May 2014

Wow! May already. April was packed full of wonderful events.

Whether you enjoyed the Golf Tournament, awesome General Membership meetings,

Committee Meetings, Legislative visits or just this beautiful weather, April is a great

month and one to remember. I want to personally thank the Golf Committee, Chuck

Hiott, the Chair, with Booth, Ern, Straughan & Hiott; Karen Schroeder with Solid Image,

Inc.; Nancy Carpenter with United Southern Bank; and Jeanne Abernathy with ERA Tom

Grizzard for the wonderful job this year. Also, a special thanks to all the sponsors and

everyone who donated for the goody bags and the door prizes. And last but certainly not

least, thank you Kelly and Carolyn for all your hard work behind the scenes. What a

great way to spend time and get to know your fellow HBA members!

May is Membership Madness Month! For each new member you recruit, you will earn TRIPLE SPIKE

POINTS!! We want everyone to recruit at least one new member. There is so much to benefit from this HBA

membership. If you need help talking to someone about signing up, our staff is always available as well as the

Membership Committee members. We are all here to help and make everyone feel welcome and glad they

joined such a great organization.

The Legislative Days in Tallahassee went very well this year. It was exciting and informative, and our voice

was heard. George Hansford with Prominent Construction, Bud Dorman with White Aluminum Products, Eric

Love with The Paint Drop by Valspar, Myself and my wife Sheri, and our EO Carolyn Maimone attended. We

had meetings with Senator Alan Hays, House Representative Larry Metz and House Representative Marlene

O'Toole. We discussed the three main topics for which FHBA has been lobbying.

The first topic was full funding of the Sadowski Affordable Housing Trust Fund. All of the Legislatures agreed

this fund should be used for it's intended purpose. The second topic was the Building Code Bill that provides

$250,000 in funding for the Future Builders of America

program in Florida.

The Building Code Bill achieves a number of other im-

portant objectives, and also addresses the importance

of gaining a future work force.

Third topic was the Water Policy/Springs legislation

that addresses the questions of water quality, quantity

and septic systems. All three topics need to be closely

watched. This is one example of your Association

working for you and your companies. Again, we have

power in numbers. This is just another reason to stay

strong and bring in new members. We all have a pas-

sion for this Industry and we need to keep the momen-

tum going. Join a Committee, become involved. You

will be amazed by what you will gain in knowledge and

friendships along the way.

Till next time,

Bill Wilburth W.C. Wilburth Inc., Construction Services President HBA Lake-Sumter

SALES AND MARKETING (SMC)

Recently I read an article about the icon of Apple. He was truly a remarkable man. Steve Jobs was visionary, a leader, highly motivated, and highly inspiring. He was known for initiating shift in his management team, com-pany, and the world. The two words Jobs disliked were brand-ing and marketing. Most sales

and marketing professionals have used these terms repeatedly, but I love how he re-imagined them into actions we can more clearly understand. Branding is all about relationships. It’s who you are, what you do, and how people perceive you are doing it. Maybe we get hung up on a logo, slogan, or even a lifestyle that a brand conveys. How many impressions or views did we get that time? Does our brand convey everything we are? People will do business with peo-ple they like. Hello? Are you meeting enough people every day? Do they know what your do, and just as important, do you care enough about what they do? Investing time in relationship building is connecting people’s relationship to your product. I am trying to develop a habitat to stop using the word marketing, although that is clearly what my Bachelor’s degree is in! No more marketing, I am now educating. My mission has become to educate my team and my customers about the value of my company’s products and services. What do we do differently and better than the competition? Consumers are always re-searching the next product or service they are thinking

about buying. Don’t be absent in their research pro-cess. Offer value in the form of information. Engage and influence people to start buying with seeds of thoughts that you nurture and fertilize with your exper-tise. Apple really got it. All those super smart people in product development and engineering had one goal in sight: what role will this product have in people’s lives? This made the marketing, I mean, educating message very clear. “This Apple (insert any product) is great.” And the public loved Apple products because of the experience that product provided. But buyers already knew they would, because of the front end ef-forts of relationships and educating in the value that was to come.

