and 85 bicycles
• 1 level of approximately 14,500 SF of ground floor retail and 1,500 SF of ground level bicycle storage for 100 bicycles
• 14 levels and approximately 200,000 SF of office space
• 1 level of approximately 3,500 SF of open space and roof terrace
The project is participating in the Seattle Living Building Pilot Program, which requires Living Building Challenge 3.1 Petal Recognition Certification, achieve a total net positive building energy compared to 2012 Seattle Energy Code Targets, and use only non-potable water for non-potable uses.
At the top of the tower is an amenity roof terrace that accommodates shared programs for recreation, relaxation, and enjoyment in a dramatic setting overlooking South Lake Union and downtown Seattle.
The building’s exterior is unified by a high-performance curtain wall that enhances the sculptural presence of the building’s form - subtly modulating a composition of glass and fins, while maintaining relationships with its historical base.
