PropertyThe Mountain Village Chalet is a traditional alpine residence located in the sunny Wildi area of Saas Fee. Built in beautiful wood both inside and out, the chalet is characterised by exposed beams and a high, vaulted ceiling on the top floor.

This property offers four bedrooms across three floors and benefits from fantastic views of the valley and surrounding mountains thanks to large windows and impressive wooden balconies. The open-plan living and kitchen/dining area is also located on the top floor to make the most of these stunning Alpine views.

LocationThe Mountain Village development is located in a wonderfully sunny position at the back of the village in the Wildi area. Here set in deep snow you really have an authentic mountain feel with fabulous views. The chalet is located approximately 800m from the slopes and ski lifts.

Resort InformationSaas Fee is one of our favourite resorts, a high altitude traditional traffic free village set at 1800m in a dramatic setting surrounded by glaciers. The village oozes Swiss charm, with narrow streets lined with old chalets, traditional barns, a church, a mountain guide office and a school at the centre of the village. Unlike so many of the mega-resorts, this village has a fabulous atmosphere in both summer and winter.

There is a huge selection of good restaurants, traditional tea houses and shops. Saas Fee also has a great après ski scene from the snow bars near the lifts to the live music in Popcorn or cool bars such as Poison.

Getting thereSaas Fee is about two and a half hours drive from Geneva, Milan, or Zurich. As it is a car-free resort all visitors park at the entrance to the village and take an electric taxi to their chalet or walk five or ten minutes. Alternatively you could take the express train from Zurich or Geneva and then the post bus up from Visp.

Expert’s Opinion“I had an apartment myself in Saas Fee for many years. It is a great choice for guaranteed snow and (rare for a high altitude resort) it is also lovely in summer. Although it may be cold in the middle of winter you can even ski in the summer. Saas Fee oozes traditional charm, is traffic free and is a mini-Zermatt - except with the Allalin instead of the Matterhorn. Property prices are still very reasonable for a resort of this calibre.

Winter Saas Fee is the place for all winter sports, including the World Snowboard championships in November and the World Ice-climbing championships in January. If you like ski touring then put on your skins and take a guide to discover the real mountains. With most of the skiing between 2500m and 3500m, skiing is possible throughout the year and the lifts are open from July right through autumn until the end of April.

Saas Fee is a good choice for non-skiers too, as there are many marked winter walks and plenty to do including husky dog sledding, tobogganing, ice skating, curling and a superb indoor sports centre with a pool and saunas.

The resort also has ambitious plans to replace old lifts like the Spielboden Gondola and to expand the ski area. This would involve a link to neighbouring Saas Grund in the valley which will greatly improve the size and variation of available slopes.

SummerSaas Fee is a true dual season resort. Most of the international ski teams train on the glacier in the summer so the resort is always busy. Apart from its 350km network of hiking paths, the Saas Valley also has a wide variety of summer activities for both old and young, such as summer skiing and snowboarding, mountain-biking, tennis, mini-golf, trekking on horseriding and climbing amongst other activities.

Saas Fee also has a rope challenge in the forest where the whole family can enjoy outdoor adventures, as well as a children’s roller coaster (the Feeblitz) and a children’s clubs with organised activities. The public swimming pool and sports facilities are excellent. At the foot of the ski slopes are football pitches and tennis courts and a small golf course.

As a dual season resort, Saas Fee is home to a variety of bars, restaurants and shops that are open year round, from mountain huts on the hiking trail, to the Michelin starred Fletschhorn.

Legal requirementsThe properties on our web site are all authorised for sale to foreigners unless specified otherwise. The notary will apply for your foreigner purchase permit as part of the purchase procedure. In this Canton you may not resell within 5 years unless you can show a good reason such as ill health or financial problems. After 5 years you may resell to a foreigner or to a Swiss buyer.

InvestmentThe Swiss government restrict the number of foreigners who are permitted to buy. In a referendum in 2012 the Swiss people voted to prohibit all future construction of second homes but building permits issued before then are still valid. These new properties are the last opportunity to buy a new property in the Swiss Alps as a holiday home. This will be an excellent investment and will increase in value as no more building permits will be given in future for the construction of new properties like this.

FinanceSwiss banks will lend up to 70% of the purchase price and interest rates are currently very low at around 1%. Low fixed rates are available too. This is the cheapest money you will ever borrow.

Purchase costs In Canton Valais the costs are amongst the cheapest not just in Switzerland but in the whole of Europe. Total costs including the notary, taxes etc. are approx 2.5%.

Procedure Foreigner purchase permits are allocated by the Canton of Valais and the notary will apply for your permit if you are buying a new property or ask for the permit to be transferred to you if you are buying a resale property. This may take some weeks and then you will pay a deposit to the notary and sign the official purchase deed.

Renting and servicesWe can recommend specialist rental companies to rent your property for you when you are not using it if you wish. Local companies will clean and service your property and even provide services such as a chef.
