LOCATIONMaidstone is situated approximately 32 miles south east of Central London, 16 miles east of Sevenoaks, 8 miles south of Chatham and 27 miles south west of Canterbury.

The town is situated on the River Medway at the junction of the A20 with the A26, the A229 and the A249. Junctions 5, 6 and 7 of the M20 Motorway are all within 2.5 miles distance of Maidstone Town Centre giving rapid access to the M2, M26, M25 London Orbital Motorway, the Dartford Crossing and Heathrow, Gatwick, Stansted and London City Airports. The Channel Ports/Tunnel and Central London are all within approximately 1 hours drive of the town.

Maidstone is both a county town and the principal administrative centre of Kent, with a population of approximately 150,000.

DEMOGRAPHICSMaidstone has a large skilled labour force due to its central position locationally amongst the affluent surrounding Kent areas of Tonbridge, Sevenoaks, West Malling and Sittingbourne. With current unemployment at 0.8% and a workforce of c. 85,000 people, the dominant employment sectors are focused on Finance and Business services, ICT and administration accounting for about 25% of total jobs.

The town has a total office stock of some 2,000,000 sq ft with a current availability at circa 2% which is the lowest recorded since 2000. In the last 4 years some 500,000 sq ft of offices in Maidstone town centre have been converted to alternative uses. There is no office space currently under construction across the Maidstone market therefore supply will become even tighter.

COMMUNICATIONSRegular mainline train services connect Maidstone via its three stations to London Victoria, Blackfriars, and London St Pancras with fastest journey times of approximately 53 minutes.

Ebbsfleet International Station is approximately 25 miles drive from the town, providing 4 trains per hour to London St Pancras with a journey time of just 18 minutes.

SITUATIONMedway Bridge House and Riverside House are located in a very prominent position overlooking the River Medway at the junction of the High Street with Fairmeadow in Maidstone Town Centre. Fairmeadow is the A229 dual carriageway and forms part of the Town Centre gyratory system. There is excellent access to Junction 6 of the M20 via the A229 dual carriageway.

Maidstone town centre benefits from both the Chequers Mall Shopping Centre and the Fremlin Walk retail facility anchored by House of Fraser, with the pedestrianised Week Street linking these two centres. Close to the buildings is Earl Street which houses many of the towns restaurant offers.

There is also a significant quantity of offices in the town centre with occupiers including Kent County Council, Maidstone Borough Council, Hidden Hearing, Invicta Law, MHA MacIntyre Hudson, Whitehead Monkton Solicitors and many professional firms. OCCUPATIONAL MARKET OVERVIEWThe Maidstone office market has seen a significant change over the past 4 years. In excess of 500,000 sq ft of existing stock has been lost to Permitted Development for residential or for leisure uses. Buildings such as Bishops Terrace (28,000 sq ft), Link House (21,000 sq ft), Concorde House (60,000 sq ft), Kent House (70,000 sq ft), Star House (25,000 sq ft) and Brenchley House (70,000 sq ft) have been or are in the process of being converted into residential use. London House (30,000 sq ft) is now a Premier Inn.

As a result of this, together with an upturn in demand, the vacancy rate for offices in Maidstone has reduced significantly, to circa 2%. Schemes such as Turkey Mill (100,000 sq ft), Springfield House (16,000 sq ft) and Maidstone House (60,000 sq ft) are largely fully occupied and there is a distinct shortage of modern quality office space available to let.

The last 2 years has seen significant transactional activity, including the letting to Invicta Law of almost 13,000 sq ft at Priory Gate, three lettings at Riverside House comprising Snap Fitness (5,000 sq ft), Crowe Clarke Whitehill (7,500 sq ft) and Questor Insurance (3,600 sq ft). Lettings have also taken place in Maidstone House to Chubb (4,000 sq ft), KSS (3,500 sq ft) and Think Telecom (3,500 sq ft). We are of the opinion that prime office rents in Maidstone are in excess of £20 per sq ft.

SOUTH EAST OFFICE INVESTMENT MARKETInvestment volumes in the South East reached £3.6BN for 2017, close to the record levels of £3.7BN achieved the previous year. 2018 has started buoyantly, with £636M of stock transacting, held back only by a lack of stock being brought to the market, particularly good quality town centre office buildings in tight markets such as the subject property. Knight Frank expect the South East Office investment market to remain characterised by good levels of investor demand and a shortage of stock, which could see prime yields harden to below 5.00% NIY.
