MP1 CDD ImprovementsHave you noticed the improvements in MP1? The fitness center has been a huge suc-cess with our popular racquetball court and exercise equipment. We were excited to get the Meadow Pointe sign on the building, as well as a water softener installed in March. We have just completed updating the lighting at the entrances at Aronwood Blvd. The practice wall has been getting lots of attention, and our new splash pad should be ready for your children just in time for the heat of the summer. MP1 CDD Supervisor“It was an inspira-tional and humbling experience,” is how Dawn described her experience as a walker of the Susan G. Komen 3-day for a Cure 60-mile walk last October. “After helplessly watching

a close friend lose her battle to this awful disease, it was my way of trying to make a difference.” The stories of courage and hope throughout the weekend made blisters and sore muscles insignificant. The 3-Day is a challenge both physically and financially with a $2,300 fundraising requirement to participate. Together, the 1,600 walkers raised $4.5 million to help find a cure and raise awareness for breast cancer.

B u s i n e s s a r t i C l ei have a simple question for you—how many calories does one need to eat to lose weight?

That does sound like a simple question, and I could give you a simple answer, but it might not be all that accurate. It would be easy to say that the average female should take in about 1200-1500 calories to lose weight, and maybe 1800-2100 for males, but that doesn’t mean that these num-bers will necessarily work for you! The ability to lose weight depends on a number of variables, including your resting metabolic rate, your activity level (both general daily activities and exercise), and even the calories you burn while digesting food. These all factor into the expenditure side of the energy balance equation, which then helps to determine the intake side as well. If you want the best and most accurate calorie estimate, you need to take a personal inventory. Talk to a trainer about getting your resting metabolic rate tested, and then have him/ her determine how many calories you expend each day. This will go a long way to establishing a recommended calorie level for weight loss. Good luck!

i’m smack-dab in the middle of menopause and, as expected, i seem to be gaining weight.

however, the weight seems to be finding its way to my mid-sec-tion, which is odd for me person-ally. any logical explanation?

You might not want to hear this, but yes, there is a logical explanation. As you’re probably aware, many women seem prone to gaining weight in their hip and butt areas. Part of the reason that weight accumulates in these areas is because of the effect that estrogen has on the body. However, as you reach your menopausal years, your estrogen levels drop. As a result, the ratio of estrogen to testosterone drops as well, and, low and behold, you end up storing that extra weight where men tend to gain their weight—specifi-cally the mid-section. I’m sure you’re not all that thrilled to hear this, but it’s just a fact of life. Naturally, most women want to know what they can do about it, but aside from preventing weight gain in the first place (which can be difficult), there isn’t much you can do. Just be diligent with your diet and exercise as you approach meno-pause, and try to accept the age-related changes that all of our bodies go through.

Kids ‘R’ Kids Preschool has been serving Wesley Chapel, New Tampa areas for the last 5 years. We provide care for infants and older along with VPK, School age and Summer Camp. School is APPLE accredited and is working towards SACS accreditation. More than 15 teachers in the school are CDA or higher qualified and well trained in managing classrooms and curriculum. ‘Learning through Play’ is the core of the curriculum and is implemented throughout the classrooms and daily

January single family home sales in Pasco County were up by 2.2% over this time last year. But

home sales throughout Tampa Bay were up by an average of 13.9% in January, driven in part by the super-low prices of short sales and foreclosures in the region. So when Pasco sales were up by such a small percentage when compared with other Bay Area counties, there had to be some communities that didn’t sell too well in January.

Meadow Pointe, you’re one of those com-munities. You bucked the increasing sales trend and turned out exactly the same number of single family home sales in January 2011 as you did in January 2010. 176 homes sold in Meadowpoint over the last 12 months. The median size was a 1,956 sq/ft 3 bed/2 bath home and the median sale price was $152,000

But there’s a good reason why your homes sales are falling while home sales everywhere else are increasing. Median Meadow Pointe sale prices last year were up in every month but one. You finished out January with a median price that was 3.4% above last year’s prices. That’s terrific considering that the average January home price decline in Pasco was 21.6%.So it makes sense that when your prices are rising, your volume of sales falls, especially when prospective buyers can go to another community and get a steal.

