31 January 2017 Owner, Christian and Emily Triantaphyllis 1809 Lubbock Street Houston, TX 77007 Designer, Janusz Design, LLC 2003 Kane Street Houston, TX 77007 The following is a Written Description outlining the proposed work being submitted for a Certificate of Appropriateness to the HAHC for the project at the following address, 1809 Lubbock Street, Houston, TX 77007, a contributing structure in the Old Sixth Ward Historic District: The existing single story historic "Three Bay" home was built circa 1887 for Ms. Annie Sheridan. It is a wood frame structure with a deep, centered front porch. Some notable exterior features include ornamented porch details, hipped roof with small decorative dormer at the front, 2 over 2 wood windows, 6 over 6 wood windows, working shutters at the front, and painted 4 1/2" exposure lap siding. The existing house has approximately 1160 conditioned square feet of living space and approximately 125 square feet of covered front porch. According to the Old Sixth Ward website, the house was renovated unsympathetically in the 1960’s but was restored in the 1980’s to its “original appearance”. It is unknown when the house was last renovated thoroughly, although HCAD indicates that the shed/ garage was built in 1996 and a visual inspection of the structure would corroborate that date. Existing alterations include the enclosure of the assumed back porch (including a shed roof and a set of french doors), and various interior wall adjustments. The proposed plan is to relocate one existing Kitchen window to the Laundry room at the location of the addition connection, replace the french doors with a custom steel and glass “box” window, construct a one story “link” with a gable roof that sits just under the existing Kitchen gable trim, and construct a two-story 930 square foot addition with 125 square feet of unconditioned attached storage space located in the rear yard, on the southeast corner of the property. The proposed two-story addition intends to echo rather than imitate the defining characteristics of the house. The narrow "link" connection allows for the preservation of the existing gable, trim, corner boards, and much of the siding at the rear of the house. The link features adjacent glass doors and side lites, establishing cross views between the east and west side-yards and differentiating between old and new. The hipped roof of the two-story addition matches the pitch and profile of the existing roof and eaves. The siding is to be matching 4-1/2” exposure lap siding, of smooth Hardie plank. The corner boards, window trim and details, will match existing. The windows will be 1 over 1, painted wood windows placed in a similar rhythm to the existing house. frame with ipe deck boards and will be located at the connection of old house to new. The unconditioned storage space is located at the rear of the ground floor at the addition and has doors on both sides to access the driveway side and the yard side. Each door has a transom above to match the height of adjacent windows and to maintain the rhythm of the windows on the east (yard side) elevation. The two story structure is located on the southeast corner of the property to preserve the back yard as well as provide afternoon shade. The total conditioned square feet of the house will increase to 2090 square feet. The house sits on a 50' x 100' lot, with the front facing north. The front of the house sits 19'-1 1/4" off the front property line. The proposed two story addition is located 67'-0" off the front property line, 3'-8" off the west property line, 27’-5 1/2” off the east property line, and 3'-6" off the rear property line. The height of the existing eave is approximately 11'-7 1/2" above grade, as will be the eave height of the “link”. The height of the two story addition will be 21’-6 1/2” above grade. This proposed addition conforms to the Code of Ordinances, Chapter 33, Article VII, Historic Preservation in the following sections.
