SituationMedlands Farm is situated on the outskirts of popular Shere

village, renowned as one of Surrey’s most picturesque

villages. The Tillingbourne River passes through the village

centre where there are many pretty period cottages, good

local shops, two pubs and a fine Norman church.

Guildford, with its historic cobbled High Street and

excellent shops, restaurants and bars is only five miles away

and the main line station provides a fast service to Waterloo

in 38 minutes. Dorking is about six miles to the east, again

offering a picturesque High Street and comprehensive

shopping facilities. There is direct access from the fields to

a bridleway leading up to Netley Heath, the North Downs

Way and Ranmore Common, all providing extensive horse

riding and walking countryside.

DescriptionMedlands Farm was thought to date back to the 18th

Century, but recent local information suggests that the

barn may be considerably older. Originally part of the Bray

Estate, this classic period barn was skillfully converted into

a magnificent family home about ten years ago. Typical of

the building’s age, the interior is full of character with

extensive exposed timbering and vaulted ceilings. The

complete refurbishment has included the provision of two

oak staircases and stunning galleried landings overlooking

the living areas. A high degree of thermal insulation was

used during the refurbishment which has also

encompassed high quality and state of the art features

including under floor heating, oak and slate flooring, air

conditioning, computer controlled Lutron lighting and Cat

5 cabling.

The AccommodationAn oak framed porch and oak front door lead to the hall

which has a polished slate floor, off which is the

cloakroom and utility room. An inner hall with oak floor

and six pairs of double doors to the courtyard provides

access to the study and the magnificent open plan

reception room with vaulted ceiling and gallery and four

pairs of double doors to the courtyard. There is a dining

room and open plan kitchen with contemporary style

units. From the reception room an oak staircase leads to

the gallery with access to the principal bedroom suite

with en suite bathroom and a second bedroom suite.

From the main reception hall a further inner hall with

three sets of double doors to the courtyard, leads to two

ground floor bedrooms and a bathroom. Above this and

approached via a second oak staircase is a further large

bedroom suite. There are lovely views over the fields and

paddocks from all the rooms.

OutsideA security five bar gate and shingle driveway lead to a

large visitor’s parking area. Further five bar and pedestrian

gates from here lead to the Stable Yard with 5 Harlow

Loose Boxes, two further Loose Boxes and 2 Hay Stores.

Secure Tack Room with WC and staircase leading to a

large Store Room.

The GardenOn the sunny west side of the barn there is a formal

courtyard garden with central pond. There is a large

shingle and cobbled terrace with weeping trees and a herb

garden, all enclosed by a Bargate stone wall and beech

hedging. The rest of the garden is situated to the east and

south and comprises areas of lawn, designed for ease of

maintenance.

The land is situated to the north and east of the barn and

there is a large expanse of well tended pastureland

arranged as a series of post and rail paddocks. Beyond the

paddocks is an area of mature woodland forming the

northern boundary of the property. In all

approximately 37 acres.
