Middle East Drives Global Movements Growth
Passenger volumes at Dubai International continued their rapid ascent in May as the hub welcomed close to 6.27 million travellers, marking a surge of 23.2 percent compared to the corresponding month in 2014 when a refurbishment project took place at the airport.
According to Airports Council International Asia-Pacific, the Middle East’s aviation industry continues to outperform other regions, having recorded a 10.9 percent surge in passenger volumes in May, well above the global average of 6.9 percent.
E astern Europe remained the fastest growing region and the Indian subcontinent, GCC and North America all regis-tered notable improvements.
During the first five months of the year, over 32.38 mil-lion passengers were handled by Dubai International; 9.4
percent more than in 2014. As Paul Griffiths, CEO, Dubai Airports, noted, the next weeks are set to put the hub to the test with record movements expected.
W ithin the Asia Pacific region, that registered a 10.6 percent improvement in May, Dubai International came second be-hind Bangkok Don Muang with a growth of 23.2 percent.
In contrast, air freight was impacted by weak economic development in Europe and slowdown across Asian export
markets, resulting in a 4.4 percent rise in the Middle East and a marginal in-crease of 1.6 percent in Asia Pacific in line with the worldwide average of 1.9 percent incline.

MEA: OVER 168,000 ROOMS SIGNED IN JUNE
According to the June STR Global Construction Pipeline Report, there are 659 hotels totalling 168,361 rooms under contract in Middle East and Africa (MEA). This represents a 17 percent increase compared with June 2014.
T he region boasts 95,162 rooms in 366 projects under construction, a fact that signals a 44.3 percent year-over-year rise in the specific segment.
Dubai reported the largest growth with 17,358 keys in 68 properties under development. Three other markets have more than 5,000 units in the pipeline, namely Mecca with 14,882, Riyadh with 6,551 and Doha with 6,119 rooms.
M orocco, where tourism accounts for around eight to nine percent of the national GDP, continued to
experience sharp increases in the number of visitors from the GCC.
Stephan Killinger, president, Mazagan Beach & Golf Resort, attributed the growth in demand to the country’s pleasant weath-er, attractive packages and easy travel logis-tics between the Kingdom and the region.
In 2013, when the country welcomed a record of 10 million tourists, around USD418 million were spent in Morocco by GCC travellers.
“We are taking the accommodation and entertainment offers to a new level, matching European quality accommoda-tion at better prices and with excellent cli-mate throughout the year,” added Killinger.

Saudi Arabia’s aviation sector is dynamic due to the country’s expanding population and increas-ing religious tourism, as the government contin-
ues to work to sophisticate and streamline the industry through infrastructure development, privatisation ini-tiatives and market liberalisation.
This was suggested in a Frost & Sullivan study, where it is also stressed that the opening of the first phase of Medina airport’s expansion, which was constructed and will now be operated as a private enterprise, will assist in economic diversification.
“Besides improving efficiency, privatisation ensures that the airport management will have a more focussed business outlook that could contribute to the economy of the Kingdom,” said Vinod Cartic, senior consultant, business and financial services, Frost & Sullivan.

As food sales continue to grow in the UAE, KPMG expects the opening of an additional 1,600 food and beverage outlets in Dubai by 2019.
As Youssef Jammal, head, hospitality and retail, The H Holding Enter-prise, noted, food sales in the country are set to soar 36 percent to AED38.5 billion (USD10.5 billion) by year-end, from AED 28.3 billion (USD7.7 billion) in 2011.
“Our hospitality outlets across the UAE have recorded unprecedented sales, ex-ceeding our expectations for the first half of the year,” added Jammal, suggesting that building on the positive results, the company is keen on further investment into new projects in Dubai’s food and beverage sector.

through 110 Saudi consulate missions abroad.Moreover, he noted that the Kingdom managed to provide all facili-

The new personnel licensing management course was created by Singapore Aviation Academy and is offered online as well as in a class-room environment. Hotels under Hospital-ity Management Holdings (HMH) held on strong dur-
ing the first half (H1) of the year despite various market challenges.

