TheannualmeetingfortheMirageCrossingHomeownersAssociationisscheduledtobeheldonTuesday,January16,2018.ThemeetingwillbeheldintheClubhouseandtheBoardinvitesallpropertyownerstoattend. Atthatmeeting,therewillbeanoverviewofalloftheHOA’sworkoverthepastyear.TherewillalsobeapresentationofthebudgetandtheAssociation’sfinancialconditionbyTreasurer,FrankGollings. ThepostingorofferingofANYunitforshort-termrentalthroughmethodssuchaspropertymanagementcompanies,socialsiteslikeAirBnB,realtorsorothersMAYbeinviolationoftheAssociation’sminimumrentalterms.TheAssociationrule,1.2.2,statesthatunitsmayberentedforaterm“NOLESSTHAN30CALENDARDAYS.TheAssociation’sintentionistoREMINDallownersofthisruleandtoinformallhomeownersthatthoseunitsfoundnottobeincompliancewillbesubjecttotheAssociation’sviolationandfinepolicy.

ParkingAsthebusywinterseasonbegins,theHOABoardofDirectorswishestoremindallownersoftheRulesregardingvisitorparking.Specificallytheruleaddressesthe25Associationdesignatedguestspaceslocatedinfrontofbuildingsthroughouttheproperty.Article4.2.4oftheamendedrulesadoptedJune,2013states:“VEHICLESPARKEDINVISITORSPACESINEXCESSOFTHE72HOURLIMITARESUBJECTTOTOWINGBYTHEASSOCIATIONATTHEOWNER’SEXPENSE.This72-hourruleappliestoguestsonlyasRESIDENTSARENOTPERMITTEDTOPARKATALLINTHESEDESIGNATEDSPACES.Article4.7oftheC,C&Rsstatesthat,“guests,butnotunitownersmayparkinthosedesignatedareasonatemporarybasis.MirageCrossingwillalwayshavelimitedseasonalguestparking.Tohelpmanagethis,weneedALLowners’assistance.TheBoardthanksyouforyourcooperation!
BoardApprovesHOA2018Budget
AletterfromPresidentDonSzyndrowski,onbehalfoftheBoardofDirectors,wassenttoallMirageCrossingpropertyownersonNovember30.Inthatletter,PresidentSzyndrowskiprovidedanexplanationthatrequiredthemonthlyassessmentberaisedby$15.00permonth.IncludedinthatletterwasacopyoftheHOAoperatingbudgetforthe2018year.Forbudgetyear2018,themonthlyassessmenthasbeenraisedto$265.00permonthandiseffectiveforJanuary2018.TheDueDateisJanuary1standissubjectto RebillChargeof$30.00andLateFeeof$20.00afterthe15th. LANDSCAPING
ü DesertClassicLandscapingcompletedannualtreetrimming.
ü DesertClassicLandscapingcutbackamesquitetreeacrossthewestsideofCochise.ThistreeisonMirageCrossingpropertyandthecityrequirestheMirageCrossingHOAtoprovideitsmaintenance.
ü GothicLandscapinghascompletedthemajorityofthefallplanting.Pendingareanumberofplantstobeinstalledinthespring,tworeplacementtreesunderwarranty,theremovalofadeadtreebehindbuilding24.Thegranitehasbeeninstalledattheentrance.
ü Winterseeding,andfertilizingthegrasshasbeencompleted.Weedswillbetreatedandadditionalseedingwillbeappliedasrequired.
ü CindyCunninghamhasprovidedGothicwithalistofplantstoberemoved,whichhasbeencompleted.Thedeadplantsatthepoolhavealsobeenremoved.
FireControlSystem
ü MetroFirewasonpropertyinOctoberfortheannualfiresysteminspectionstoallbuildingsandtheclubhouse.Theresultsindicatedanumberofminorrepairstobedonein6buildings,aswellasmandatorysignreplacementsduetofading.Repairsandreplacementsarepending.
ü MetroFirealsorepairedaleakingfire
sprinklerinunit2066.DrywallrepairtoalloftheaffectedareasbyCactusispending.”
MaintenanceContinuedPoolandSPA
Poolman has completed the following maintenance and repairs to the pool and the spa: ü Replacedbothsaltchlorinatorsonpool.
ü RamseyElectricrepairedawiringshorttotheeastendfountainandreplacedtheagingpump.Currentlybothfountainsareoperatingasnormal.
ü ThesandchangestobothourTR-140filtersinthepoolhasbeencompleted.
SPA REPAIR
Asaresultoftherepairsoutlinedbelow,thespawasclosedseveralweeksduringthefall.
ü RepairsweremadetothespatimerandwestendfountainonOct.11.Repairsweremadeatnocharge.”
ü Extensiverepairstothespawererequired.Theyhave
nowbeencompletedandthespawasreturnedtoserviceonNovember9.Repairsincludedreroutingthetherapylinesusingexistingplumbingandcappingtheunusedandleakingplumbing.Otherrepairsincludedanewblower,alljetscleaned,blockagescleared,acrackedspadraincoverreplaced,andaleakinghousingpumpreplaced.Thespaheatercontrolpanelwasreplacedandthespalightwasreplaced.
PEST CONTROL
ü BurnsPestControlremovedbeesandahoneycombintheeastentrytower.Thetowerhowhasnowbeenrepaired.
ü BurnsPestControlprovidedexteriorservicesin
September,October,andNovember.Thesprayscovercrickets,roaches,spiders,ants,earwigs,sowbugs,pillbugs,silverfish&boxelders.Burnsalsotreatstheexteriorofeachbuildingbaseandallrodentcontrol.
ü Nestingpigeonshadroostedinseveralcoveswithbuildingopenings.Thebirdsweretrapped,andlaterreleased;areaswerecleaned,andthensealed.
