Once again it’s been a busy summer for us at Martyn Gerrard. Not just successfully selling

and letting flats and houses across the area, we have been involved with a number of activities helping to

raise funds for the local schools in our area and local charities such as the North London Hospice.

Our popular “Soak an Estate Agent” was in great demand,

and a big hit at a number of the school summer fairs

we support.

At St Mary’s CE Primary School in Finchley, Moss Hall

Primary School in North Finchley and St Andrews

Primary School in Totteridge, visitors were queuing up to

throw sponges at our staff who volunteered for a soaking.

Although more care in the accuracy was certainly taken

when some of the teachers volunteered to put their heads

through the holes!

For the second year Martyn Gerrard were the main sponsors

of the Fortismere Summer fair, Managing Director Simon

Gerrard attended the fair together with Veronica Grey from

our Muswell Hill Office to present a cheque.

We are delighted to further our support by specifically

sponsoring the Fortismere School Sports Department.

This annual sponsorship will help to provide essential

equipment and facilities to the department, who have

successful boys and girls teams playing Football, Cricket,

Rugby, Rounders, Netball and Hockey both in local and

county leagues.

Martyn Gerrard are proud to have also supported Coldfall

Primary School in Muswell Hill, Brooklands Primary

School in Dartmouth Park and St Peter’s and St Gildas’

Primary School in Crouch End over the past year.

At Martyn Gerrard we know how important it is to support

the local community we work and live in. Whether it’s

supporting events like the North London Hospice golf

day, helping out with schoolfairs or making a donation

to a local school, we are proud to have either donated or

helped raise many thousands of pounds over the years.

In July, we once again entered a team and were also one of

the main sponsors of the North London Hospice Charity

Golf Day at Hendon Golf Club. In its 20th year the day

was a great success, the round of golf was followed by

a charity auction and raised many thousands of pounds

for the Hospice. On the day Managing Director Simon

Gerrard presented the event organiser, Ian Penhallow,

with a cheque for £2,011.

A record summer for Sales’ Exchanges and Lettings’ Completions

The Sales’ market continues to be strong in the areas of North and North-West London which our network of offices cover, and prices have generally remained steady with some areas continuing to rise.

What is also encouraging is that September has been a record month for the number of Sales that we have agreed, as well as the number of homes that have come to the market with us as a total percentage share of the properties available in our areas.

Whilst there is much disagreement over how the international economic environment will affect UK economic growth it is pleasing to note that mortgage lending seems to be easing based on the number of products available and more competitive rates (as you can read in “Mortgage Mike’s“ update on page21).

In addition there are improved lending options for Buy-to-Lets, which has assisted in allowing the market to

keep providing new purchasers at the lower end of the market and much needed stock for the Rental market. This has facilitated the continued strength of the family home sector, as well as assisting in taking up the slack in the Sales market whilst First Time Buyers were struggling to enter the market, although that seems to be coming back with high levels of FTBs registering with us in September.

The Lettings’ market continues to be very buoyant and we have seen some increase in available stock due to the Buy-to-Let market as noted above although this is still outweighed by demand. Due to our Database of professionals looking to rent, our Lettings’ Departments are renting at record levels and are receiving an increase in requests for family homes rather than just sharers as many Let to Rent (see article on page everything they are being instructed on page 20).

regularly approached by both national and local builders looking for land of all sizes,

Fixed Rates Hit All Time Low Levels

Mortgage lenders in the UK continue to support the market with excellent value products.Michael Lawlor from Mortgage Advice Bureau gives his view on the latest mortgage lending conditions.

Another month has passed with no change to the 0.5% Bank of England base rate following the monthly Monetary Policy Committee meeting earlier in September. This is fantastic news for people sitting on low standard variable rates with their lenders and has meant the banks have had to reduce the cost of their products further and offer incentives to new customers in an attempt to secure new business.

In August and September against the same period in 2010, MAB witnessed a significant rise in activity in both the purchase and remortgage sector as people continue to take advantage of the excellent value rates on offer relative to historic levels.

Average mortgage rates for two year fixed rate deals were 4.27% in September, but five year fixed rates have fallen below that psychologically important 5% level with Moneyfacts reporting that average five year deals now stand at 4.93%. For those with significant deposits of

25% or more there are several lenders offering 5 years fixed deals below 4%.

The number of mortgage products available at 6,500 is still significantly ahead of the corresponding period in 2010 when intermediaries would typically have only had access to approximately 4,600 deals. This provides further evidence that the market (although nowhere near back to what we would have called “normal”) is in a much healthier position now than twelve or twenty four months ago.
