Strategic Housing support the application in principle as the proposal will meet housing need at this location, across all tenures, subject to certain modifications. The revised proposal is for a reduced land take and reduced affordable housing contribution equating to 38%, which is acceptable in the circumstances. It is noted that the reduced land take for the proposed scheme deletes the ‘rural exceptions local needs affordable housing’ element of the proposal. This means the remaining affordable homes will be for letting through the Council’s usual lettings process, as these are part of the open market element of the development. The previously detailed mix for 15 affordable homes should be retained, as detailed in earlier consultation responses. The Strategic Housing Team require further discussion if the number of affordable homes is more or less than 15, in order to ensure the correct mix of affordable housing is delivered, based upon 12 units for rent: 4 x 1/2B 2P Flats at 47 sq. m. 2 x 2B 4P Flats at 69 sq. m. 2 x 2B 3P Bungalows at 60 sq. m. 2 x 2B 4P Houses at 81 sq. m. 2 x 3B 5P Houses at 90 sq. m.

For shared ownership: • 3 x 2B4PH at 81 sq. m.

The proposed layout of the affordable housing is not appropriate, as it is very car dominated, with little scope for quality landscaping. The quality of the environment of the affordable housing needs to be improved. The open market housing requires a better mix of house types and sizes. There should be a range of smaller 2 and 3 bedroom homes, suitable for first time buyers and young families, together with 2 and 3 bedroom bungalows, attractive to older owner occupiers, wishing to downsize. A proportion of larger 3 and 4 bedroom dwellings is appropriate

Confirmation of the viable delivery, number and mix of the affordable housing offered and agreement for an appropriate mix of open market dwellings will resolve the concerns detailed above.
