in pursuant to the Request for Proposal vide to provide interested parties hereof a brief overview of plot of
land (the “Site”) and related information about the prospects for development of multifunctional complex
at the Site on long term lease.

is advised to carry out its own investigation into the prospects of developing the Site, the legislative and
regulatory regime which applies to commercial development in India, and all matters pertinent to the Site
and to seek its own professional advice on the legal, financial, regulatory and taxation consequences of
entering into any agreement or arrangement relating to the proposed Site.

CITY PROFILE
1.1 INTRODUCTION
Vasai- Virar is a city in Maharashtra state in western India. It is located in Thane District, 50 km north of Mumbai. The city is located on the north bank of Vasai Creek, part of the estuary of the Ulhas River. The newly formed Vasai Virar Municipal Corporation (VVMC) is the civic body that governs the city. Vasai-Virar is an agglomeration of several formerly separate towns, which includes Vasai, Virar, Navghar-Manikpur and Nala Sopara. The area covered by the city roughly corresponds to the ancient city of Sopara.
Sopara was known as Shurparaka in ancient time. Sopara was a big trading centre and the harbour was in today's Gass village. It was known as Ophir and traded goods; especially teak wood which was also used in the Church of the Nativity in Bethlehem. Vasai Road is one of the four stations in Vasai-Virar. Naigaon, Nala Sopara, and Virar are the others. These stations are part of the Mumbai suburban railway's Western Railway line.

1.2 EXECUTIVE SUMMARY
Location - The Site is located next to Vasai Road Railway station. Land Area proposed - 1458 sqm. Built up Area 1800 sqm.(Proposed) Existing development at site: A tool room and a substation are present on the site.To be dismantled by developer and release material other than
debris to be deposited with the railway. Surroundings - North: Booking Office
South: Residential Area, MSEB structure East: Road, Shopping Mall (Sohan Commercial Plaza) West: Railway track
Accessibility - A proper approach road to the site is available.

1.3 LOCATION AND CONNECTIVITY
Vasai is about fifty kms from Mumbai and is well connected to the city through a good network of roads
and the railways.

Roadways
Vasai due to its proximity to has access to three national highways, NH3, NH4 and NH8. The first ever Expressway built in India was the Mumbai–Pune expressway. Presently the Mumbai-Vadodara Expressway, Western Freeway and Eastern Freeway are under construction. The Bandra-Worli Sea Link Bridge, along with the Mahim causeway, links the island city to the western suburbs.
Railways
The Great Indian Peninsular Railway (GIP) (present-day Central Railway) and the Bombay, Baroda and Central India Railway (BB&CI) (present-day Western Railway) tracks were built through Vasai-Virar in 1860, and regular rail service started in 1869. The first electric locomotives of BB&CI started operating on two tracks between Borivali and Virar stations in 1936. The quadruple tracks between Borivali and Virar stations were inaugurated on July 7, 2007. The Four stations on the Mumbai Suburban Railway serve the city: Naigaon, Vasai Road, Nala Sopara and Virar. Mumbai's suburban rail systems carried a total of 6.3 million passengers every day in 2007, which is more than half of the Indian Railways daily carrying capacity. Trains are overcrowded during peak hours, with nine-car trains of rated capacity 1,700 passengers, actually carrying around 4,500 passengers at peak hours. The Mumbai rail network is spread at an expanse of 319 route kilometers. 191 rakes (ratin-sets) of 9 car and 12 car composition are utilized to run a total of 2226 train services.

Mumbai is well connected to most parts of India by the Indian Railways. Long-distance trains originate from Chhatrapati Shivaji Terminus, Dadar Station, Vasai Road, Mumbai Central Station, Bandra Terminus, Andheri and Borivali.
Airways
The Chhatrapati Shivaji International Airport (formerly Sahar International Airport) is the main aviation hub in the city and the busiest airport in India in terms of passenger traffic. In 2007, it catered to over 25 million passengers. The proposed Navi Mumbai International Airport to be built in the Kopra-Panvel area has been sanctioned by the Indian Government and will help relieve the increasing traffic burden on the existing airport.
The Juhu Aerodrome was India's first airport, and now hosts a flying club and a heliport.
1.4 DEMOGRAPHY
As per the census of 2007, Vasai had a population of 49337. The city has an average literacy rate of 77%

1.5 RAIL PASSENGER TRAFFIC
Vasai Road falls on the Western Railway zone of the Indian Railways.

1.6 SITE LOCATION AND ATTRIBUTES
The Site is a 1458 sqm. plot next to the Vasai Road railway station. There are no encroachments on the site. It is adjacent to the booking office. The Foot over bridge landing is also adjacent to the site area. A tool room and a substation are present on the site which is to be dismantled by developer and release material other than debris to be deposited with the railway.

1.10 RETAIL/REAL ESTATE MARKET
The main economic activity in Vasai Virar used to be agriculture till the 80s. But due to its proximity to
Mumbai small and medium scale industries are rapidly growing. The city is also facing a rapid population
growth of 4% per annum.
Vasai has several hotels and resorts. The hotels have tariffs ranging from Rs.450. to Rs.2000.
Retail rentals in near Vasai Road station are approximately Rs.50 to Rs.70 per sqft per month.

1.11 SUGGESTED PRODUCT MIX
The MFC property is ideal for a retail set up as Vasai does not have a large organized retail footprint. Therefore, apparel outlets in addition to footwear, accessories and food and beverage stores would be well suited for this location.