2015 Parade of Homes. Here we come! Yes, 2015! The 2015 Parade of Homes Committee has already met twice. Refining, retooling, dream-ing and planning ahead. Our 2015 Parade theme is “Building Excitement!” Results are in on the 2014 Parade. People were inspired, big time. Qualified traffic was great. Leads are up. Sales are happening. Sponsors are happy, and the banquet was attended by almost 150 peo-ple! Part of the parade success is due to the efforts of SMC Chair Jeanne Abernathy and our 2015 Parade Vice-Chair, Mary Rhodes, by putting on a great, first ever, REALTOR DAYS event ! What more could you ask for, right? I'm glad you asked. How do we as an industry and an Association keep the momentum going? 1. Start planning for the

2015 Parade immediately. 2. Promote and contribute to the efforts of BUILDER-REALTOR relations. 3. Begin the process of recruiting entries and sponsors today! 4. Get the word out that we want to announce the 2015 Dream Home / Dream Com-munity and major sponsors in the next few months. For BUILDERS and Developers who want to be the focal point of all things Parade, including being on the cover of the 85,000+ Parade Guidebooks in Lake, Sumter, Seminole and Orange County, now is the time to get on board. Dream Home / Dream Community details and deadlines to be announced in the next 30 days. 5. Make a difference by joining the Parade Committee, (which includes the Sales and Marketing Committee and BUILDER-REALTOR Committee) to put on the best Parade of Homes the HBA of Lake-Sumter has ever seen. Some of the goals for the 2015 Parade include; 1. A video of every entry, sponsor and major contributor. 2. A Parade of Homes APP that allows entries to get noticed and reviewed by the public in real time. 3. More broadcast and print media ex-posure. 4. More REALTORS and their prospects at your door. 5. More community involvement. 6. More of YOU! Jump on board and be part of the building excitement. Make a difference for your business and the community around you. We welcome your participation and inquiries starting... NOW! The 2015 Parade will be everything we dream it to be. Now, please welcome the 2015 Parade of Homes Vice-Chair, Mary Rhodes of The Mortgage Firm. Thank you Mary and thank you Bill Wilburth for your continued support!

We had a great visit with our State Representatives and Senators and were able to take the home building industry message to them face to face. We spoke on 3 key issues: Water Policy/Springs, Future Builders of America (Florida Building Code bill), and Sadowski Funding. Our visits were not only informative but reassuring. We had a good turnout from Lake-Sumter, but we would love to have more people to represent and the building industry at future Legislative Conferences. If you are interested in attending next year please let me know. We have a lot going on!! The Golf Tournament was a HUGE success! Thank you Kelly for

keeping all those little details in order! Chuck and the Committee were instrumental in making it go smoothly. May 14th is the Florida Sales and Marketing Roadshow at the Maitland Civic Center. May 2014

Keep in mind, the lumber and commodity markets are usually the best indicator of the strength of hous-ing, and this month’s report indicates a housing market that is struggling for buyers. The Home Builders Association Wood Commodity Index (Index) for April 2014 declined 6.4%, as declines were widespread in all sizes and species with the exception of wide width pines, which were flat. Concern seems to be growing as to whether the housing season will gather any momentum after a long winter. The lumber portion of the Index dropped 6.2% to $374.59 per thousand as western spruce retreated

6.3% to 8.4%. What makes this even more difficult to figure out is the shortage in trucking and railcars. If demand were strong, coupled with these transportation issues, pricing should have skyrocketed by now. The sheathing portion of the Index fell 6.5% to $264.24 per thousand as mills searched for buyers and no one wanted to be stuck with overpriced panels. CDX pine panels have been very resistant to lower pricing; however, mills finally had to capit-ulate to lower prices. Despite the decline, as of mid-April, buyers still remain with their hands in their pockets only buying what they need. Many concerns are raised by a commodity market during a time that is usually the heart of the housing season. In the last few years, buyers retreated to the sidelines in mid-May, and this year the selling season has not kicked-off two weeks before May. Will there be a late building season or no building season at all? The lower prices may be good for those who have work, but prices are getting to a level in which mill curtailments will begin. Frankly, if this occurs I am not sure if everyone will survive. This is the one time when everyone should look to a firming market as an indicator housing is picking up. At this point, un-certainty is fully in charge, which does not bode well for builders. Although there could be some downside risk to the market in pricing the upside is huge. If for some reason, the home selling and building season cranks up during the next few weeks, the prices of today will not be around long. Protect yourself on projects bid for later in the spring and summer.