R Hotels to Add Ajman Property
R Hotels is to further consolidate its presence in the UAE with a new 182-key project in Ajman.
With a total investment of AED150 million (USD40.9 million), construction works are expected to commence in the third quarter of the year with a scheduled opening date for the first quarter of 2017.
Located beside Ramada Beach Hotel Ajman, an-other R Hotels property, on Ajman Corniche, the hotel is set to appeal to both leisure and corporate guests, boasting sea-facing rooms, a restaurant, spa and fit-ness centre and an indoor swimming pool.

just a stone’s throw away from Burj Khalifa.Scheduled to welcome its first guests this
October, the German hotelier’s first property in the UAE will feature 365 rooms and suites, five restaurants, a banqueting and conference area, spa, fitness facilities and a pool.

Emirates to Fly to BamakoEmirates is to add Bamako, the capital and largest city of Mali, to its global network, effective from October 25.
Located on the Niger River and home to some 2.3 million people, Bamako will be linked to the airline’s current four-weekly service to Dakar in Senegal, which offers a total of 267 seats onboard an Airbus A340-300.
As Adil Al Ghaith, senior vice president, commercial operations, Northern and Western Africa, Emirates, pinpointed, there is currently no direct service between Dubai and Bamako.
“Mali has a growing economy and huge tourism potential, and we expect that linking Bamako to our Da-kar service will greatly boost both business and leisure travel to and from Mali,” added Al Ghaith.
Wizz Air has intro-duced a new sim-plified process for
flight changes, allowing pas-sengers to alter date or routing.
By paying a fee of 50 per-cent of the original fare, cus-tomers can opt for new alter-natives online as well as via the reservations call centre or air-port agents. Qatar Airways Cargo is in-troducing its first Boeing 747 freighter to further
develop its global on-demand char-ter operations. The B747-400BCF will complement the airline’s ex-panding cargo fleet providing 112.5 tonnes of capacity dedicated to worldwide charter services.
Ulrich Ogiermann, chief officer, cargo, Qatar Airways, said, “Qatar Airways Cargo is experiencing in-creased worldwide demand for quality charter services as well as growing local demand with signifi-cant infrastructure projects under way in Qatar that require outsized cargo capacity.”

Qatar Airways Doubles Pakistan Offering
Qatar Airways has introduced two new destinations in Paki-stan on consecutive days.
Sialkot is now being served four times a week, while Faisalabad is linked to Doha thrice-weekly.
As Akbar Al Baker, group CEO, Qatar Airways, noted, the com-pany has a long-standing commitment to serve Pakistan.
“There is a significant number of Pakistani expatriates who are working in Qatar and the GCC. The launch of these new destinations will enable us to quickly meet the growing demand of these travel-lers,” added Al Barker.
Qatar Airways operates a total of 45 flights a week to four other destinations in Pakistan, including Karachi, Lahore, Islamabad and Peshawar.
Austrian Airlines will discontinue its direct services between Vi-enna and Dubai as of mid-September.
The company cited over-capacity as the main reason be-hind the decision, which, according to the airline, resulted in fierce price competition with up to 800 seats per day on offer.
“Unfortunately, the Vienna – Dubai route has become unsustainable for us,” explained Andreas Otto, chief commercial officer, Austrian Airlines, adding that the capacities which will become available will be deployed for attractive, new destinations, such as Miami, Mauritius and Colombo.
Passengers of Lufthansa Group will still be able to fly to Dubai via Frankfurt, Zurich and Munich.

Following positive response to its current recruitment drive, Oman Air is expanding opportunities for Omani nationals to become pilots at the airline.
Once accepted, Omani citizens with no prior flying experience or qualification will be enrolled in the Cadet Pilot training programme, the study cost of which will be covered 100 percent by Oman Air. They will undergo initial flight training in an approved organisation selected by the carrier, followed by a type-rated course.

MSC Cruises Adds Cuban Base As of December, MSC Cruises’ 2,120-guest MSC Opera will homeport in Havana, Cuba for the winter season, to offer guests 16 Caribbean sailings of relaxation and discovery.

