That’s a 2.8 month supply of homes if no other homes come on the market. 2,965 additional homes came on the market, increasing inventory by 1,438 homes! 1,365 of those homes were priced $800,000 +. Only 266 of these homes sold during MAY. That’s an 5.1 month supply if no other homes come on the market. 588 additional homes came on the market, increasing inventory by 322 homes. 733 of those homes were priced $600,000 - 799,999. Only 289 of these homes sold during MAY. That’s a 2.5 month supply if no others come on the market. 593 additional homes came on the market, increasing inventory by 304 homes. 986 of those homes were priced $400,000 - 599,999. Only 514 of these homes sold during MAY. That’s a 1.9 month supply if no others come on the market. 900 additional homes came on the market, increasing inventory by 386 homes. 903 of these homes were priced $200,000 - $399,999. 396 of these homes sold during MAY. That’s a 2.3 month supply if no others come on the market. 710 additional homes came on the market, increasing inventory by 314 homes. Sales have increased 15% from APRIL to MAY 2015 while the sellers’ rush to market is slowing! If this trend continues and the buyer population is stable, the BUYER TO SELLER ratio may continue to increase which is great for an active real estate market. At the same time, more appraisal “issues” are arising limiting any surges or spikes in price. PRICE is the most critical factor in increasing property value and getting showings and sales.