Part of the reason that home prices are on the rise in your community is because there is a smaller difference between the

sale price of distressed sales (short sales and foreclosures) and conventional sales in Meadow Pointe than elsewhere in Pasco. The median Meadow Point distressed sale in January sold for $134,000 – an 11% discount below the median conventional sale. Compare that to the rest of Pasco county where the median distressed sale sells for a 16% discount, and you have some of the reason why prices aren’t fall-ing in Meadow Pointe.

The rest of the reason lies in sales volume – 58% of all sales in Pasco were distressed while only 29% of sales in Meadow Pointe fell into this category. So when you have fewer homes selling at cheaper prices, and a growing proportion of conventional sales, that’s good for the health of a com-munity.

Meadow Pointe was a case-study in the Tampa Bay housing bust. It fell fast and it fell hard. But we could find that it recovers quicker than other communi-ties in the Bay area too, given that home owners defaulted early and Banks moved to foreclose quickly.

Meadow Point residents, if you can convince your fellow homeowners to hang in there – to not short sell their homes or default on their mortgages – then you may be one of the first communities in the Bay Area to emerge from the housing crisis. But you can’t separate yourselves entirely from Pasco County. Pasco was hit hard, and we need to see the “Meadow Pointe Effect” happening all over the county before we’ll ring the recovery bell. v

in the recent past, Meadow Pointe II resi-dents have reported incidents to the District Clubhouse either by phone or email that were

issues for law enforcement. Calling the clubhouse, or reporting incidents that could potentially harm residents or damage property to non-emergency numbers delay, if not eliminate the opportunity for resolution and/or apprehension by law enforce-ment officials. Or worse yet, fires reported first to the clubhouse delay fire crews, a fire burns out of control and a life is taken. Frankly the frequency of calls to the club house first is alarming to MPll and me and the contracted deputies that work here in Meadow Pointe II.

When suspicious individuals or activity is ob-served, if you are awaken by reckless drivers’ that damage your property in the middle of the night, or fires break out . . . CALL 911. Calls to the non-emergency numbers are not treated with a sense of urgency, but rather as citizen assist calls, and

deputies are not dispatched to investigate. Help us to help you -- call ALL emergency situations—even those that you may not be sure require a sense of urgency--, but THINK require a sense of urgency into emergency number (911) so that our law enforcement agencies get timely information, and have the greatest opportunity to serve us. You never know when the information you have will aid in the apprehension of question-able individuals. Deputies may be waiting for the information you have to solve a case.

Please, please, make the clubhouse your second call if you feel the need to report it to the CDD as well. Our well-informed staff members are always eager to assist however they can.Respectfully submitted,

if you are as busy as I am with work and family then you do not have much free time to give up. However, like most things,

if it is important enough then you find the time. Meadow Pointe II is looking for more community involvement in our community.

Over the years the Resident Council and attendance at the bi-monthly CDD board meetings has fallen off. This may be due to many things. With the economy the way it is, many residences have fallen into foreclosure. Many people who may have originally bought a home in Meadow Pointe II 10 years ago have lost their job and moved away. Regardless of the reasons, there are still many residents

in MPII that love their community and want it to stay a great place to live and raise their family. That is why I am asking for more resident involvement in our community at Meadow Pointe II.

Our community is going to be what we make it. Let this article serve as your invitation to come out to one of the Community Develop-ment District board meetings and meet me and the other board members. Tell us what you like about the community and what you do not like. The important thing is to let your voice be heard.

