The original tender was for three sites but, having delivered energy efficiencies and cost savings at each of these locations, Minimise Energy was asked to upgrade the lighting systems at two further buildings. Now complete, the programme has reduced energy consumption by an average of 62.4% while simultaneously creating lighter, brighter working conditions. The brief ISS knew that the existing fluorescent tubes and CFL downlighters in many of the group’s buildings portfolio were inefficient. The brief was to survey 12 buildings, identifying which could deliver maximum energy efficiencies. Five buildings were subsequently selected for an LED lighting upgrade. As each of the buildings had a different purpose and design, the result was five individual energy profiles each requiring a bespoke solution to deliver energy efficiencies in excess of 50%. In addition, lux levels had to be maintained or improved and installation work had to be completed with minimum disruption to the banking teams. The Minimise response Minimise Energy surveyed all 12 sites within a week, providing comprehensive upgrade plans highlighting areas where like-for-like replacements could be made and others where bespoke solutions were needed. Minimise manufactured, supplied and installed the new retrofit LED systems across all five buildings in four months, significantly reducing the number of lights in each while maintaining the required optimum lux levels for the working environment. The project in detailISS is one of the world’s leading suppliers of FM services. The organisation frequently leads on client sustainability improvements and seeks the support of innovative and responsive partners such as Minimise Energy to help deliver significant energy efficiencies within quick ROI periods.

All of these factors were important for this ISS client, a high profile international banking group, with call centres and headquarters buildings in London, central England and the north east.

A fast but comprehensive survey period resulted in Minimise Energy being awarded a three- building LED retro-fit programme. This was extended to include two further buildings as the impressive results became apparent.

Across the five sites, Minimise installed a range of LED fittings and lamps in variety of environments including call centres, trading floors, management centres, staff restaurants, car parks, stairwells and bathroom areas. While each required a bespoke approach, the goal was to install new lighting which would achieve between 300-500 lux levels, 4,000K and deliver a fresh, clean white light working environment.

As an example, the first building completed featured recessed fittings containing 40W 2G11 lamps. These emitted a warm yellow light which left the building environment looking tired and old fashioned. They also had poor light distribution. The Minimise Energy team created a new lighting design, instead installing a series of 30W 600x600mm panels, and re-designed the scheme using Relux lighting simulation software to reduce the total quantity of fittings, while maintaining the required lux levels. The resulting programme reduced light fittings by 15%, maintained lux levels, and improved the working environment by delivering the required cool white light.

Across all sites, the impact on working conditions was immediate. A total of over 5,000 LED fittings and lamps were installed at the five locations, leading to energy savings of 62.4%.
