T HE G REENBELT Mirage Crossing 2018 Annual Meeting The annual meeting for the Mirage Crossing Homeowners Association is scheduled to be held on Tuesday, January 16, 2018. The meeting will be held in the Clubhouse and the Board invites all property owners to attend. At that meeting, there will be an overview of all of the HOA’s work over the past year. There will also be a presentation of the budget and the Association’s financial condition by Treasurer, Frank Gollings. There are three Board posts up for election this year and the elected candidates for those three positions will be announced. Ballots are being distributed early this month with directions for voting. The Board invites all property owners to attend and become more informed about your community. The current Board of Directors is President, Don Szyndrowski, Vice-Presidents, Cindy Cunningham, John Schroedel, Tom Stern and Treasurer, Frank Gollings The Board can be contacted by email at board@miragecrossing .com and the website is www.miragecrossing.com December 2017 Volume 2, Issue 3 The posting or offering of ANY unit for short-term rental through methods such as property management companies, social sites like AirBnB, realtors or others MAY be in violation of the Association’s minimum rental terms. The Association rule, 1.2.2, states that units may be rented for a term “NO LESS THAN 30 CALENDAR DAYS. The Association’s intention is to REMIND all owners of this rule and to inform all homeowners that those units found not to be in compliance will be subject to the Association’s violation and fine policy. Mirage Crossing Community Newsletter (Cont’d Board Budget) If appropriate, please inform your financial institution of the new assessment amount of $265.00 and a process date that can insure it is posted to your account before the 15 th . It is common for the bank to require the “Request for Change” during the latter days of December to allow time for processing. Parking As the busy winter season begins, the HOA Board of Directors wishes to remind all owners of the Rules regarding visitor parking. Specifically the rule addresses the 25 Association designated guest spaces located in front of buildings throughout the property. Article 4.2.4 of the amended rules adopted June, 2013 states: VEHICLES PARKED IN VISITOR SPACES IN EXCESS OF THE 72 HOUR LIMIT ARE SUBJECT TO TOWING BY THE ASSOCIATION AT THE OWNER’S EXPENSE. This 72-hour rule applies to guests only as RESIDENTS ARE NOT PERMITTED TO PARK AT ALL IN THESE DESIGNATED SPACES. Article 4.7 of the C, C&Rs states that, “guests, but not unit owners may park in those designated areas on a temporary basis. Mirage Crossing will always have limited seasonal guest parking. To help manage this, we need ALL owners’ assistance. The Board thanks you for your cooperation! Board Approves HOA 2018 Budget A letter from President Don Szyndrowski, on behalf of the Board of Directors, was sent to all Mirage Crossing property owners on November 30. In that letter, President Szyndrowski provided an explanation that required the monthly assessment be raised by $15.00 per month. Included in that letter was a copy of the HOA operating budget for the 2018 year. For budget year 2018, the monthly assessment has been raised to $265.00 per month and is effective for January 2018. The Due Date is January 1 st and is subject to Rebill Charge of $30.00 and Late Fee of $20.00 after the 15 th . (Cont’d Board Budget at top of Column Two) NOTICE: Property Rentals

Poolman has completed the following maintenance and repairs to the pool and the spa: ü Replacedbothsaltchlorinatorsonpool.

ü RamseyElectricrepairedawiringshorttotheeastendfountainandreplacedtheagingpump.Currentlybothfountainsareoperatingasnormal.

ü ThesandchangestobothourTR-140filtersinthepoolhasbeencompleted.

SPA REPAIR

Asaresultoftherepairsoutlinedbelow,thespawasclosedseveralweeksduringthefall.

ü RepairsweremadetothespatimerandwestendfountainonOct.11.Repairsweremadeatnocharge.”

ü Extensiverepairstothespawererequired.Theyhave

nowbeencompletedandthespawasreturnedtoserviceonNovember9.Repairsincludedreroutingthetherapylinesusingexistingplumbingandcappingtheunusedandleakingplumbing.Otherrepairsincludedanewblower,alljetscleaned,blockagescleared,acrackedspadraincoverreplaced,andaleakinghousingpumpreplaced.Thespaheatercontrolpanelwasreplacedandthespalightwasreplaced.