TRAVEL TRADE WEEKLY: From an in-vestor’s point of view, what are the main benefits of focussing on ex-tended- and long-stay brands in the mena region?
RAMSAY RANKOUSSI: Hotel apart-ments represent a hybrid model of tra-ditional residential developments cou-pled with a hotel service.
If you assess the advantages of the two, you could summarise the benefits in two ways.
Firstly, the development cost is lower for an extended-stay property because it is much more efficient with lower back of house requirements.
Secondly, if you add the component of full hotel service, this allows you the flexibility of providing short- and long-term duration accommodation options, as well as the benefit of higher yields because of a higher income potential.
This business model is readily un-derstood by owners as many of them already have experience in residential buildings so the level of confidence in investing in hotel apartments for them is usually high, meaning they are able to justify their diversified interest in hospi-tality but with a more accessible model.
Finally, because of their simplified offering, serviced apartments also offer higher profit margins because of lower operating costs. Combining these high-er profits with a more efficient develop-ment cost represents a clear benefit to an owner.
TRAVEL TRADE WEEKLY: What are the main trends driving demand for such accommodation options in MENA?
RAMSAY RANKOUSSI: If you look at the dynamics behind hotel apartments, you will observe that the MENA region, in particular, has shown great potential because of the tourism and economic boom regionally which has brought dif-ferent type of clientele who is looking for long stays with all the comforts of home.
The profile of these guests is varied and tends to include relocated families on a temporary mission, consultants, workers and also GCC families who pre-fer the larger space of serviced apart-ments and the connectivity it provides them to stay all together.
If you also look at the flexibility of the hotel apartment, some guests have turned to those as a relatively more ac-cessible option as they can now travel

A lot of new investors have decided to enter the hospitality industry through this model and it has therefore acceler-ated the growth because of the success rate. I believe more operators will opt to either manage serviced apartments, as mixed-used, or stand-alone, under a dedicated brand or existing core brand.
We have seen more and more mixed-used projects that combine ho-tel rooms and serviced apartments, but we are also witnessing growth in stand-alone projects.
What will change in the future will be the need to control the funding and financing structure of future hotel apartments. As with any market, when it matures, we start to see more sophis-tication in the offering and more mar-ket diversification.
Dubai is certainly leading the way for the region and we are starting to no-tice the introduction of condominiums and time-share developments even though they are still very much in the infancy stages here.
TRAVEL TRADE WEEKLY: Please tell us about The Rezidor Hotel Group’s plans. Which destinations are next to welcome the company’s extended- and long-stay brands?
RAMSAY RANKOUSSI: Rezidor entered into serviced apartments at an early stage under our core brands Park Inn by Radisson or Radisson Blu, depending if the project is standard or deluxe. Both brands have been successful and over 50 percent of our future pipeline in the region has either a mixed-used compo-nent or is a stand-alone development catering for long-term stays.
Geographically, the region has tremendous potential especially for domestic tourism in the secondary cit-ies in Saudi Arabia and business hubs, such as Dubai, Abu Dhabi, Doha, Cairo, Riyadh and Jeddah.
We have existing hotel apartments operating under both of our core brand in markets including Dubai, Manama, Jeddah and Duqm but we are expect-ing future openings in Saudi Arabia mainly and in cities like Dammam, Al Khobar and Riyadh. We are also rein-forcing our serviced apartment offering in Dubai and Jeddah, both leading mar-kets regionally.

Historically, it has always been the corporate sector who has been leading the demand for serviced apartments. For many, it is the convenience – being
able to find a fully-furnished apartment with all the facilities and services they need, helps saves time and expense and gives the flexibility of staying as long as they need.
TRAVEL TRADE WEEKLY: How will sup-ply and demand develop in the short and long term?

Visa Waiver for Seychellois to the UAE
Air Seychelles has welcomed the introduction of a visa waiver for Seychellois passport holders travel-ling to the UAE.
The development will allow citizens of the Seychelles to visit the Middle Eastern country for a period of up to 90 days, without applying for a visa before travelling, as an en-try document can be granted free of charge on arrival.

A lmost 50 percent of the 3,600 new hotel rooms to enter the Dubai market in the final months of the
year have a three-star or lower rating, ac-cording to a Jones Lang LaSalle report published exclusively for the upcoming The Hotel Show Dubai.
Of the current supply of almost 65,000 units in the emirate, 44 percent represents the five-star category. The near-saturated luxury market is, however, expected to be rivalled by a large number of lower-graded properties, 44 percent of which are forecasted to carry three or less stars.