Let me also invite you to attend or become involved in the Meadow Point II Residents Council. This is a voluntary board made up of residents from the different villages in Meadow Pointe II. As the CDD board representative at the Residents Council, I will attend meetings to answer questions you might have about the board or Meadow Pointe II in general. The CDD board meets two times a month on the 1st and 3rd Wednesday of the month. The Residents Council meets once a month on the 2nd Wednesday of the month. So come on out and get involved. v

4 years ago, Jeanine Cohen, Meadow Pointe resident, came home to her husband, Robert Alagna with a very scared and

timid young mother cat and her 6 newly born kittens, all in one carrier. The mother cat had given birth outside of Jeanine’s law firm in Ybor City, and Jeanine couldn’t leave them there, it just wasn’t safe for such tiny, fragile babies. Robert and Jeanine soon realized that there was an en-tire world of animal rescues and volunteers who make everything happen, often with little time and less money. From rescues that have paid employees, to ones that don’t have their not for profit status, rescues really run the full gammit, and before anyone adopts, donates or volunteers, you really need to find out about the rescue. Jeanine and Robert signed up with an all-volun-teer, 501(c)(3) rescue in Brandon and agreed to foster the mom and kittens until the kittens were of age where they could be fixed and adopted. Of course, Jeanine became convinced no one

would want the young mom, now named Tramp, so Jeanine and Robert adopted her. Years later, Jeanine branched off of the Brandon rescue with other volunteers in the New Tampa / Wesley Chapel area, and created Cat Crusaders. Cat Crusaders is an all-volunteer, 501(c)(3) not for profit. Cat Crusaders mission is to rescue, vac-cinate, spay or neuter, and find loving adoptive homes for stray, abandoned and neglected cats and provide solutions to end the killing of adopt-able animals in the Tampa Bay area and beyond. A very large task. Now Robert and Jeanine foster cats and kittens in their home that when ready for adoption, go to the adoption center at Petsmart in New Tam-pa, by Bruce B Downs and 75, next to BJ’s, where Cat Crusaders does adoptions 7 days a week. Cat Crusaders only adopts out cats and kittens that are fully vetted, healthy, litter box trained, and used to being indoor-only cats. When kit-tens are too little to eat on their own, and their is no mom available, Robert and Jeanine, and other volunteers bottle feed them. That is exactly what happened with Hansel and Gretel, the two kit-tens pictured. They were only 4 weeks old, when they were turned into animal services without a mother. Cat Crusaders, a no kill rescue, regularly takes moms and kittens from animal services, a high kill shelter. Cat Crusaders also helps re-

home pets that have to find a new place through no fault of their own.

Jeanine also volunteers every other Saturday, actually doing adoptions at the Petsmart. “ I give a few hours and get to see the difference we are making in rehoming some wonderful cats. Its nice to get away and spend a few hours where I can make a difference. There is nothing better then helping a cat or kitten find its forever home! Of course, the best is when its a cat or kitten, that I personally fostered. I stay in touch with quite a few people who have adopted from us.”The rescue is always looking for volunteers, entire families can participate together, and students can get service hours by helping out. There are many things to do from kenneling the adoption center, to helping with adoptions, to fostering a cat, providing them a temporary home until we find a forever home. There’s even fundraising for those who are allergic but still want to help out.

1. Lawns must be mowed regularly (which means at least once a week in the sum-

mer). But keep in mind that a lawn will die if it is scalped. St. Augustine grass thrives when it grows to 6 inches tall and is cut to 4”, but Bahia grass should be kept shorter.

2. Sidewalks, curbs and driveways should be edged at least twice a month. This includes

the street side of each yard. Unless you are very good at wielding a weed whacker, only a fixed-blade edger will work.

3. Grass must be trimmed or edged along the base of the building, borders of plant beds,

and any decorative items or utility equipment in the yard.

4. For places that are tricky to trim (around pipes and mailboxes, for example),

consider putting in a well-mulched bed of low-maintenance shrubs or ornamental grass.

5. Tall grass and weeds should not be grow-ing up through shrubbery. Mulch and

edging will help protect the beds, but established grass and weeds must be pulled by hand.

