FAIRFAX COUNTY REAL ESTATE MARKET DYNAMICS JUNE 2015 4,337 residential homes were listed “For Sale” in our market. Only 1,861 homes sold during JUNE. That’s a 2.3 month supply of homes if no other homes come on the market. 2,419 additional homes came on the market, increasing inventory by 558 homes! 1,390 of those homes were priced $800,000 +. Only 253 of these homes sold during JUNE. That’s an 5.5 month supply if no other homes come on the market. 474 additional homes came on the market, increasing inventory by 221 homes. 749 of those homes were priced $600,000 - 799,999. Only 386 of these homes sold during JUNE. That’s a 1.9 month supply if no others come on the market. 434 additional homes came on the market, increasing inventory by 48 homes. 1055 of those homes were priced $400,000 - 599,999. Only 659 of these homes sold during JUNE. That’s a 1.6 month supply if no others come on the market. 739 additional homes came on the market, increasing inventory by 80 homes. 996 of these homes were priced $200,000 - $399,999. 516 of these homes sold during JUNE. That’s a 1.9 month supply if no others come on the market. 641 additional homes came on the market, increasing inventory by 125 homes. Homes $800,000 and below are selling! Overall from MAY to JUNE 2015, sales have increased 22% while the sellers’ rush to market continues to slow; new listings coming on the market are down 18%. Total inventory increased a modest 2%, while days on market is 34 days, indicating a strong JUNE real estate market. At the same time, more appraisal “issues” are arising limiting any surges or spikes in price. PRICE is the most critical factor in increasing property value and getting showings and sales.
