Interest Rates Steady, Strong Start to 2019

Hi Friends and Neighbors, we had 6 sales in January, after 92 homes sold in 2018 as continued demand also resulted in a further 2 homes pending and 6 active under contract in January. There are now 22 homes currently active. Bad news: Inventory levels have risen 107.1%. Median D.O.M has risen to 76 days, up 46.2% from last year. HOUSING FORECAST & INTEREST RATE SUMMARY

December’s slowdown in home sales was marked by Interest rates peaking in November. A government shut down, a slowing world economy, rising inventory and already high prices has made buyers more cautious. January however, has seen a marked decrease in rates and Rossmoor home sales remain steady, a mix of pricing realism and market timing. Sellers don’t wait, listen to your realtor on pricing, as qualified buyers are out there and now is the Time to Sell!!!

30-year Fixed Rate Mortgage averaged 4.46%, down 9 basis pts over last month.

15-year FRM averaged 3.89%, down 12 basis pts over last month.

What does this mean? Assuming a borrower gets the average 30-year fixed rate on a conforming $484,350 loan, last year’s payment was $69 lower than this week’s payment of $2,443. Locally, well-qualified borrowers can get the following fixed-rate mortgages at a zero point cost: A 15-year FHA (up to $431,250 in the Inland Empire, up to $484,350 in Los Angeles and Orange Counties) is at 3.50 percent, a 30-year FHA at 3.625 percent, a 15-year conventional at 3.625 percent, a 30-year at 4.125 percent, a 30-year FHA high-balance (from $484,351 to $726,525 in L.A. and Orange counties) at 4.0 percent, a 15-year conventional high-balance (also $484,351 to $726,525) at 3.875 percent, a 30-year high conventional high-balance at 4.375 percent, a 15-year jumbo (over $726,525) at 4.125 percent and a 30-year jumbo at 4.625 percent. Loan Limits Increase for 2019, the conforming loan limit increased from $453,100 to $484,350 and jumbo high-balance, going from $679,650 to $726,525.

Housing news! After 6 ½ years of home price rises, home prices increases will be localized to great neighborhoods like Rossmoor and if a buyer plans to live here more than five years, then the market ups and downs won’t affect them.

Analysis of Market data as it relates to Rossmoor. The number of active listings is up 107.1% and the average D.O.M is up 46.2% to 76 days from this time last year! There are now 22 active, (a further 2 are active under contract) homes available as inventory levels normalize. The average home is selling at 90.2% of the original asking price. Homes sales have started the year strong but Demand is moderating and homes will sit on the market if prices are perceived too high. Motivated buyers plus Los Alamitos schools and the Rossmoor neighborhood continues to be highly attractive. Rossmoor median Sales price was at $1,049,975 and Average Sales Pricing is $1,075,658. Los Alamitos median/average price is at $1,100,000 & $1,100,000 respectively, in Jan 2019.