6. Insects and weeds attack every lawn. Luckily, they can be controlled with easy-

to-apply chemicals – but only if the infestations don’t go too far. Regular irrigation, a few ap-plications of fertilizer, selective weed killers and occasional insecticide really work.

7. Resodding or plugging is the only alterna-tive when a homeowner loses a battle with

lawn pests. Dead grass and bare patches are unacceptable in a neighborhood as nice as yours.

8. Occasional shots of herbicide are necessary to keep grass and weeds from growing in

cracks in sidewalks, driveways, curbs and the street.

9. Shrubs should be trimmed as needed. But remember that different shrubs have

different needs.

10. The county restricts the number of days a yard can be watered. But the

ordinance still gives everyone enough time for sprinklers to do their job. Each resident must figure out how much irrigation time is needed to keep things green without wasting water.

11. Don’t blow or rake grass clippings into the street. They just wash into the

ponds, where they will promote algae blooms. Clippings should go back onto the lawn to decompose and feed the turf instead.

12. Low-hanging branches of trees should be trimmed to provide at least

eight feet of clearance over the sidewalk and 12 feet over the road.

13. Small trees will grow out, as well as up, if you let them. Trees need

discipline. You can teach them to grow tall by pruning all the branches that are within reach.

14. Straps and stakes must be removed from all sturdy trees. Straps will

strangle a tree.

15. Trash cans, recycling bins and bags of yard waste don’t add to curb ap-

peal. They must be kept out of sight except on pickup days. The garage is the best place for trash cans and recycling bins. If you must keep your trash cans outside, however, please have the courtesy to hide them – and your yard waste – behind shrubbery or fencing.

16. Water softeners, pool pumps and other items of outside equipment are

unsightly. Homeowners must plant shrubs or other tall foliage to hide the equipment from view from the street and adjacent lots.

17.Garage doors should be open only when people or vehicles are going in

and out.

Noah Ravenna will be signing with Jack-sonville University to play football and Nicole Esposito will be signing with Polk State to play soccer. Noah is the first Wiregrass football player to sign with a Division 1 school. Noah is a four-year varsity starter and this past year he helped guide our football team to their first ever district title. Nicole Esposito is also a four year starter on our girl’s soccer team and anchored our defense as they became the district champions and advanced to the regional finals. Nicole is the first girl’s soccer player to sign a schol-arship to play at the collegiate level.

CLUBHOUSE CORNERSafety Awareness

There is always a concern when it comes to children playing in and around the subdivisions. However, a growing concern is not for drivers looking out for chil-dren, but rather the children looking out for drivers. Par-ents please inform your children that running out into the road is very dangerous. There have been a number of calls about children who are jumping out from be-hind parked cars into the street. Many children play in the street, but do not move out of the way of oncom-ing traffic. The driver has the right of way in the road. Please be courteous and inform your children where they may play safely. While on the subject of Safety I thought it would be ap-propriate to reiterate the Clubhouse park rules

Kidz Fun Events is an event planning company, managed by Susan Cali, a Meadow Pointe I resident. Kidz Fun

Events has provided fun and entertainment for many of our resident’s parties at all of our club-houses as well as at resident’s homes for many years. “We love doing parties at the clubhouses, the room rentals are so reasonable and there is plenty of room to dance and have fun!”, says Susan. They recently provided a Carnival themed

party at Meadow Pointe IV with Pony Rides, a Stiltwalker, Balloon Artist, Cotton Candy, Popcorn, and of course Carnival Games! They are doing a Dinosaur Themed Party at Meadow Pointe II next week. They also helped arrange a visit by Santa

at Meadow Pointe I Clubhouse this past De-cember. Susan coordinated John Long Middle School’s Round-Up Carnival last Spring and is

providing Laser Tag, Spin Art, Human Hamster Balls, Carnival Games, Cotton Candy and a few other attractions this year. The whole community is welcome to come to this family fun event on April 8th from 5:30pm-8:30pm.
