Median Sales Price and Average Sales Price
The Median Sales Price in November was $662,500,
down 9.7% from $733,500 in November of 2009 and
up 5.6% from $627,500 last month. The Average
Sales Price in November was $662,500, down 9.7%
from $733,500 in November of 2009 and up 4.7%
from $632,722 last month. November 2010 ASP was
at the lowest level compared to November of 2009
and 2008.
Total Inventory & Month's Supply of Inventory (MSI)
A comparatively lower MSI is more beneficial for sellers
while a higher MSI is better for buyers. The November
2010 MSI of 6.5 months was at its highest level compared
with November of 2009 and 2008.

Selling Price per Square FootThe Selling Price per Square Foot is a great indicator for
the direction of Property values. Since Median Sales
Price and Average Sales price can be impacted by the
'mix' of high or low end Properties in the market, the
selling price per square foot is a more normalized
indicator on the direction of Property values. The
November 2010 Selling Price per Square Foot of $283
was up 16.6% from $242 last month and up 1.8% from
278 in November of last year.
